80 M STREET | D.C.’s First Mass Timber Project
80 M Street is the first-ever mass timber office project in Washington, D.C. Resting atop an existing seven-story commercial building, the 107,000 SF mass timber vertical extension added two office floors and a third penthouse level with additional offices and amenities, shared and private outdoor terraces and a communal lounge and rooftop terrace. 80 M Street’s biophilic design provides generous ceiling heights, with the new floors offering 15’ slab-to-slab heights and improved depth of light penetration by almost 200%. 80 M Street’s recent renovations include an inspiring ground floor enhancement project featuring a state-of-the-art conference center, fitness center, and a hospitality-inspired lobby. Most recently, the building delivered strikingly designed spec suites on the 4th floor to include a wellness room, conferencing and call rooms. The award-winning office building sits in the heart of D.C.’s vibrant Capitol Riverfront neighborhood and is a block from the Navy Yard-Ballpark metro station, adjacent to a Capital Bikeshare station, and is I-695 accessible.
