Association Reserves

Will Simons serves as the President of the Florida and Southeast USA regional office for Association Reserves, the nation’s oldest and largest Reserve Study provider. Since 2008, he has since completed or overseen more than 5,000 Reserve Studies for a wide variety of property types, including all forms of community associations, as well as timeshare and resort properties, private clubs, educational and worship facilities, and more. Under his leadership, Association Reserves has been named as a Readers’ Choice Award winner by the Florida Community Association Journal for 12 years in a row.

Will earned the Community Associations Institute (CAI) designation of Reserve Specialist in 2010 and is also a Florida-licensed Continuing Education Provider (#0005433) for Community Association Managers. A frequent author and speaker on the subject of Reserve planning, he has served as an advisor to the Florida legislature in their efforts to create legislation is response to the tragedy of the Champlain Towers South condominium collapse in 2021. He also served for six years as the Treasurer and Vice President of his own HOA. Will holds a bachelor’s degree in Business Administration from the University of Southern California.

Mr. Mladenović's experience in engineering and construction spans more than 30

years. During that time, he has overseen projects ranging from multi-purpose

conference halls to luxury condominiums across three continents. As President, he has led Project Management, Owner Representation, and Quality Control for

various multimillion-dollar residential and commercial projects. His hands-on

approach to resolving construction issues includes defective work or components, delay analysis, and budgeting disputes. Mr. Mladenović fluently speaks Serbian,

Russian, English, Spanish, French, Italian, and Portuguese.

Greg Main-Baillie is a 20-year veteran in the construction and development industry, and currently serves as the Executive Managing Director for the Southeast Development Services Group at Colliers. Greg oversees and manages construction and development projects for all real estate types, including mixed-use, Municipal, Industrial, multifamily, Hospitality, Retail, and Office throughout the Southeast United States.

Prior to his role at Colliers, Greg served as the Managing Director for Foundry Commercial, overseeing Development Services and Project Management. He was also the Managing Director of Project Management throughout Florida for CBRE. Greg has coordinated Local Market Area leaders to provide assistance in construction activity for managed assets, tenant representation deals and owners of real estate as well as working with America’s fortune 500 corporations such as Bank of America, American Express, Florida Power and Light, Fifth/Third Bank, and Deutsche Bank.

Prior to managing the Florida Project Management team, Greg was the Director of Business Development for Suffolk Construction Company. In this role Greg managed the procurement and contracting of more than $600M in construction. Greg attended Florida State University and earned his Bachelor of Science.

His experience in the insurance industry dates back to 1995, when he oversaw operations at Simons & Rose Insurance Agency. Through a series of acquisitions—while consistently maintaining the same team—he became the Practice Leader in 2017 for USI Insurance Services’ Florida Residential Insurance Brokerage Team.

With over 30 years of experience, Richard has built strong relationships with all major insurance markets that serve large-scale projects across South Florida.

Jane has taught thousands of board members and managers through board certification and continuing education courses. Prior to becoming an attorney Jane was a licensed CAM and the founder of Foundation Property Services which she sold in 2010.

She shares her unique perspective of the community association as a not-for-profit business in a book she authored titled Mastering the Business of Your Association. The law firm of PeytonBolin has been awarded the Inc. 5000 award and has been a Florida Community Association Journal winner for legal services ten years in a row!

Jane has been adjunct faculty for St. Thomas University of Law and Nova Southeastern University MBA program. She is also part of the faculty for Florida Association of Realtors.

Aaron was born in Phoenix, Arizona, but grew up in Fort Collins, Colorado. He enlisted in the U.S. Air Force just weeks after 9/11, serving as both a flight medic and a police officer. While deployed several times, he earned a Bachelor of Arts from the University of Phoenix.

Following his military service, Aaron worked as a federal officer for the Department of Homeland Security. He led and managed multiple large teams responding to disasters and civil unrest across the United States. During this time, he witnessed the destruction caused by natural disasters firsthand. Aaron later earned a Master of Arts in Homeland Security from Regis University.

Experience:

Aaron is one of the founding partners of Godbey Giardina Law Group, where he is proud to continue helping others recover from disasters. Though his days of saving lives may be behind him, he now serves families and businesses in a way that is just as impactful—helping them financially recover from catastrophic events.

Aaron attended Loyola University New Orleans College of Law, graduating in 2018. He also earned a Certificate in International Studies and studied abroad in Greece, Austria, and the Czech Republic.

His practice focuses exclusively on insurance and casualty plaintiff litigation, including property damage and loss, insurance coverage disputes, allegations of fraud, alternative dispute resolution, and loss valuation. Aaron’s team handles claims of all sizes—both large and small.
