Why Attend South Florida's Industrial & Logistics Summit

Why This Matters:

South Florida’s industrial market, long one of the tightest and most resilient in the nation, is entering a new phase.  After years of record absorption and rent growth, a wave of new supply and slowing tenant demand is testing even the strongest players. Developers are recalibrating, capital is competing fiercely for limited Class A assets, and tenants are rethinking location strategy and operational needs.  This summit gathers the region’s top industrial leaders from developers and investors to brokers and end-users to unpack how they’re navigating today’s market realities, where the next pockets of opportunity lie, and what’s next for South Florida’s logistics backbone.

What You Will Learn:

  • Is the slowdown a blip or the start of a new market cycle?

  • Investor appetite: who’s still buying—and what?

  • How South Florida stacks up against national industrial markets

  • Submarket insights: Miami’s infill advantage vs. Broward’s flexibility

  • Capital strategies amid rising costs and limited new land supply

  • Adaptive reuse: office-to-industrial conversions gaining steam

  • How developers are underwriting in today’s slower leasing environment

  • The new capital landscape: institutional capital vs. private money

  • Supply chain, permitting, and design challenges unique to South Florida

  • What’s next for speculative development and build-to-suit demand

  • The tenant perspective: who’s expanding, who’s holding, who’s pivoting

  • Location, location, location: how proximity drives rent tolerance

  • Tenant mix trends: construction, logistics, retail-facing industrial

  • Vacancy, concessions, and the path to equilibrium

  • What’s next for last-mile and industrial outdoor storage (IOS) users

Industrial State of the Market Roundtable: Supply, Capital, and the Next Cycle

After years of unprecedented absorption, South Florida’s industrial market is rebalancing. Vacancy rates have edged up as a surge of speculative deliveries hits the market just as leasing activity moderates. Yet institutional capital continues to flood in, confident in the region’s long-term fundamentals. This roundtable unpacks the push and pull between cautious near-term sentiment and bullish long-term conviction. Hear how top investors, brokers, and operators are navigating valuations, shifting capital flows, and regional submarket differences from Miami-Dade to Palm Beach.
