Ryan Companies

Jon Paul (“JP”) brings nearly 20 years of experience to his role as Director of Architecture for Ryan A+E’s Southeast Region. Serving as the design and project director, he is responsible for managing a talented team of designers and helping to lead the project from its initial idea through execution.

While JP is well-versed across project types, he has devoted much of his professional career to healthcare. Creating a space that is comforting at some of our most vulnerable times in life, a place that welcomes children into the world, that houses systems and infrastructure to save lives and is operationally efficient has not only rewarding to him but has fostered and developed many of the skill sets that are applicable to every type of building project he works on. He is passionate about great design, problem solving and working with our clients and their team members to create great spaces.

What You'll Learn:

  • Growth Drivers in Key Cities: Discover how population growth in Sarasota, Fort Myers, and Naples is fueling commercial real estate demand. Sarasota is projected to hit 500,000 residents by 2025, and Fort Myers continues to see robust economic and population expansion.

  • Industrial and Retail Opportunities: With Naples and Fort Myers positioned as logistics hubs, industrial space vacancy rates in these areas are below 6%, driven by the rise of e-commerce. Learn how these cities are capitalizing on industrial growth and how Naples is a prime spot for retail growth, with vacancy rates below 5%.

  • Multifamily Growth in Urban Cores: Understand how the multifamily boom in Sarasota and Fort Myers is reshaping commercial demand, with vacancy rates as low as 3%. These cities are rapidly expanding mixed-use developments to meet the needs of new residents and businesses. Explore how multifamily housing is transforming the commercial landscape.

  • Impact of Rising Construction Costs: Understand the effects of rising construction costs on the timeline for key developments across the region.

  • Navigating Market Risks: Learn how rising interest rates and inflation are impacting commercial real estate investment strategies and what developers can do to mitigate these risks heading into 2025.

Why You Should Attend:

Southwest Florida’s commercial real estate market is experiencing transformative growth, driven by population increases, industrial expansion, and post-pandemic recovery. Sarasota, Fort Myers, and Naples are leading the charge, each contributing unique opportunities across office, industrial, and multifamily sectors. Sarasota’s growing population and demand for mixed-use developments, Fort Myers’ rise as an industrial and logistics hub, and Naples’ robust retail and tourism recovery showcase the diversity of growth in the region.

At the same time, rising construction costs (up 15-20%) and post-hurricane rebuilding challenges are impacting project timelines across the region, particularly in these cities. Investors and developers need to navigate these challenges while capitalizing on the long-term potential of a rapidly expanding market. Understanding these dynamics—how to leverage growth in industrial and retail sectors, adapt to evolving tenant preferences in office spaces, and meet the housing demand with multifamily projects—will position attendees to thrive in Southwest Florida’s competitive landscape.

Who You Will Meet: This event will connect you with a dynamic group of industry professionals, including developers, investors, property managers, brokers, and commercial real estate service providers focused on Southwest Florida. You’ll also have the opportunity to network with local government officials, infrastructure planners, and key decision-makers who are directly influencing the future growth and development of the region. Expect to meet those deeply involved in the most exciting commercial projects from Sarasota to Marco Island.
