As Chief Investment Officer, Beau leads the Investment and Asset Management Teams. He focuses on long term fund strategy, asset selection, investor communications and business plan execution across the full life cycle of each RISE asset. Prior to joining RISE in 2018, he worked with RISE CEO Barrett Sigmund at Security Properties, where he invested in multifamily across the US. Over the course of his career, Beau has structured over $3 billion USD of real estate transactions. Beau earned a B.A. in Business Administration from the University of Washington’s Foster School of Business with majors in Finance and Accounting. He is a Chartered Financial Analyst (CFA) charterholder, a licensed Certified Public Accountant (CPA) in Washington State, and an active leader in his professional community, serving as Treasurer of his local CFA Society and as a Board Member of the City of Spokane Employees' Retirement System.

Mark Bates is the Chief Investment Officer at Security Properties, joining in 2023 with extensive experience in institutional multifamily investments and transactions across the West Coast. He is a member of the Investment Committee. Before joining SP, Mr. Bates served as Senior Vice President of Investments with Bell Partners where he led Western US transactions. Prior to Bell Partners, he held numerous positions with Holland Partner Group, most recently Executive Managing Director of Investment Management. At Holland, he was chair of the company’s Investment Committee and was instrumental in developing equity partner relationships.

Mr. Bates graduated with honors from the University of California, Santa Barbara, obtaining a Bachelor of Arts in Business Economics and Law & Society. Mr. Bates is a CFA Charterholder.

Benjamin Kuula is the CEO at American Capital Group (ACG) and is responsible for their operations and investment strategy throughout major markets on the west coast. He has 15 + years of real estate experience in development, construction, acquisition, property management, asset management and finance. Mr. Kuula has completed over $2.5 billion in real estate transactions, which includes the acquisition of $1.2 billion + in value-add multifamily assets with over 2,000 unit renovations completed. Since 2015 he has raised over $1 Billion in equity. Mr. Kuula received a Bachelor of Business Administration from the University of San Diego and a Master of Business Administration from the University of Washington, Foster School of Business. He serves on the Board for the Boys and Girls Club of Bellevue, where he chairs their Revenue Development Committee and sits on the Executive Committee. Mr. Kuula is a member of the Young Presidents’ Organization (YPO). In 2021, he was recognized for his nomination to Globe St.’s Top 50 under 40 in Commercial Real Estate.

Davis is a Managing Partner and Head of Acquisitions for Fourth Avenue Capital, focusing on investment strategy and fundraising.

Prior to forming FAC, Davis spent nearly a decade at Security Properties, a Seattle-based apartment operator with 25,000 units where he sat on the Investment Committee and was the youngest Managing Director in company history. Davis led their acquisitions team which was the largest buyer of institutional apartments in the Pacific Northwest his final five years and averaged~$1.0bn per year in acquisitions from 2019-2022 which was an 8x increase over the four years prior to him joining the firm. During his tenure, he acquired 22,000 units in eight states with total capitalization of over $6.0bn. Of assets acquired, $2.6bn have been sold resulting in a 28% average deal level IRR and over $1.0bn in value creation.

In his role at Security Properties, Davis raised all the institutional equity for their acquisition platform and structured joint ventures with many of the top national investment firms including Blackstone, Oaktree, Rockwood, Pacific Life, Clarion Partners, Liberty Mutual, Intercontinental and Bentall GreenOak, along with several international equity partners. In total, he raised over $2.0bn from 20 different partners.

Prior to SP, Davis did real estate debt and equity placement for Northwestern Mutual, a Fortune 100 company. Davis holds a BA in Finance from the University of Washington where he graduated Cum Laude.

