Why You Can't Miss This Conversation
The Opportunity Zone program is entering its most consequential stretch since it launched in 2018, and the decisions get made this year, not next year.
By December, Treasury will have certified the final national map of newly designated Opportunity Zone tracts. Original OZ 1.0 deferrals come due December 31st, forcing investors who deferred gains under the first version of the program into a hard tax decision. And on January 1st, the new OZ 2.0 rules take effect nationwide: a rolling five year deferral tied to investment date, a new Qualified Rural Opportunity Fund with a 30% basis step up, tightened eligibility criteria, and expanded reporting requirements for funds and fund managers. For the first time in the program's history, two maps will be live at once, the original zones running through 2028 and the new zones taking effect in 2027, and everyone with capital, land, or a pipeline in play needs to know exactly where they stand.

Development & Deal Structuring: Building in the New Zones closes the day at ground level, with a look at what's actually getting built, where, and how developers are underwriting the transition between the outgoing map and the incoming one.
