Richard Lake is a founding Principal of Roadside Development. Roadside was formed 20 years ago as a Washington, DC-based

development company, focused on the creation of retail and mixeduse environments. Roadside has become one of the leading experts

in urban and town center development throughout the metropolitan Washington, DC region.

Mr. Lake has been responsible for overall acquisition, entitlement, development, leasing, and property management of more than 25 million SF over the past three decades. Notable recent projects include City Ridge located at 3900 Wisconsin Avenue, NW which occupies 550 feet of frontage

along Wisconsin Avenue NW, the site includes approximately 9.71 acres of land that is bound by a residential neighborhood to the south, Glover-Archbold Park to the west, and a private office building to the north; City Market at O & 880P, a million square foot, urban infill project in the

heart of the Shaw neighborhood in Washington DC, which spans two city blocks and featuresnearly 90,000 square feet of retail, 550 luxury rental apartments, 90 affordable senior rental units, a 182-room key hotel, a 500-car parking garage, and incorporates the historic preservation of the

nationally registered landmark O Street Market; Stonebridge at Potomac Town Center, a 105-acre mixed-use retail town center and residential community in Woodbridge, Virginia; and Cityline at Tenley, which preserved and transformed an abandoned historic Sears building into an award-winning mixed-use project that attracted Washington, DC’s first Best Buy and Container Storeretailers while also incorporating a contemporary addition of 204 luxury condominium units.

Mr. Lake’s talent for working with development teams and optimizing a project’s full value potential throughout all stages of the real estate cycle is one of his greatest assets. He has also served as a consultant on several real estate projects throughout the country, with an expertise in

place-making, by creating successful retail environments and public spaces that amenitize and enhance residential, commercial, and cultural uses to become vibrant mixed-use communities. Mr. Lake is a native Washingtonian and has been an active member of the business community

for over 30 years. Prior to co-founding Roadside Development, he was the founding partner of The Retail Group and led Madison Retail Group, a full-service retail brokerage firm that was the dominant leader in the DC and Mid-Atlantic markets. He began his career in real estate as a

broker with Smithy Braedon ONCOR International. He is a graduate of Boston University.

Mr. Lake currently serves on the board of directors for several non-profit and economic development organizations, including Co-Chair of the Washington DC Economic Partnership, Iona Senior Services (also previously President of the Board), Executive Committee Member for DCBIA, Prince William County Economic Advisory Board and Trustee of Federal City Council. Mr. Lake is also a member of ULI and ICSC

Matt Robinson has 17 years of experience in the real estate industry and pursues multi-family residential, mixed-use acquisition and development opportunities for MRP Realty. Since joining the firm in 2007, Matt has overseen the entitlement, development, and repositioning of over 3.2 million square feet including over 1,100 units. In his seven years at TCC prior to joining MRP, Matt developed a total of 1.5 million square feet comprising 924 residential units and 542,000 square feet of retail and commercial space totaling over $654 million. Before joining TCC, he was an architect with Dimella Shaffer Associates in Boston, Massachusetts focused primarily on age-restricted residential and hotel projects. Matt graduated with a Bachelor of Architecture degree from Cornell University and received his MSRED from Massachusetts Institute of Technology.

Robert Sponseller

As a Design Principal at a prominent Washington DC-based architecture firm for over 20 years, Mr. Sponseller has extensive experience leading the design, development and implementation of some of the region’s most significant buildings and projects. His work includes large scale master plans, multiple-building projects and individual structures in the National Capital region and surrounding metropolitan centers. His projects include both new construction and adaptive re-use in Historic Districts. He has successfully ushered numerous projects through design review boards including the Commission of Fine Arts, the DC Historic Preservation Review Board, the DC Zoning Commission, the Old Georgetown Board and review boards in surrounding jurisdictions in Maryland and Virginia. In addition a number of projects have brought to fruition a significant number of affordable housing projects in critical urban neighborhoods. His innovative projects include explorations of building type and program and focus on a long-term sustainable vision for the built environment. Mr. Sponseller has served in a design review capacity for the DC Office of Planning regarding development of prominent sites in Washington DC and advised other local jurisdictions on design guidelines and approvals processes.