Matthew has 15 years of experience in the commercial real estate industry, specializing in life insurance correspondent relationships while raising capital across a broad spectrum of asset types. Matthew founded CalProp LLC in 2009, a firm that performed servicing inspections for life insurance lenders across the country. After growing his business to a portfolio of over 1,200 annual site inspections nationwide, Matthew took on an origination role at a life insurance correspondent firm in 2015. In addition to his experience securing debt via life insurers and other institutional capital, Matthew has a breadth of experience in loan servicing, structured finance, and development. His portfolio of funded transactions encompasses all main asset types and special-use properties; however he has a depth of experience in development, hospitality, and multifamily financing. Matthew and his wife live on Tiger Mountain near Seattle; he enjoys spending downtime with his wife and newborn son, in his woodshop, and playing outdoor sports.

Team Responsibility | Aaron is an Account Executive in our Commercial Department, serving a broad range of clients in the real estate, development, construction, restaurant, and hospitality industries. As an account executive, he leads a multifaceted team of talented, experienced colleagues who collaborate to tailor insurance programs to meet each client’s unique risk management needs.

Background | Aaron joined Parker, Smith & Feek in 2022 after a 20-year career as a land use/real estate attorney, during which he served a broad client base of owners, developers, and property managers. His decades-long experience as a trusted advisor on all aspects of real property development, management, leasing, and litigation have provided him a unique and deep understanding of his clients’ challenges and needs. Aaron has extensive knowledge of real estate transactions, the development lifecycle, business considerations, litigation, and the risks associated with those activities.

Experience & Approach | Relying on his experiences as an attorney, Aaron works to understand the nuances of his clients’ businesses in order to best guide them through their risk management efforts. He uses a proactive approach to risk control, claims management, underwriter negotiations, emphasizing mitigation of risks present in construction and development operations through risk assessment and clear contracts.

Professional and Community Involvement | Aaron’s deeply held beliefs in serving others and teamwork led to his successful legal career and are the cornerstones of his approach to risk management. He also believes strongly in community involvement. He has served as board member and president of Bellevue United FC, and he volunteered on the City of Bellevue’s Planning Commission for over eight years. He is a member of the International Council of Shopping Centers (ICSC) and serves on the state committee as the private sector public-private partnership co-chair. Aaron is also a member of the Bellevue Chamber of Commerce Land Use, Sustainability & Housing (PLUSH) committee and the Building Industry Association of Washington’s (BIAW) Legal Committee. Aaron enjoys playing, coaching, and cheering for his kids in soccer.

Chad Encinas serves as Vice President of Development for the Portland region. Mr. Encinas is responsible for directing all phases of the development process, from design and permitting activities to the construction and stabilization of Mill Creek communities.

Before joining Mill Creek, Mr. Encinas was a Development Manager at Holland Partner Group, where he led development efforts for multifamily and mixed-use projects throughout the Portland metro. Prior to his tenure at Holland Partner Group, Mr. Encinas was an Operations Coordinator at Elevate Investment Group in Reno, NV, where he managed acquisitions and value-add construction for single-family homes throughout Nevada.

Mr. Encinas received a Bachelor of Arts in Business and Economics from the University of California, Santa Barbara, and a Masters in Real Estate Development from Portland State University. He is also a member of the Urban Land Institute (ULI) and volunteered as a Big Brother with Big Brothers Big Sisters.

Eugene Gershman is a seasoned business executive with nearly 20 years of experience in real estate and construction. His expertise ranges from finance to technology and he prides himself with ongoing search for innovation and growth.

Gershman started his career by working for his father’s construction firm through high school. He earned a bachelor’s degree in economics and an MBA from University of Washington, Foster School of Business.

After a short stint in financial services, Eugene formally joined the family business in 2004. Under his leadership GIS successfully managed several real estate development projects ranging from construction of luxury single‐family custom homes to large commercial projects.

Some notable projects include Park 12, a luxury townhome development in Bellevue, WA; GIS Plaza in downtown Bellevue - a boutique mix use development; Madison Plaza in Kent, WA – the first building in the City to achieve a 4-star BuiltGreen certification and recognized as the tallest building in Kent at completion; as well as several others.

