Zach has over 16 years of experience in which he has developed

extensive experience with complex, multi-faceted real estate transactions

in excess of 5 million square feet and over one thousand transactions.

Zach’s focus within the commercial real estate industry is tenant

representation (leases) and corporate, owner-user acquisitions &

depositions (sales).

Zach is a native of Miami and grew up in Miami Beach. In addition to his

education at the University of Miami, Zach was a member of the U.S. Navy,

serving overseas in Yokosuka, Japan. He spent four years onboard the

USS O’Brien (DD-975) and served as a Search and Rescue Swimmer

(SAR) and Visit, Board, Search, and Seizures (VBSS) team member. Mr.

Wendelin received several letters of commendation and multiple medals

and ribbons for his military service from 1995-1999.

Blake Davidson

Blake Davidson joined WeWork in March 2018 and currently serves as the Portfolio Director of Sales, Southeast. In this leadership role, he and his team complete thousands of transactions per year, ranging in size from single-person offices to full buildings in excess of 95,000 ft. Blake’s over fifteen year career in enterprise sales includes stops at both ADP and Nike.

Blake is a graduate of The University of Central Florida and grew up in Palm Beach Gardens, FL. He enjoys golfing and hiking in his free time.--

Laura Kozelouzek is a recognized expert and visionary of the serviced hospitality and co-working industry for over 30 years. She is an innovator, and entrepreneur and well respected for her ability to create “high energy” results oriented co-working cultures.

In July 2010, Laura created Quest Workspaces, inspired by a need to provide business owners with a high end, high touch all-inclusive work space solution that offered true flexibility and business building opportunities.

Quest Workspaces operates 10 locations, 9 in Florida, currently Miami’s 3rd largest coworking operator, and 1 in New York City representing over 3,000 clients and 360,000 SF. In 10 years, Quest has become a leading brand, featured in over 65 publications including; Wall Street Journal, CBS News, Fortune Magazine and New York Times, named one of Inc 5000’s Fastest Growing Private Companies in 2016 and 2018 and voted Best Place to Work every year since 2012.

Prior to Quest Workspaces, in 2004 Laura founded Synergy Workplaces, growing the company to 25 national locations, and over 25 million in sales. In 2008, Synergy was sold to Carr Workplaces.

Before Synergy, Laura spent 19 years in the commercial real estate and hospitality industries. During that time, as an executive at HQ/Regus, she was responsible for its most profitable region, representing 80 locations, 5,000 customers and generated $180 million in annual sales. While at HQ, she played a lead role in an industry “roll up” and consolidating the sector.

As a serial entrepreneur Laura has owned a trendy NYC restaurant, launched a NYC real estate newspaper, brokerage business, and is a recipient of dozens of leadership, service and real estate awards. She graduated from the Cornell University School of Hotel Administration and is a member of the President’s Council of Cornell Women.

One of her greatest accomplishment was the creation of Quest Cares in 2012. A program that supports local nonprofits with complimentary office space and services through Quest. To date the program has donate over $650,000 to over a dozen deserving charities.

Laura plays a very active role in the workspaces community as board member of the Global Workspace Association, WANY, and All Good Workspace. She is also a frequent speaker at coworking, real estate and entrepreneurial conferences.

When she’s not in the office she can found spending her time with her teenage son Jordan on the ski slopes, scuba diving, or water skiing or traveling. To say Laura is an adrenaline junkie and adventurer would be an understatement!

Greg Katz

Greg Katz joined Stream Realty Partners in January 2023 as an Executive Managing Director and Partner. He will lead the strategic direction and office operations in Greater Miami and oversee the growth of the brand across Florida. His leadership role also encompasses driving the expansion of the firm’s occupier services platform across the U.S. He specializes in complex lease restructures, lease monetization, and driving bottom-line value through improved efficiencies and cost reduction strategies.

Greg previously was at Newmark, where he spent eight years and last served as Vice Chairman. Prior to Newmark, he worked at Studley Inc., which was acquired by Savills, for more than 18 years and last served as an Executive Vice President level. He began his real estate career in Washington, D.C., in 1990.

Greg has lived and worked in South Florida since 2000. In his free time, he enjoys attending sporting events, traveling, and spending time with his wife and children.

Juliana Fernández

Juliana Fernandez is a founding partner of AEI, a world-class commercial design firm

that is among the largest in Latin America. Having led projects throughout Latin

America, New York and Miami, she is recognized for her expertise in designing

corporate and commercial spaces with a vision inspired by global resources and

extensive travel.

