1001 Water Street

Opening in May 2021, 1001 Water Street is the first trophy office building to break ground in Tampa’s downtown in over 30 years. It is located in the center of Water Street Tampa, the first anticipated WELL Certified community in the world. Designed by COOKFOX, this 20-story mixed-use building, which offers 375,000 SF of office space and 12,000 SF of retail, embraces a biophilic design that connects people to nature and invites them outside during the workday. Nine double-height exterior terraces adorn the building’s terracotta façade, while floor to ceiling windows flood the offices with natural light. An expansive, landscaped rooftop terrace is available for tenants that offers conference space and a townhall, with views of the beautiful Tampa waterfront. In 2019, the Tampa community elected Jane Castor to serve as the city’s 59th Mayor. This longtime

public servant and former Tampa Police Chief remains laser-focused on her vision for “Transforming

Tampa’s Tomorrow”—a five-pillar strategic plan centered around strengthening community-centric

services, enhancing workforce development, increasing housing affordability, improving transportation,

and fostering sustainability and resilience.

Under Mayor Jane Castor’s visionary leadership, her administration passed the most extensive

water/wastewater infrastructure plan in the city’s history, in addition to the first budget starting in the

black since the great recession. Her key achievements within the past two years also include helping

secure more than $90 million for transportation and mobility improvements, hiring the City’s first

Sustainability and Resilience Officer, and launching various strategic initiatives to support prosperous

and equitable job growth, economic developments, and housing opportunities.

Born and raised in Tampa, Florida, Jane graduated from Chamberlain High School and attended the

University of Tampa on an athletic scholarship.

Lee Schaffler, CFA, is Chief Portfolio Officer at Strategic Property Partners overseeing portfolio strategy, asset management, leasing, operations, and capital markets activities. Lee was previously an Executive Director in the Real Estate Americas Group at J.P. Morgan Asset Management where he oversaw a portfolio of wholly owned and joint venture commercial real estate investments across the U.S. with a focus on retail, office, industrial, multifamily, and mixed-use property types. Prior to that he was an associate portfolio manager at J.P. Morgan, with responsibility for investing the real estate allocation of a large U.S. corporate pension fund client. He began his career in J.P. Morgan Asset Management’s Global Tactical Asset Allocation Group. Lee earned a B.S. from Cornell University and an M.S. from Columbia University. Lee is a CFA charterholder. He was awarded the HEAA Young Alumni Achievement award from Cornell University. Lee is a past recipient of the ICSC’s “4 Under 40” award. Lee is an Adjunct Professor at Columbia University. He is a member of various industry organizations including ICSC, ULI, CREFC, NYPEN, CFAI, and NYSSA and sits on the ULI Tampa Bay Executive Board.

Craig Richard

Craig J. Richard is a certified economic developer with over two

decades of economic development leadership experience in major

markets such as Dallas, Houston and Atlanta. Career highlights include

more than 308 successful projects representing more than 126,246

jobs and $9.3 billion in capital investment.

Craig has served as Chairman of the Board of Directors for the

International Economic Development Council (IEDC) and currently

serves on the boards of the Greater Tampa Chamber of Commerce,

Film Tampa Bay, Visit Tampa Bay and the Downtown Tampa

Partnership. He was recognized as one of Florida’s 500 Most

Influential Business Leaders by Florida Trend and one of North

America’s Top 50 Economic Developers by Consultant Connect. Craig

was also designated a “Fellow Member” by IEDC for his contributions

to the economic development profession.

Craig earned his Master of Urban and Regional Planning degree, with a concentration in economic

development, from Virginia Commonwealth University and a bachelor’s degree from the University of

Houston. He is also a graduate of the Economic Development Institute at the University of Oklahoma.

Craig and his wife Verna have two boys. In his spare time, he enjoys golf, fishing and hunting.

Willow Ferrelli

Willow is a Managing Partner and Broker for ACRE Commercial, with more than

24 years of industry experience and a focus on business development, client

relations, tenant representation, third party management/leasing, and

acquisitions. Willow started her career as the primary Florida leasing agent for

Georgia based shopping center developer, Maxwell Properties where she

worked with shopping center owners from Principal Life Insurance to local

investors to increase rental rates and achieve overall CAP rate objectives. Since

Maxwell Properties, Willow has led successful leasing efforts for multiple retail and

mixed-use projects across Florida and has expanded her practice into the

Carolina’s market.

