Wilma Warshak has been a widely recognized leader in virtually all aspects of the industrial real estate advisory and brokerage business for more than twenty years. During that time she has represented major corporate clients and many of the nation’s largest institutional and private investors, including RREEF, Prologis, TA Associates, Cutter & Buck, Sears, Amazon.com, Boeing, Macy’s, Blackrock, IIT, Cornerstone Advisers, Safeway, Teutsch Partners, Blue Nile, Port of Tacoma, Versacold, and Panattoni.

In recent times, Wilma completed the year’s largest single market industrial investment sale on the West Coast: one million square feet for the James Campbell Company of Hawaii and San Francisco. Following this, Wilma sold BlackRock’s 400,000 square-foot Portside Distribution Center and the 445,000 square-foot Kent 167 Distribution Center to Prologis.

Wilma was Colliers International’s top producing industrial broker in the Northwest for 18 years. Eighteen times she received the prestigious Colliers International Award for Excellence, given annually to the top five percent of Colliers professionals worldwide. In addition, she was named Colliers International Top Professional North America.

Known in the industry for effectiveness, access to decision-makers and creativity in representing clients’ strategic long-term interests, Wilma has three times earned the Industrial Broker of the Year Award for Washington State SIOR, and has been a finalist multiple times. The national industry research firm Costar has repeatedly named her Power Broker. Through her national and local work she has built a wide network of professional relationships that help her uncover opportunities and negotiate effectively.

Wilma has mentored others in the industry as an instructor in the University of Washington’s Real Estate Program for the past several years. She has served as President of Washington State SIOR and founded and headed the local chapter for CSCMP (Council of Supply Chain Professionals). She is sought after as a speaker, having addressed numerous industry meetings and conferences throughout her career.

Wilma received a Masters of Architecture from the University of Washington. She is a registered architect and, early in her career, worked on the design and planning of several commercial projects at NBBJ in Seattle.

As Managing Director, Brett Turner oversees the sourcing and underwriting of potential commercial real estate acquisitions, as well as asset-level financing and dispositions. As a member of both the investment and operation committee, Turner holds an essential vote over all major investment decisions. Turner entered commercial real estate while still in his teens, which allowed for a broad range of experience, including acquisitions, dispositions, finance, development, asset management, environmental remediation, and leasing. Turner has executed transactions of more than 75 properties valued at over $1.1 billion across the Southwest region.

Prior to joining BKM Capital Partners, Turner worked with Brian Malliet in Voit’s Investment Services Division in Newport Beach, California. Turner’s responsibilities included sourcing, underwriting and acquiring industrial and office properties throughout the southwestern United States. At Voit, he coordinated due diligence processing, lease analysis, acquisition financing and market analysis. Additionally, he participated in fundraising activities, including private placement memorandums, investor meetings and joint venture agreement negotiations. Turner successfully helped Voit reignite its investment platform after a five-year hiatus, investing $54 million in industrial commercial real estate in Southern California and Nevada, always achieving greater than a 22% IRR.

Prior to Voit Real Estate Services, Turner held a key role within the acquisition department at Bixby Land Company, a Southern California-based, privately held REIT. His responsibilities included sourcing, underwriting, acquisition and disposition of office, industrial, R&D and retail properties in the southwestern United States. Turner helped reconstitute Bixby’s portfolio from Class C retail assets to Class A industrial on behalf of the Bixby family REIT, substantially increasing its annual income. Turner was also instrumental in creating a post-recession investment platform, allowing Bixby to leverage its equity with institutional capital partners to invest in distressed industrial and office properties. Through the financial crisis, Turner was responsible for 30 transactions totaling $346 million.

Turner started his career in real estate finance, holding positions at Holliday Fenoglio Fowler (HFF) in Irvine, California and Barclays Capital in New York City. Turner assisted in the origination and execution of debt financing on office, industrial, retail, multifamily, and hotel. He collaborated with originators, borrowers and brokers nationwide, as well as performing modeling due diligence and coordinating third parties to produce credit memos for funding. He was also involved in asset management and preparation of post-funding securitization reports.

Turner graduated from University of California, Davis with a Bachelor of Arts degree in Economics and is a member of the NAIOP National Developing Leaders and NAIOP Southern California Young Professionals Group.

Kathy is a driving force behind design and architecture and has established a solid reputation with local and national developers, end users, brokers, and general contractors for delivering as promised.

Former owner and Principal of Craft Architects, Kathy's portfolio includes a pioneering industrial project for Prologis, which was the first multistory warehouse of its kind in the United States at Georgetown Crossroads in Seattle. The three-story, 589,000-square-foot structure is notable for its unique design that allows for truck access on two levels. This innovative concept is expected to help meet increasing demand in the commercial real estate market for industrial manufacturing and distribution space in dense, urban areas.

Justin Young is an Investment Associate with Prologis Ventures, where he is responsible for identifying market trends and sourcing ventures investments across strategic industry sectors. Justin has experience in corporate innovation and supply chain operations. Prior to joining Prologis Ventures, Justin previously lead Supply Chain Innovation at Orange Silicon Valley, the innovation lab and corporate venture arm of European Telecommunications Company, Orange. In this role, he built a program sourcing emerging supply chain technologies with the potential of driving new revenues and strategic value for Orange and its global portfolio of customers.

Justin’s domain expertise in supply chain operations comes from his time at CH Robinson where he managed enterprise supply chains with varying complexities across industry verticals related to Retail, CPG and Industrial Agriculture. Justin holds a BS in Agri-Business and Packaging Engineering from California Polytechnic State University (Cal Poly), San Luis Obispo.
