Why Attend Bisnow's South Dade State of the Market

South Dade represents Miami-Dade County’s largest and most consequential growth frontier yet it remains one of the region’s most misunderstood submarkets. Covering nearly half of the county’s land mass, South Dade holds just 25% of the population and only 12% of the jobs, creating a structural imbalance that drives long commutes, congestion, and resistance to new development. At the same time, rising costs in northern submarkets are pushing residents and demand south faster than jobs and infrastructure have kept pace. This event brings together mayors, county and community leaders, and the developers actively building on the ground to reset the narrative. The conversation moves beyond traffic and growth fears to focus on jobs, workforce alignment, investable opportunities, and how South Dade can evolve from a pass-through region into a destination for employers, residents, and capital. With real transit momentum underway, unmatched land availability, workforce housing demand, retail reinvention, and unique assets like national parks, agriculture, aviation, and eco-tourism, South Dade is no longer a “future story.” It is happening now and this forum defines what comes next.

Key Attendee Takeaways:

  • Why South Dade is the epicenter of the county’s next growth cycle and one of the last places with scale to absorb it responsibly

  • How job creation, not just development, is the real solution to traffic and quality-of-life concerns

  • The early and expected long-term impacts of the new rapid transit bus lane

  • Where workforce housing, mixed-use projects, and retail redevelopments are actually penciling today

  • What’s blocking deals right now from infrastructure and entitlements to financing and community perception

  • How mayors and county leaders are aligning (or not) on incentives, transit, workforce, and economic identity

Mayoral & Economic Development Roundtable

South Dade is not one market, it’s a collection of cities, towns, and communities that must move in sync to compete for jobs, talent, and investment. This mayoral roundtable brings together municipal leaders, county officials, and economic development organizations to discuss how South Dade is positioning itself for growth. Topics include job creation strategies, workforce development, infrastructure and transit priorities, incentive alignment, and how each municipality is defining its own identity while contributing to a cohesive regional story. The conversation focuses on what’s working, what’s holding the region back, and how public-sector alignment can unlock private-sector investment.
