Penn DiJulio is a VP, of Development and Construction at Urban Renaissance Group/Touchstone, involved in all aspects of the development process, from strategic input during acquisition and due diligence phases to project closeout and transition. His primary focus is the management of development opportunities to procure entitlements and permits and management of each project through design, pre-construction, and construction phases, including tenant improvement.

Penn began his career working in the mining, materials, and civil construction industries along the Central Coast of California but moved back to his native Seattle to pursue development and structural construction. He has spent the last 15 years in various roles working for national developers throughout the Puget Sound and Portland. His construction project management experience spans a wide variety of product types including hotel, large scale mixed-use, multi-family residential and custom homes.

Grant is responsible for the construction execution across Unico’s varied construction types and building products from Due Diligence through project completion and lease up. He oversees preconstruction planning and budgeting, constructability reviews, contractor selection and negotiations and project execution and closeout for Unico. Grant most recently completed the Office to Residential conversion of the historic Washington Building in Tacoma Washington.

Prior to joining Unico Grant spent over 25 years in the construction industry working as an Owner’s Representative, Project Manager and Leading Preconstruction efforts for a national general contractor.

Colm Nelson is a construction and design lawyer who advises owners, developers, contractors, and design professionals on complex project development and disputes in Washington, across the Pacific Northwest, and nationally. He serves as chair of Stoel Rives’ Real Estate Industry Group and co-chair of the Construction and Design Group and is regularly engaged on high-value projects across the full development lifecycle.

With more than 20 years of experience, Colm structures and negotiates construction and design contracts, develops risk allocation and procurement strategies, and serves as lead counsel on large-scale, technically complex projects. His work emphasizes market-based contract frameworks and practical solutions aligned with commercial objectives.

Colm represents clients in high-stakes construction disputes, including delay and disruption, defects, design liability, extra work, lien and bond claims, insurance coverage, and project delivery conflicts. He is frequently engaged in matters involving significant financial exposure and complex contractual structures, and is known for resolving disputes efficiently through disciplined, strategic advocacy.

He also advises public and private clients on front-end project planning, including contract forms, insurance programs, and procedures designed to manage risk effectively in evolving markets.

As Vice President of Development, Lori is responsible for project management of Nitze-Stagen’s redevelopment projects, as well as supporting all phases of the acquisition process. Previous to Nitze-Stagen, Lori held the positions of Project Planner for Olson-Olson Architects and Project Manager for Bruce Olson Construction with responsibilities for entitlement and site development oversight. In her free time, Lori enjoys hiking with her yellow lab and weekend travel adventures. Lori holds a BA degree from Muhlenberg College in Political Science and a Master of Science in Real Estate and Master of Urban Planning, both from the University of Washington.

Dylan Draves

Dylan, originally from San Antonio, graduated from the University of Texas at Austin with a bachelor’s degree in interior design and worked for several years as an interior designer in Houston on corporate interiors. He left Texas to pursue his Master of Architecture first in Los Angeles and later in St. Louis and graduated from Washington University in St. Louis. Dylan has been in the Seattle area since 2020 primarily focused on designing multifamily and mixed-use projects. Dylan joined American Capital Group in July 2023 as Design Director. He also teaches interior design at Seattle Pacific University. He enjoys traveling, baking, watching basketball, playing board games, and trying new restaurants.

Ashley Sherwood provides counsel on an array of construction matters across a broad range of projects, including commercial, multifamily, mixed-use projects, data center, heavy civil infrastructure, fabrication, and government contracts.

Ashley represents developers, owners, and general contractors on public and private projects and is committed to helping clients navigate every phase of the project life cycle. Her experience includes drafting and negotiating construction and design agreements, advising on project management and administration, and ensuring compliance with regulatory requirements. She also partners with clients to develop standard forms and establish practical, effective procedures that reduce risk and support successful project delivery. 

When disputes arise, Ashley represents clients in complex multiparty actions and in bringing and defending impact and inefficiency, delay, indemnity, differing site condition, and other contract-based claims. Her litigation experience includes bench and jury trials, mediation, arbitration, and appellate proceedings, ensuring her clients are well-positioned in every forum and at every stage of a project.