Gershman is a respected industry leader and has been recognized for his contributions to the industry. He spoke at industry conferences and has been quoted in print publications such as Puget Sound Business Journal, Daily Journal of Commerce and The Registry.

Paul Zeckser is the co-founder and CEO of LightTable, an AI-native construction software startup to reimagine design peer review. Before LightTable, Paul spent over a decade in product leadership, first as SVP of Product at Angi (HomeAdvisor), where he helped drive the company through an IPO and a peak $7B valuation, then as Chief Product Officer at Sealed. With 20+ years in product and enterprise sales, Paul co-leads LightTable in using AI to find 6× more errors and cut design coordination mistakes by up to 70%, empowering developers and architects to build faster, smarter, and with less risk.

Michael Mathews is the Founder and CEO of Assemblage Works, Inc. (AWI), a multi-disciplinary, vertically integrated architecture, construction management and development company that operates throughout the nation. We specialize in the creation, management and execution of sustainable urban infill multi-family, hospitality and commercial projects across the western United States.

Mathews’ expertise as a senior development, design and construction executive spans all facets of complex and large-scale ($500MM+) real estate projects for a variety of prominent design, development and construction organizations nationwide, including executive roles with KB Urban, Forest City and Davis Reed Construction, among others.

In these roles, he has delivered over 6,000 units to the markets in Los Angeles, San Diego, San Francisco, Southern California, Texas, Seattle and Denver metropolitan areas.

Mathews, a licensed Architect, is also an expert in off-site construction methodologies, including prefab, volumetric, panelized and mass timber construction. He has national experience in project due diligence, entitlement, design, finance, construction and construction management.

As Executive Vice President of Development for Related Northwest, Ms. Kondor is responsible for establishing Related’s presence in Portland and in the northwest while leading and managing all aspects of development and financing for Related’s affordable developments throughout Oregon.

As a native Oregonian, Ms. Kondor was previously Director of Real Estate Development for Central City Concern where she managed the land acquisition, entitlements, and due diligence process for the development of new clinical and affordable housing in Portland, Oregon with development costs in excess of $100 million. While at Central City Concern, she was a recipient of the Housing Oregon’s Star Player Award in 2017. For SK Asset Advisory, LLC, Ms. Kondor provided consulting to private developers and construction management firms developing affordable housing. As Senior Asset Manager for Bayside Communities, Ms. Kondor managed a portfolio of more than 60 multifamily properties throughout the West Coast. She brings many years of experience working on complex transactions with multi-layered funding along with new market tax credits to Related.

Ms. Kondor holds a Bachelor of Science in Business Administration from the Haas School of Business at the University of California, Berkeley and sits on the Board of Directors for the Boys and Girls Club of Portland.

As Principal, Lisa is responsible for branding, community engagement and partnership development at Nitze-Stagen. Lisa has 30 years of experience leading organizations and initiatives seeking to develop and implement strategies for positive social change. Having started and led four nonprofits, Lisa was most recently CEO of Seattle Social Venture Partners working with nearly 600 philanthropists to invest in social change in the Puget Sound region. She Chairs the DSA/MID Advisory Board, the SODO BIA Board Economic Development Committee, the SCIDpda Board Community Initiatives Committee, and also serves on the boards of both the Historic Seattle Foundation and of Weld. Additionally, Lisa manages the Pioneer Square Safety and Security group, the Northern Rainier Valley Partnership, and the Alliance for Safety, Affordability and Preservation. In her free time, Lisa loves spending time with her children and grandchildren, enjoys skiing, hiking, biking and travelling. Lisa holds a BA degree from Harvard and an MBA from Stanford.