Currently Willow is taking that experience and focusing her business model on

new project consulting, shopping center redevelopment strategies, urban/infill

and community related developments and related tenant representation; she

specializes in providing clients strategic advice, pro-forma assistance, targeted

leasing plans and focused marketing campaigns. She was also Winter Park

Chamber of Commerce Volunteer of the Year, a Board Member of the Rollins

Hamilton Holt School, and was featured on the 40 under 40 list in the Orlando

Business Journal. Willow is a current member of the International Council of

Shopping Centers and has served on several related committees. Willow

currently serves on the West Florida ICSC Programs Committee and is the co-

chairman for the Central Florida Retail Alliance.

Willow’s industry cross-related experience includes being a retailer herself and

owning a specialty boutique on Park Avenue in affluent Winter Park, Florida. She

also served as the Vice President of the Park Avenue Merchants Association

where she co-founded Park Avenue Fashion Week and the annual concierge

stroll along with many more community events and marketing campaigns that

boosted business for the Winter Park area merchants. She also served with the

Leadership Winter Park Class of 2008.

Michael Hammon

The Related Group

A Senior Vice President for The Related Group, Michael Hammon leads the firm’s newly launched multifamily value-added division. In this role, he plays a key part in identifying new acquisition opportunities as well as forging partnerships with national financial institutions, enabling the division to acquire, renovate and manage a substantial portfolio of income producing assets. Although open to ventures nationwide, Mr. Hammon is currently focused on Related’s established markets including South and Central Florida, the Carolinas, Atlanta, Virginia, along with several areas throughout Texas, Phoenix and Las Vegas.

An industry veteran of more than 30 years, Mr. Hammon began his real estate career as a development associate at Related. Over the next 13 years, he rose through the ranks to become a senior vice president and was directly responsible for developing over 5,000 newly constructed residential units as well as the renovation of several thousand market rate, workforce and subsidized residences.

Following his first tenure at Related, Mr. Hammon led the residential development and redevelopment arm of Ram Development Company, where he led the firm’s expansion into the multifamily sector, served on its five-person senior management team as well as its investment committee for over 13 years.

An active community member, Mr. Hammon has served on numerous civic and cultural committees in the City of Miami Beach, including The Miami City Ballet Construction Committee, The Collins Park Cultural Campus Oversight Committee, the Cultural Arts Neighborhood District Overlay Committee, Miami Beach CDC and Miami Beach United.

Mr. Hammon is the recipient of a Bachelor’s of Science in Finance from Indiana University and a Master’s in Business Administration with an emphasis in Real Estate and Finance from the University of California, Berkeley.

As Senior Vice President, John Bowden directly manages the operations of the Moss & Associates Tampa and Orlando offices. He focuses his team on maintaining client relationships, developing new clients and new projects in the Tampa Bay and Central Florida markets.

With more than four decades of construction experience in this region, John has seen the business from all sides making him an expert at managing relationships to secure the best project outcomes for our clients. He has also developed a nationally recognized training program for the use of CM At-Risk and Design/Build as contract delivery methods.

He has sat on boards for and maintains membership in the Associated Builders and Contractors (ABC) Florida Gulf Coast Chapter, and the industry development council for Pinellas County Job Corps.

Kieley joined Stewart in 2008 as manager of the Commercial Services office in Baltimore, Maryland. In 2016, he was appointed as Commercial Services Mid-Atlantic & Southeast Regional Sales Director. A real estate and title professional with over 30 years of industry experience, Kieley oversees the sales and marketing of the Florida Commercial Services offices in Tampa, Ft. Lauderdale, Miami and Orlando, among other major metro areas. He previously held positions with First American, Chicago Title, Commonwealth Land Title and Lawyers Title.

Kieley is a member of the International Council of Shopping Centers (ICSC), the National Association of Industrial and Office Properties (NAIOP), and the Maryland Land Title Association.

With a Juris Doctorate from the University of Baltimore, Kieley is currently a member of the Maryland State Bar and the New Jersey State Bar.
