Sean serves as Senior Managing Director for the Pacific Northwest division and is based in our Bellevue, Washington office. In his role, Sean is responsible for site acquisition and development with a focus on the Seattle market.

Prior to Mill Creek, Sean was a managing director with Trammell Crow Residential. He has over 19 years of experience in civil engineering, land use planning, and real estate development in California, Washington and Oregon, and has developed multi-family, senior, and condominium communities as well as mixed use projects. Immediately prior to joining TCR, Sean was Vice President of AMCAL Multi-Housing, where he developed communities throughout California, and was previously with The Related Companies.

Sean holds an MBA from The Marshall School of Business at U.S.C., and is a graduate of The University of Washington.

Lynn Owen

Ms. Lynn Owen is the Chief Operations Officer of TruAmerica Multifamily

and brings over 30 years of multifamily and commercial property

management experience to her role. Ms. Owen is responsible for overseeing

all asset and construction management and portfolio operations functions and

is a member of the firm’s Investment Committee. Ms. Owen has expertise in

managing multifamily and commercial properties of varying investment

criteria and business objectives.

Prior to joining TruAmerica Multifamily, Ms. Owen was Senior Director

of Real Estate at Greystar. Before joining Greystar, Ms. Owen was a

Principal/Owner and the Director of Business Development and

Marketing at Glacier Real Estate Services, where she had an

integral role in selling to Greystar in 2010. Prior to Glacier, Ms. Owen

held senior positions at Etico Property Management Company, Allied

Group, Lexford NW, New Ventures and C.G. Rein Company.

Ms. Owen attended The University of Minnesota, majoring in Business

Administration with a focus in Marketing. She holds a real estate

broker license in Washington State and has served on the Board of

Directors for the Washington Multi-Family Housing Association. Ms.

Owen is a frequent speaker at regional and national industry-related

events and was named one of Real Estate Forum’s California Women

of Influence in 2015, and Southern California’s Most Powerful Women

in Commercial Real Estate for 2017.

Ms. Owen is dedicated to fundraising for charities that support

children’s health and well-being, non-profit organizations that teach

job skills to homeless individuals, and organizations that assist victims

of domestic abuse.

Matthew Gardner

As Chief Economist for Windermere Real Estate, Matthew Gardner is responsible for analyzing

and interpreting economic data and its impact on the real estate market on both a local and

national level. Matthew has over 28 years of professional experience both in the U.S. and U.K.

In addition to his day-to-day responsibilities, Matthew sits on the Washington State Governors

Council of Economic Advisors; chairs the Board of Trustees at the Washington Center for Real

Estate Research at the University of Washington; and is an Advisory Board Member at the

Runstad Center for Real Estate Studies at the University of Washington where he also lectures

in real estate economics.

Matthew is one of a select number of economists who provide their housing market forecasts

to Reuters; participates in Zillow’s Home Price Expectation Survey, and offers his housing

market projections for inclusion in the official Washington State Economic & Revenue Forecast

Estimates.

Matthew received his undergraduate degree in economics from Oxford University and holds a

master’s degree in economics from the London School of Economics.

Homer Williams has been engaged in real estate development for more than forty years. He has been instrumental in the success of the Pearl District and South Waterfront redevelopment projects in Portland, Oregon, as well as numerous development projects in downtown Los Angeles, California. Over the past decade, Homer and his affiliated companies have developed over $2.5 Billion worth of real estate. Homer’s unique skills sets include the ability to form instrumental public/private partnerships. This includes the South Waterfront Central District partnership between North Macadam Investors, Oregon Health & Science University and the City of Portland, which has led to the largest urban development in the State of Oregon’s history. He sits on the boards of the River District Steering Committee, as well as Special Olympics of Oregon and Construction Apprenticeship & Workforce Solutions (CAWS). Prior to joining MG, he held various roles in commercial real estate debt and equity acquisitions, development, and financing. He has a background in corporate M&A and venture capital investing at Northrop Grumman (NOC). Paul holds a Bachelor of Science degree in Mechanical Engineering from the University of Notre Dame, and an MBA in Finance and Entrepreneurship from the UCLA Anderson School of Management.

Mr. Guincher is the president of Continental Properties LLC (“CP”), with over thirty years of

experience in the real estate industry, and has directed the development of over 3,800 multifamily

units over the past twenty-five years in the Puget Sound region. CP has developed the

highest quality apartments and condominiums in the Seattle area, setting numerous price per unit

and absorption records for the region.