Patience Malaba is recognized for her leadership in addressing the intersecting crises of affordable housing, racial equity, and climate change and is the 2020 Bullitt Foundation Environmental Fellowship awardee. As Executive Director, at the Housing Development Consortium of Seattle-King County, she leads the association in a shared effort to increase access to affordable housing. A commitment to environmental and economic justice and her passion for an equitable society led her directly to the affordable housing sector. Prior to this role, she served as HDC’s Director of Government Relations and Policy. Previous positions include work with Seattle for Everyone, a broad coalition that was central to the success of Seattle’s Housing Affordability and Livability Agenda (HALA), Futurewise, and the Services Employees International Union (SEIU) Local 6. Patience co-chairs the Eastside Housing Roundtable, co-chairs Puget Sound Regional Council (PSRC)’s Regional TOD Advisory Committee, Chairs the Seattle Planning Commission Housing and Neighborhoods Committee, and serves on the PSRC Growth Management Policy Board. She serves on the board of directors of the Transportation Choices Coalition and is a member of Sound Communities. Her appointments include the City of Seattle’s Redistricting Commission and Washington State Department of Commerce Homeownership Disparities Workgroup. Patience holds a Master of Public Administration from Seattle University, an Organizational Leadership Certificate from George Mason University, and a BA in International Development from Lupane State University in Zimbabwe.

Susan has practiced architecture in Seattle since 1980’s. Her expertise includes planning and design for multifamily, low-income housing, permanent supportive housing, municipal, state, and federal government clients. Susan‘s projects include new construction, renovations, conservation of existing buildings, additions, and interiors, including tenant improvements, space planning, and interiors.

She has proven success working within tight budgets and schedules inherent to on-call projects, and provides innovative design solutions to everyday problems. She addresses sustainable design elements and affordability in all her projects. She identifies problems and resolves them before they become larger issues.

Low-income housing is not a single design element but requires a broad knowledge base of the various user groups. Susan works with the owner and developer to determine who will live in the apartments: senior housing, work force, families, and supportive housing all need a different focus and attention to detail.

Charlie Foushée leads the Seattle region of Skanska USA Commercial Development, which

delivers customer-focused, highly sustainable office, mixed-use, and multi-family properties

across the United States.

His experience in the real estate development industry spans almost 20 years, with emphasis

on asset acquisition, development, leasing, and construction, of residential, retail, and mixed-

use office projects. Since joining Skanska in 2016, Charlie has been an integral player and

thought leader in delivering customer-focused, word-class, community-driven projects. Most

recently serving as Vice President of Development for the Seattle market, Charlie's innovative

spirit and entrepreneurial approach have supported Skanska’s most notable large-scale

projects. This includes the 2+U project in Seattle, a 38-story LEED Platinum office building

with arts-and-culture, retail space, as well as the asset management and divestment of

Alley111 and 400 Fairview.  Most recently, Charlie led the development of The Eight,

Skanska’s new 25-story, 540,000-square-foot Class A office tower in downtown Bellevue that

is the company’s largest single investment globally to date when completed, and Kaye,

Skanska’s new 31-story, 324-unit Class A residential tower in downtown Seattle.

Parker Nicholson is Senior Managing Director of Legacy’s Pacific Northwest office. In this role, Parker is responsible for sourcing ground up multifamily development opportunities within the greater Pacific Northwest, with a focus on site selection, underwriting, feasibility, entitlements, equity and debt sourcing, strategic operational planning, and asset management. Prior to joining Legacy, Parker began his career in commercial real estate working in multifamily construction lending for the Seattle office of Wells Fargo’s Commercial Real Estate Group.

Megan McKay, LEED AP BD+C joined Johnston Architects in 2006 as a graduate student at the University of Washington, and was promoted to Partner at the women-owned firm in 2017. Megan’s experience includes public and private projects with a focus on shared spaces that promote engagement and interaction within diverse communities. Megan has been instrumental in the design and project management of award-winning architecture libraries, mixed-use developments, commercial, and single family projects throughout the Northwest, with an emphasis on multi-family developments in the Puget Sound region.
