Why This Matters

Hamilton is entering a development cycle in which its industrial, transportation and urban growth stories are converging.

The city recorded an estimated $2.3B in building permit construction value in 2025, its second-highest total on record and a 47.3% increase from 2024. Housing starts also rebounded from 1,481 units in 2024 to 2,577 units in 2025, showing that projects are moving forward even as developers continue to navigate financing, approvals and construction costs.

At the same time, the approximately 800-acre Steelport redevelopment is creating a new platform for AI infrastructure, advanced manufacturing, technology and industrial investment along Hamilton Harbour. Hamilton’s port, airport, highway and rail network gives occupiers access to one of Southern Ontario’s most connected goods-movement systems, while new inland rail capacity at the Port of Hamilton is designed to move more containers by rail and reduce reliance on long-haul trucking.

The city’s growth is not limited to its employment lands. The planned 14-kilometre Hamilton LRT, with 17 stops connecting McMaster University to Eastgate Square, is expected to reshape investment and development decisions across the corridor. Downtown Hamilton already has more than 30,000 residents, and Hamilton City Council approved a new 10-Year Downtown Hamilton Revitalization Strategy on April 22, 2026, focused on housing, adaptive reuse, public spaces, economic activity and coordinated public investment.
