Amazon Expanding By 112K SF In Manhattan With WeWork Deal

WeWork has leased another massive chunk of office space on behalf of Amazon, this time at Five Manhattan West.

The coworking firm will operate 112K SF in the Brookfield Properties-owned building under a sublease, according to a report from CBRE.

The lease grows Amazon’s presence in the 1.8M SF building from 360K SF to 472K SF, according to the New York Business Journal, which first reported the deal. Amazon inked its initial 15-year lease in the building in 2017.

In December, WeWork and Amazon similarly partnered on a 304K SF deal at 330 West 34th Street.

“WeWork is proud to partner with Amazon in supporting its real estate strategy across key markets,” a WeWork spokesperson said in a statement to Bisnow. “This transaction underscores the growing demand for flexible, high-quality, and tailored workspace solutions — empowering companies like Amazon to optimize their footprints efficiently and at scale.”

Amazon has been reconfiguring its office portfolio over the past few years. Last year, it was reported that the company would cut its footprint within the next five years to save $1.3B annually.

“We’re constantly evaluating our office footprint based on the needs of Amazon’s businesses,” an Amazon spokesperson told the NYBJ.

Amazon didn't immediately respond to Bisnow’s request for comment.

Manhattan’s office availability stands at 18.5%, and the average asking rent is $77.13 per SF, according to the monthly CBRE report.
