Dual Towers Planned For Downtown Brooklyn, Pending Special Approval

A developer is seeking special approval to build a development with two residential towers and ground-floor retail near Downtown Brooklyn.

The listed owner for 202-208 Tillary St. is YYY Brooklyn LLC, which applied for a zoning change for the address so it can be included in the Special Downtown Brooklyn District. If so, it plans to build two connected towers of 23 and 21 floors, totaling 183 residential units spread over 234K SF sitting above 13K SF of retail, New York Yimby reports. Seventy-nine of the units in this Aufgang Architects-designed project would be designated as affordable.

An alternate plan was also proposed with two 42-story towers. Yimby reports the developer seems to prefer the more modest proposal, which would also come with 44 parking spaces.

The Special Downtown Brooklyn District comes with different height and setback restrictions, as well as specific bonuses to local improvements. If YYY Brooklyn's zoning request is approved, completion is anticipated in 2020. The warehouse that occupies 202-208 Tillary St. would be demolished.
