WHY ATTEND THE 2026 SOUTH FLORIDA OFFICE SUMMIT

South Florida's office market has crossed a threshold. The companies that came here during the pandemic haven't left — they've grown. They're signing longer leases, hiring aggressively, and in some cases looking to expand their footprints five and six times over. But growth at that scale demands something the market is still working to deliver: talent. Finding it, growing it locally, and keeping it here is now the defining challenge for every company with serious ambitions in Miami.

At the same time, the real estate itself is having a moment. Transaction volume is climbing. Capital is cautiously reentering. Class A rents are holding even as concessions rise. Developers are betting on new product, and landlords are making hard calls about whether to hold, reposition, or trade. The gap between trophy assets and everything else has never been wider — and the decisions being made right now will shape this market for the next decade.

Bisnow's South Florida Office Summit brings together the tenants, brokers, owners, developers, and capital partners who are actively in the room when these deals get done. Two panels. No recycled takes. Just the people building South Florida's next chapter telling you exactly how it's going and what comes next.

What You Will Learn

  • What the companies actually expanding in South Florida need from the city, universities, and the market to keep growing

  • Where tenant recruiting is succeeding and where it's falling short — and what that means for space decisions

  • Which submarkets are winning the flight-to-quality race and why Brickell, Wynwood, and West Palm are not playing the same game

  • How concessions are being structured, what they're doing to effective rents, and what landlords are doing to compete without blowing up NOI

  • Where capital is reentering the office sector, what basis investors require, and how debt is being priced and structured today

  • What the next 12–24 months look like for absorption, new development, and trade volume across South Florida submarkets

Office Momentum: Leasing Velocity, Capital Returns, and Where The Market Stands Today

Transaction volume is rising. Capital is cautiously reentering. But the market has bifurcated sharply. Trophy assets are thriving while older stock is struggling, and the decisions landlords make right now about holding, repositioning, or trading will define returns for years. This panel goes deep on the data: which submarkets are outperforming, how concessions are being structured, where developers are making their bets, and what investors require to underwrite office in today's environment.

The Tenant Perspective: Scaling Companies in South Florida

South Florida has evolved into a long-term growth market for companies across industries. As firms expand their footprint in the region, they are focused on recruiting and retaining talent, building workplace cultures that compete nationally, and creating offices that support productivity and collaboration. This panel brings the tenant perspective to center stage: what’s working in hiring and retention, what employers need from universities and local leadership to strengthen the workforce pipeline, and how companies are thinking about office strategy, growth, and the future of doing business in Miami.