Juliana’s more than 22 years of experience, with clients including Microsoft, Proctor &

Gamble, Coca Cola, Globant and Holland & Knight, affords her profound knowledge of

professional design that leaves a distinguishable, lasting mark and aesthetically

communicates clients’ industry and brand personality.

An architect by trade, Juliana graduated with honors from Rhode Island School of

Design and attended Brown University. She earned a master’s degree in industrial

design from Scuola Politecnica di Design in Milan and is LEED accredited.

Maureen Mascaro

Maureen Mascaro is the Founder of The Common Area, a boutique owner’s representation firm advising commercial and high-end residential clients. She serves as a strategic partner to ownership, guiding projects from early planning through construction and delivery with a focus on protecting outcomes, aligning teams, and driving disciplined execution.

Maureen brings a full-lifecycle perspective shaped by her work alongside developers, landlords, and real estate advisory firms, with deep experience navigating the complexities that arise between deal conception and project completion. She founded The Common Area in 2018 to deliver a more transparent, accountable, and owner-aligned approach to project execution.

A South Dade native, Maureen offers a nuanced understanding of the local market and its evolving development landscape. Her work now spans projects across Florida and the wider Southeast region as well as Texas, New York, and The Bahamas, along with complementary business ventures including Mango Management and Building Standard.

Spencer Levine oversees RAL’s current and upcoming projects and is responsible for project and construction management. Spencer focuses on liaising between the design and construction teams to coordinate and deliver projects for RAL and 3rd party accounts. Spencer has been responsible for the management and coordination of more than three million square feet of mixed-use space including residential, commercial and hospitality properties throughout the United States and Caribbean. Spencer holds a Master’s degree in landscape architecture from the Harvard University Graduate School of Design, where he concentrated in urban planning and public park design and a BS in landscape architecture from Cornell University where he concentrated in construction documentation and specifications. Spencer currently holds a landscape architecture license in Connecticut and Pennsylvania.

Scott Sherman

Scott Sherman is Founder and Principal of Miami-Based Torose Equities. He is responsible for the firm's strategic direction, sourcing investment opportunities, capital markets and operations. Torose is a real estate investment firm with several different verticals, including a value-add urban retail, office, and mixed-use strategy within the Southeastern United States.

Prior to launching Torose, Scott co-founded Tricera Capital where he led the charge on strategic direction, capital markets and sourcing investment opportunities. In this role, Scott built a portfolio in excess of $700M over five years and consistently delivered returns in excess of 20% IRR and a 2x multiple across realized investments. Scott maintains ownership and major decisions across the Tricera portfolio and continues to be a minority owner of Tricera Capital.

Previously, Scott was Vice President of Acquisitions at Thor Equities. He was responsible for acquisitions in the Southeast United States including Miami, Washington, DC, Nashville, Austin and Charleston. Additionally, he was a key member of Thor’s expansion into Montreal, London and France. At Thor, Scott completed in excess of $2 Billion of acquisitions focusing on urban retail and mixed-use assets. Prior to Thor, Scott was the Director of Acquisitions at Becker Brothers where he was responsible for sourcing and executing value-add strategies across the Northeast and Mid-Atlantic U.S. During his tenure at Becker Brothers, he managed a mix of asset types including retail, office and parking garages. Before Becker Brothers, Scott began his career at Ernst & Young in the Transaction Real Estate Advisory group where he also obtained his CPA license in the state of NY.

Scott is a native of South Florida and currently resides in Miami with his wife Laura, son Lucas, and daughter Lily. He received his MS and BS in Accounting from the University of Florida where he graduated Summa Cum Laude. Scott is a member of ICSC, and CIASF, in addition to several philanthropic organizations he dedicates time to in his community.

Todd Rosenberg is co-founder and managing principal of Pebb Capital, a diversified, multi-strategy real estate and investment firm. Rosenberg oversees the strategic development of the company’s ventures and guides high-level endeavors from conceptualization to execution.

As a member of a prominent South Florida real estate family, Rosenberg credits his intuitive approach to a close-knit upbringing surrounded by industry leaders. His extensive experience and innate entrepreneurial spirit have transformed Pebb Capital into a real estate investment force since its founding in 2014. The company has since aggregated a real estate development and capital investment portfolio valued at over $2 billion in student housing, retail, office, hospitality, multi-family, co-living, and parking, as well as lending and preferred equity ventures.

Before helming Pebb Capital, Rosenberg was co-chief financial officer and in-house counsel for Pebb Enterprises, his family-operated business. He was previously a securities litigator at Fowler White Burnett and Homer Bonner & Delgado in Miami.

Rosenberg holds a bachelor’s degree in speech communications from Syracuse University and a juris doctorate from Cardozo School of Law at Yeshiva University in New York.