Mr. Guincher holds a Bachelor of Commerce with majors in Finance and Real Estate from the

University of British Columbia. He has been married for twenty-six years, with two children,

ages twenty-two and nineteen.

Cliff Chandler

Cliff Chandler is a Senior Managing Director of Investments for Greystar Investment Group based in Irvine, California. Mr. Chandler is responsible for leading the company’s U.S. student housing platform, including capital relationships, investment strategy, execution and dispositions. Greystar has established a leading global footprint in student housing across the U.S. and Europe through measured expansion via acquisitions and development. In 2018, Mr. Chandler was part of a Greystar team that led the privatization of EdR (NYSE: EDR) in a transaction valued at $4.6 Billion.

In addition, Mr. Chandler is responsible for leading a US regional investment team focused on acquisitions and dispositions for the Pacific Northwest and Northern California. Acquisitions: Mr. Chandler is responsible for sourcing acquisition opportunities for Greystar’s various equity investment vehicles. During Mr. Chandler’s tenure at Greystar, he has been directly responsible for the acquisition of 42 assets ($4.0B in total capitalization) across eight major markets. Asset Management: Mr. Chandler is responsible for a $3.0B portfolio located in five major markets. Dispositions: Mr. Chandler is responsible for all strategic disposition decisions and execution related to the aforementioned portfolio. Previously Mr. Chandler was an Acquisition Associate with TA Associates Realty. During Mr. Chandler's tenure at TA Realty he assisted with sourcing, underwriting and closing $729M of value-add acquisitions in twenty-three transactions. Prior to TA, he was an Associate Director in the North America Venture Investments group with GE Capital, Real Estate.

Mr. Chandler holds an MBA from Harvard Business School and graduated with a BBA summa cum laude from the University of San Diego. Mr. Chandler is a Full Member of the Urban Land Institute, a member of the Multifamily Green Council, and a Section Chair for the Harvard Business School Capital Campaign.

Suzi Morris is Senior Vice President of Lowe Enterprises Real Estate Group leads the Pacific Northwest commercial property development, investment and management activities. She previously served as development director for Alliance Residential and as senior investment manager of multifamily development for Schnitzer West, LLC. An urban in-fill mixed use specialist over the past sixteen years, she has been responsible for developing more than 2,000 multi-family units and over 50,000 SF of retail in the greater Seattle area, as well as commercial project development and leasing in the Seattle and Portland areas. She is an active member of the Northwest Chapter of the Urban Land Institute, CREW Seattle and PREI and also serves on the facilities committee for Seattle Academy of Arts and Sciences. Suzi has expertise in acquisition analysis, community and government relations, entitlements, cost estimating, master plan and design oversight, budget management, marketing, retail leasing, unit leasing and/or sales management and disposition.

Kerry Nicholson

Mr. Nicholson directs Legacy’s activities in the Pacific Northwest. He has been an active participant in the Pacific Northwest market since 1978. Prior to joining Legacy in 1999, Mr. Nicholson financed the commercial real estate industry for over 20 years; holding various senior management positions with GE Capital Real Estate, Bank of America and Wells Fargo. During that time, he made loan and equity commitments in excess of $2 billion.

Mr. Nicholson is a former Chair of the ULI Northwest District Council and is founder and immediate past Chair of ULI Northwest’s Multi-Family Product Council. Mr. Nicholson is also Vice Chair of the Urban Development Mixed Use Council, a national industry group that is under the auspices of the Urban Land Institute. He is also a Board Member of the Runstad Center for Real Estate at the University of Washington.

Kerry graduated Phi Beta Kappa from the University of California at Berkeley and obtained his MBA from the University of Chicago.

Jeremiah Jolicoeur

Jeremiah Jolicoeur is responsible for the sourcing and development process of all projects in Seattle and Portland. Specifically, he oversees market review, strategy evaluation, land opportunity negotiation, entitlement and permitting, construction coordination, and leasing and asset disposition activity for each investment in the region. Mr. Jolicoeur has been with Alliance since 2008, and has worked directly with senior executives to finance and manage development projects and acquisitions throughout company’s footprint. Prior to joining Alliance, Mr. Jolicoeur worked as a CPA in advisory and attestation services for PricewaterhouseCoopers in Phoenix, AZ, specializing in financial services. He graduated Magna Cum Laude from Utah State University with a BS in Management Information Systems and also earned a Masters in Accounting from the University of Arizona.