Mr. Sponseller’s work has been nationally and internationally recognized by his peers, receiving more than 30 juried design awards and numerous industry awards. In 2015 he was awarded the Urban Land Institute’s Global Award for City Market at O. His designs have been widely published in design journals, books and nationally distributed magazines and newspapers. He has been a juror on national and international design awards juries, national architecture publications and jurisdictional design awards committees. He has presented his work at the AIA, schools of architecture at universities and both national and regional conferences. He serves as a mentor for the ULI young leaders’ program and as a visiting studio critic at the Universities of Virginia and Maryland, Catholic University of America and Roger Williams University.

In 2020, Mr. Sponseller was elevated to The College of Fellows of The American Institute of Architects by a jury of his peers, who recognized him in the design category for his notable contributions to the advancement of the profession of architecture. His nomination noted, “Robert’s work is a recognized model for the national challenge faced by our urban centers of reintroducing density into our commercial cores to create living downtowns. His buildings never fail to uplift our spirits when we experience them in our community.”

Prior to his work in Washington DC, Mr. Sponseller worked in a prominent architectural firm in Rome, Italy on several international projects. He received his Master of Architecture degree from the University of Virginia and his Bachelor of Architecture degree from the University of Notre Dame. Robert serves on the University of Virginia School of Architecture Foundation as a board member since 2021.

Mr. Otteni holds a Bachelor of Science in Commerce from the University of Virginia and

a Master of Business Administration with a concentration in Real Estate from the Kenan-

Flagler Business School at the University of North Carolina. He joined Boston Properties

in 2000 upon his graduation from KFBS, and has since taken on increasingly complex

roles in the development of the company’s projects. As a Senior Vice President in the

Development department in Washington, DC, Pete has direct responsibility for all aspects

of development, acquisition and disposition projects throughout the greater DC region,

including acquisition/land acquisition, financing, entitlement, design, construction, and

leasing. Since joining Boston Properties, Mr. Otteni has managed or been directly

Andrew has fifteen years of experience in the retail real estate industry, focusing for the last decade on the retail evolution of Downtown D.C. Over the past five years, Andrew has been involved in over 400,000 square feet of retail transactions in the District. In addition, Andrew plays an active role in helping local retailers like Baked and Wired, Red Hen, Fainting Goat, and Immortal Beloved expand their presence, as well as fostering relationships and promoting D.C. with exciting out-of-market retailers, including The Smith (NYC), HipCityVeg (Philly), Roka Akor (Chicago), and Maison Kayser (NYC).

Andrew’s developer clients include local groups such as Kettler, Donohoe, Perseus, Douglas Development, and Quadrangle, and institutional entities including MetLife, Brookfield, Hines, and JP Morgan. As a Director of Retail Strategy, Andrew is dedicated to the continued growth & transformation of DC’s retail landscape, helping the most dynamic areas grow new, engaging, and value-add stores and restaurants. Ross Draber is the chief operating officer of United Bank, a subsidiary of United Bankshares, Inc., a $19.3 billion bank holding company. He is responsible for the performance and profitability of the Bank, directing commercial and consumer banking sales and service operations throughout the Washington, D.C. metro area. Draber oversees the region’s market presidents and works alongside them to drive growth and develop business strategy and execution plans.

Draber has played an integral role in United Bank’s expansion since assuming the role in 2015. During that time, United Bank has grown to over 70 branches in Maryland, Virginia and Washington, D.C. It has the number one deposit market share among community banks in the Washington, D.C. Metropolitan Statistical Area. Draber is highly involved with the merger and acquisition team and was instrumental in the Bank’s successful acquisitions of Cardinal Financial Corporation and its subsidiaries George Mason Mortgage, LLC and Cardinal Wealth Services, Inc. (2017); Bank of Georgetown (2016); and Virginia Commerce Bank (2014).

Draber previously served as a senior vice president of treasury and corporate finance. In this role, he managed the capital adequacy and regulatory risk of United Bankshares, Inc., serving on the Asset Liability Committee (ALCO) and stress test development team. He oversaw the mergers and acquisitions analysis and supervised commercial loan pricing and term sheet structuring within United Bank. Prior to that, Draber held several positions in treasury and credit administration.

Draber is a CFA® charterholder and a 2017 Washington Business Journal 40 Under 40 honoree. He graduated from Washington and Lee University with a Bachelor of Science in Accounting and Business Administration.
