Joe is a Managing Director focused on acquisitions and development. He leads the firm’s acquisition efforts for ground-up industrial development in Atlanta, Savannah and the greater Southeast, while also focusing on opportunities throughout Chicago and the Midwest. Prior to joining Dayton Street Partners, Joe worked in the Capital Markets Group at JLL on the office investment sales team.

Joe began his career in 2013 with a joint venture of GE Capital Real Estate where he worked on GE’s Midwest and West Coast office portfolio. Joe graduated with a degree in finance from the University of Kansas and is an avid Jayhawks basketball fan. Joe is an active member of NAIOP’s Chicago Chapter and volunteers with Big Brothers Big Sisters of Metropolitan Chicago.

Britton is a Senior Managing Director in the Atlanta office of JLL Capital Markets,

Americas. He joined JLL in 2017 to lead with his partners, the Southeast Industrial

Capital Markets practice within the Capital Markets Group. Britton and his team focus

on the disposition and capitalization of industrial assets and portfolios across the

Southeast. They are part of JLL’s National Industrial Capital Market Team – a fully

integrated national practice which executed over $23.4 billion of industrial

disposition,equity placement and loan sales transactions in 2023. In the Southeast,

Britton and his regional team have completed an aggregate transactional value of

$12.25 billion, totaling over 117.2 million square feet since 2021. Over the same

period in the Savannah GA market Britton and team have complete a market leading

$1.76 billion of dispositions making up 19.6 million square feet.

Eric Labbe

Inco Group

Eric Labbe is Vice President of Operations for Inco Group, LLC a privately held Design

Build General Contractor specializing in industrial construction assisting clients across

the Southeast. In his role, Eric is responsible for leading teams from design through

construction of major manufacturing and speculative industrial projects. During his time

with Inco Group, LLC Eric has been involved with multiple high level manufacturing

projects that support the Hyundai Meta plant in Bryon County and the QCells plant in

Bartow County respectively. Prior to joining Inco Group, LLC Eric was a Project

Executive for Carroll Daniel Construction’s Industrial division where he was responsible

for the development of a multiphase speculative industrial project that consisted of 5

buildings and over 2 million square feet. Eric is a licensed general contractor and can

be found promoting Inco at networking events across the southeast. Eric received a

BBA in Finance from Georgia state and currently resides in the West Georgia area with

his Wife Jessica and Twin Daughters Gabriella and Isabella.

Rex specializes in the valuation, acquisition, and disposition of complex commercial real estate assets. With a career spanning institutional-grade industrial, office and retail portfolios totaling millions of square feet, he brings deep expertise in high-value transactions.

Leveraging a global network of users, developers, REITs, private investors, and brokerage professionals, Rex provides strategic solutions that maximize value for his clients.

A Savannah native, he spent 15 years in Atlanta and worked with two global commercial real estate firms before returning home. Now, as the sole principal and president of NAI Mopper|Benton, he leads the firm’s daily operations while remaining an active broker.

Outside of real estate, Rex and his wife, Kathleen, run a private limousine service, shuttling their three kids between sports, activities, and whatever new hobby they’ve picked up that week.

Based in SunCap's Charleston SC office, Derek oversees both build-to-suit and speculative industrial development efforts across the lower Southeast region. Prior to joining SunCap, Derek served Director of Industrial Development for WestRock Land & Development, where he was involved in the development of +12,000 acres of industrial land across ten campuses and completed transactions totaling $150 million. He has delivered projects for companies such as Magna International, Milliken, SHL Medical and Home Depot and has been involved with several economic development projects including Volvo Cars US, Thorne Research and Juliska.

Derek is a member of numerous professional associations, is a past board president at the Dee Norton Lowcountry Children's Center, and is currently serving on the board of the Charleston Regional Development Alliance. In 2016, he was named to Charleston Business Magazine's "50 Most Influential" list and was a member of the 2015 "Forty under Forty" class, awarded by Charleston Regional Business Journal. He earned a Bachelor's degree in Business Administration and Management from Clemson University and a Master's of Real Estate Development from Georgetown University.

Matt joined the Becknell La Grange Team as Vice President of Leasing in 2020. Matt leads the team’s leasing efforts on existing buildings and speculative projects around the country. During his time at Becknell, Matt’s leasing expertise and focus on serving clients has significantly contributed to the success of Becknell’s real estate portfolios. He brings with him more than 20 years of diverse real estate management, leasing, marketing, and construction experience for local, regional and global companies.

Matt received his Bachelor of Science in Architectural Studies from the University of Illinois at Urbana and his Master of Architecture from University of Maryland at College Park. He is a licensed Real Estate Broker and Architect in the State of Illinois.

Daniel Madrigal

Director, Development

Scannell Properties

Daniel is a director of development at Scannell Properties, responsible for site selection, due diligence, budgeting, underwriting, local and state entitlements and land acquisition. Daniel also leads a team of consultants to design and construct speculative and built-to-suit projects and oversees the leasing of these facilities. He is also responsible for business development associated with prospective and ongoing projects.

In his first eight years with Scannell, Daniel has been responsible for developing more than 16 million square feet of industrial space across the United States.

Daniel has a bachelor’s degree in Accounting from the University of St. Thomas in St. Paul, Minnesota, and attended the University of Minnesota Law School in Minneapolis. Daniel also has a master’s degree in Real Estate from the University of St. Thomas – Opus College of Business in Minneapolis.

Sebastian Findlay has over a decade of experience in industrial real estate. He joined Colliers - Savannah in 2017, has since been involved in over $300,000,000 worth of transactions and a recipient of the Colliers Everest Award every year since 2021. He has a broad base of industrial Clients, representing investors, developers and Landlords. Originally from the U.K., Sebastian graduated from the University of Manchester and began his brokerage career at MHP Real Estate in New York City, before heading south to Savannah. Sebastian is a licensed salesperson in the state of Georgia and South Carolina.

Dawn Morgan was born and raised in Savannah, Georgia. She has a Bachelor’s degree in

Business Management and is a licensed General Contractor in Georgia, North & South Carolina,

as well as a licensed Realtor in Georgia and South Carolina.

Collins Construction has been in business for 33 years and specializes in Commercial and

Industrial Construction Projects throughout the Southeast and holds several federal military

contracts on installations in Georgia and South Carolina. They are just completing the recent

TSA expansion at the Savannah/Hilton Head International Airport, a Fuel Depot expansion at the

Airport, as well as a Library Renovation for the University of South Carolina.

Dawn served as the Chair for the Savannah Development and Renewal Authority, as well as

being one of the founding members of the local chapter of NAWIC (National Association of

Women in Construction) and a graduate of both Leadership Savannah and Leadership Southeast

Georgia.

She currently resides in Bluffton, South Carolina with her husband and son who will be

graduating high school this year and plans to attend Georgia Southern University.

The Port of Savannah has seen twenty-foot equivalent unit growth of over 20% year-over-year, with an accompanying active tenant demand of approximately 30M SF of industrial space.