Davis Vaughn is a Senior Director on the Acquisitions Team at Security Properties. He focuses on the acquisition of market-rate apartments on the west coast in partnership with institutional equity. Deal targets include core-plus, value-add and opportunistic real estate. Since 2015, he has acquired 7,500+ units with total capitalization exceeding $1.4B. He is also the team lead for maintaining and growing the institutional equity relationships which include insurance companies, pension funds, equity funds and high net worth individuals.

Prior to joining Security Properties, Davis worked on institutional debt and equity placement for Northwestern Mutual in their Seattle real estate office. He graduated Cum Laude from the University of Washington with a Bachelor’s Degree in Finance.

Stephen Fina

Stephen is an incisive expert with deep experience in real estate sales and marketing. He works

across all areas of Red Propeller’s business, with a particular focus on analyzing the details of

proposed developments and producing data-based recommendations for best achieving client

objectives.

Stephen Fina joined Red Propeller as a partner in 2013, bringing nearly 20 years of experience

in operations, management, development, sales and marketing to the team. Stephen’s

expertise includes pre-development consulting, floorplate and floorplan development, fine

tuning a building to maximize returns from a market perspective, and sales leadership and

training in a manner that creates a perception of value that exceeds price.

Prior to joining Red Propeller, Stephen spent seven years as Senior Vice President at Playground

Destination Properties, Inc. (a wholly owned subsidiary of Intrawest). During his tenure at

Playground, Stephen oversaw all aspects of the organization’s sales and marketing efforts

throughout North and Central America. At Playground, Stephen worked across a variety of

market sectors, including ski, beach and golf resorts, and urban mixed-use development.

Following the global collapse of real estate in 2008, Stephen was tasked with leading the

company’s repositioning strategy, which required the marketing and sales of over $750M worth

of built real estate product at more than 35 separate projects in 15 resorts spread across three

continents. Concurrently with that effort, Stephen managed the closings of roughly $500M of

contracts written on real estate developed by third-party clients.

Prior to joining Playground, Stephen was a Vice President at Harbor Properties and Resorts, a

Seattle-based resort and urban development company. During his 12 years at Harbor, Stephen

worked in a variety of roles in operations, management, development, marketing and resort operations. At his departure in 2005, he was managing the company’s resort portfolio,

including three regional ski resorts and associated real estate holdings.

Stephen’s marketing and sales successes have been recognized with a variety of national and

international marketing awards.

Stephanie Van Dyke

Ms. Van Dyke is responsible for overseeing the Seattle Housing Authority’s (SHA) Development Department, which manages neighborhood revitalization including the development of affordable housing, community facilities, parks and public infrastructure. Three neighborhood efforts – Lake City, High Point, and Rainier Vista – resulted in 2,600 new homes for seniors, people with disabilities and families of all incomes. Ms. Van Dyke is leading the redevelopment of the Yesler Terrace public housing site into a transit-oriented mixed-income urban neighborhood. Prior to joining SHA, she worked as a Senior Project Manager at the City of Seattle, where she was responsible for redevelopment projects at the Seattle Center, including the $110 million McCaw Hall project. Ms. Van Dyke has a Master of Public Administration from the University of Washington, a Bachelor of Arts degree from Harvard University and has completed an apprenticeship in carpentry with Carpenters Local 131.

She is responsible for market analysis, project programming, and design direction during the development of our projects and the financial performance of our stabilized assets. Cait works closely with our design and management teams to ensure that each building is appropriately positioned for renters in each submarket, as well as doing extensive work with neighborhood groups and community stakeholders so that each project is thoughtfully responsive to its location and neighborhood context. Cait also focuses on the retail leasing for LUP’s projects, identifying and executing leases with local businesses that complement each project.

Matt Greene is the VP of Sales at Fetch. Founded in 2016, Fetch is the first off-site

package delivery solution for the multifamily industry. Matt and the Fetch team work to

solve last-mile delivery for apartment communities, accepting all resident packages at

off-site warehouses and coordinating scheduled, door-to-door delivery for all residents.

