The Current

The Current

Innovative when it was built in 1974, this 26-acre campus was an outdated vestige of the office park era when it was acquired in 2014 by Bushburg who saw the potential synergy between its flexibility inherent in its size and its proximity to Miami International Airport.

A multi-year phased complete interior re-design and renovation is well underway. When completed, this 650,000 square foot facility will have a modern 10,000 square foot conference center; state-of-the-art 24/7 accessibility; new on-site cafes and restaurants for tenants and their guests; health and safety features including multiple back-up power sources; extensive parking; and an on-site helipad.

The Current's potential is already being realized as it is once again attracting major long-term tenants. Florida International University, Florida’s top-ranked public university, FP&L, the largest energy company worldwide, Insight Enterprises, a global leader in business IT services; and Simply Healthcare, an HMO coordinated care provider; have all chosen The Current.

Nelson oversees the operational aspects of the company, including accounting, finance, underwriting, construction, legal and risk management. Since co-founding Integra in 2009, he has managed the development of more than $375 million dollars of construction throughout Florida and has grown the company’s portfolio to more than $500 million dollars across 8 different asset classes. Nelson has a Finance and Marketing degree from University of Miami and a Master’s in Engineering from Florida International University.

Javier Herrera is a lending and finance expert specializing in commercial real estate. As Senior Director with Franklin Street’s Capital Advisory division, he specializes in the origination, analysis and placement of real estate debt and equity for a wide variety of investors, developers and occupiers.

To his role, Mr. Herrera brings an extensive background in private lending with wide-ranging industry relationships and expertise in a variety of financing solutions, including Bank, Life Company, Agency, CMBS and LP Equity funding options.

Prior to joining Franklin Street, Mr. Herrera served as Managing Director with IPKore Funding, the lending arm of IP Capital Partners. He also served as Vice President of a South Florida-based private real estate fund, where he originated nearly $200 million in senior short-term bridge debt in less than two years.

Vice President of Investor Relations, Avi Glikman, joined Bushburg from the technology sector where his work at Juniper Square, a leading software development company serving the real estate and private markets industries, gave him deep expertise in investor expectations and deal structuring.

Avi's work at Juniper Square developing new client relationships afforded him the opportunity to meet Joseph Hoffman, Bushburg's Founder & Chief Executive Officer. Avi joined Bushburg with the mandate to build the company’s capacity to raise capital externally to complement our prior success growing organically. Scaling from the company's capital holdings, Avi is expanding opportunities for investors to grow their portfolios in tandem with Bushburg's success.

Avi holds a B.S. from Fairleigh Dickinson University.

Joe is Chair of our Real Estate Practice Group. Joe's transactional real estate and corporate experience spans

over 30 years from his prior career as a real estate and corporate banker throughout his legal career. Joe

represents a variety of clients, including real estate developers, financial institutions, private equity firms, high net

worth individuals, and public entities in all phases of complex commercial real estate and business transactions.

His experience includes acquisitions, development, financing, leasing, joint ventures, and advising clients in

connection with raising capital for real estate projects in the United States, Latin America and the Caribbean. Joe is

also an agent for several national title insurance companies and has handled the resolution of complex title

insurance issues involving real property in the United States, Latin America and the Caribbean. Joe's

representation of banks and other lending institutions includes lenders providing secured corporate loan

transactions, including revolving credit facilities, asset-based lending, and other secured lending facilities.

In addition, Joe has extensive experience with representing condominium associations, community associations,

developers and investors in condominium projects and groups of unit owners in a variety of condominium law and

community association matters. Joe has developed a special niche in representing condominium associations and

cooperative corporations which are being pursued by developers for acquisition of all or substantially all of the units

and frequently coordinates a multi-disciplinary approach to representing these clients in order to counsel and assist

clients in navigating the myriad of legal issues faced by associations and unit owners in these situations. Joe and

the condominium law attorneys at the Firm have also developed extensive experience representing condominium

associations which are facing a significant casualty or construction defects issues.

Prior to joining the firm, Joe served as General Counsel for an asset management firm owned by a large private

equity firm which managed several luxury high-rise condominium projects. Prior to that, Joe was the head of the

real estate practice group at the Miami office of Hogan Lovells and was also a shareholder in the real estate

practice group at Greenberg Traurig in Miami.

In April of 2017, Joe was elected as a Fellow of the American College of Real Estate Lawyers (ACREL).

Joe is active in the community and was formerly the Chairman of the Board of Junior Achievement of Greater

Miami and now serves as a board member. In addition, Joe is an adjunct professor at the University of Miami

School of Law and teaches courses in real estate finance in the Real Property Development L.L.M Program.

James Murad is a Managing Director at RIPCO, where he leads all efforts relating to underwriting, structuring, and placing commercial real estate transactions with a focus on ground-up and transitional assets.

Throughout his career, James has successfully closed in excess of $6 billion of commercial real estate loans and equity placements. He takes pride in acting as a true advisor for his clients and puts an emphasis on identifying the capital provider that is the best structural fit for the borrower while also providing the most attractive economic terms.

Prior to joining RIPCO, James spent over five years as Managing Director at Meridian Capital Group as well as the prior three years as a Director at Eastern Consolidated.

James received his Bachelor of Science degree in Finance and Real Estate from the University of South Carolina where he graduated Magna Cum Laude.

Kevin O’Grady is the Managing Director, Co-CIO and Partner of Concord Summit. With over 40 years of commercial real estate finance and related industry experience, Mr. O’Grady provides solutions for commercial real estate transactions of all types of asset classes, including office, retail, multi-family, for-sale residential condominiums, hospitality, industrial and mixed-use developments both urban and suburban. In his combined experience, Mr. O’Grady has been responsible for the development of over 10 million square feet of commercial projects, 23 master planned housing communities, 6 million square feet of commercial leasing and over $22 billion in structured finance closings.

Prior to founding Concord Summit, Mr. O’Grady was SVP and Managing Director with Walker and Dunlop. Mr. O’Grady has also served as a founding member of the National Equity Practice Group of Cohen Financial, a division of Guggenheim, a Director at LJ Melody and was a senior officer at various recognized development companies, including Atlantic Gulf Communities, HF Ahmanson, Robert Trent Jones Development, Turner Development, and CSX Development.

Karyl has experience counseling national and local developers, sellers, purchasers and financial institutions in large complex commercial real estate transactions, which include acquisition, disposition and operation of property, development, financing, loan restructuring, leasing, condominium documentation and general corporate matters. Projects include office buildings, multi-family, restaurants, shopping centers, hotels, aircrafts, schools, condominiums, mixed-use and lot developments.