Matt oversees Sales, Marketing, and Customer Success and is planning all national

market rollouts. Prior to Fetch, Matt held senior roles with multifamily smart home

technology company, IOTAS, and vacation rental management platform, Vacasa.

After graduating from the UC Santa Barbara, Matt embarked on a decade working in

sports marketing with teams and agencies with a focus on sponsorships and

endorsement deals for teams, agencies, events and personalities/athletes. This was

followed by the founding of three companies with two exits.

A native of San Diego and currently living in Portland, Matt is the father of two crazy

boys aged 3 and 1 and of the largest known French Bulldog named Meatball his wife,

Jody, and Google searches can confirm, tipping the scales at a buff 51 pounds! Matt is

an avid traveler, sports enthusiast and is slowly adopting to the ways of the Pacific

Northwest.

visually-compelling architectural solutions. He is the Director of Operations & managing Principal at

Tiscareno Associates and is widely respected as a practical and collaborative architect who focuses on

Dan is the driving force behind the firm’s transit division and is uniquely versatile in his ability to manage

both large-scale mixed-use developments and multidisciplinary transit teams. Currently Dan is the

Principal in Charge and Project Manager of both the Danforth, a 16 story mixed-use tower in the First

Hill neighborhood of Seattle, as well as 130 th Street Station, an at-grade light rail station in Bellevue. He

Dean Jones

Recognized as the marketing strategist behind many of the Pacific Northwest's most respected real estate projects over the past 20 years, Dean Jones applies his executive skills to the region's global real estate brokerage Realogics Sotheby's International Realty as Owner & CEO. As a former developer, his firm T. Jones, Inc. was honored nationally with "Development Firm of the Year" by the Pillars of Industry in 2001 and Dean was named "Marketing Director of the Year" in 2003 by the National Association of Home Builders. As an advisor to third-party developments, his firm Realogics, Inc. was the catalyst for more than $1 Billion in project sales earning his many clients 130 sales and marketing awards. Today he oversees a collective of more than 225 real estate brokers in four branch offices, which consistently rank amongst the top-producing brokerage offices in the markets that they serve. In 2012, 2013, 2014, 2015 and 2016 Realogics Sotheby's International Realty was awarded among the "Fastest Growing Private Companies" in Washington State, according to The Puget Sound Business Journal and while boutique, the full-service brokerage is ranked in the top ten largest in Puget Sound. Dean remains a regular contributor to local and national media and is an active member of industry organizations such as the Urban Land Institute, the Downtown Seattle Association and the Asian Real Estate Association of America among other philanthropic interests. Given his passion for international business, Dean is also on the Board of Directors for the Washington State China Relations Council.

Dylan Simon

Dylan Simon is an executive vice president at Kidder Mathews in Seattle, Washington. His expertise is in the sale of apartment buildings and development land in Seattle and the Puget Sound region. Dylan is a co-founder of his multifamily brokerage team, which represents apartment investors and developers in the purchase and sale of apartment buildings and development land ranging from $1M to more than $100M.

Dylan holds a Juris Doctorate from the UCLA School of Law, and is licensed as an attorney and a commercial real estate broker in both Washington state and California. Dylan has a degree in mechanical engineering, having started his professional career in industrial construction and design.

Dylan is one of the most active multifamily brokers in the Puget Sound region, and the research and thought leadership produced by his team is followed throughout the commercial real estate industry.

Summary

The Commercial Real Estate industry fared well in 2017 but 2018 is positioned for explosive multifamily & residential growth in many of the Pacific Northwest's hottest markets. 

We are seeing regional and local developers make strong plays in the Pacific Northwest. Seattle has been a rising star among the pack. Mike Rosenberg of the Seattle Times writes, "Seattle is an outlier — everywhere else is experiencing growth that’s slightly or moderately above average for that region, while prices here are increasing nearly three times as fast as the historical average." Seattle has garnered significant attention from residential and multifamily debt and equity investors, while markets such as Portland as growing as well. 

Portland residential market has grown increasingly tighter in the past few years. New inventory is coming online, however, vacancy rates remain low. Jon Bell of the Portland Business Journal writes, "If you break Portland's inventory down by the number of houses for sale, there were 5,671 active listings in January 2014. That number was 3,518 this past January (2018), according to RMLS." The tight market is forcing developers, realtors and potential homebuyers to consider their options with regard to price, timing and location.
