San Francisco Giants

A fourth generation San Franciscan, Larry Baer has gained a national reputation as one of professional sports' leading visionaries. Baer joined the team in 1992 as the executive vice president after he and Peter Magowan led the effort to assemble a new ownership group and negotiate the sale that kept the Giants in San Francisco. A limited partner of the ownership group, Baer was named chief operating officer in May 1996, team president in October 2008 and CEO on January 1, 2012. In his first year as president and CEO, the Giants won their second World Series Championship in three years. In 2014, the Giants won their third World Series title in five years.

As president and CEO, Baer serves as the club's "control" person on all Giants, Major League Baseball and industry issues. Baer is responsible for the overall day-to-day functioning of the organization. Under his direction the Giants developed and constructed AT&T Park -- the first privately-financed Major League ballpark. Since opening in 2000, AT&T Park has been widely praised as one of the "best ballparks ever built." The club has received unprecedented fan support - becoming one of only four teams to exceed three million in attendance eight consecutive years (2000-2007).

Currently, the Giants enjoy the longest active home sellout streak in Major League Baseball of 516 games. With the support of more than 30,000 full season ticket holders, the Giants sold out the 2011, 2012, 2013, 2014, 2015 and 2016 seasons and welcomed more than 3.3 million fans each year. The Giants have been the standard bearer in all of baseball for sponsorship revenue, and the ballpark continues to be one of the most popular venues in the country for special events. In 2008, AT&T Park was named Sports Business Journal's Sports Facility of the Year, and in 2011 the Giants received Sports Business Journal's Professional Sports Organization of the Year award.

Baer also serves as a key strategist and negotiator of the club's major business and baseball transactions. This includes the Barry Bonds signing in November 1992, the naming rights agreement with AT&T (then Pacific Bell) in 1996 and other strategic business partnerships. He led the effort to host the 2007 All-Star Game in San Francisco and was the driving force behind the Giants partnership with Comcast to create a regional sports network for the Bay Area. Baer worked closely with the Giants Baseball department on strategic signings that keep several key players in Giants uniforms for years to come, including Buster Posey, Madison Bumgarner, Hunter Pence, Brandon Crawford and Brandon Belt.

Baer also serves as Chairman and CEO of Giants Development Services, which is currently developing Mission Rock - a new, mixed use urban neighborhood located on a 25-acre site across McCovey Cove from AT&T Park. In 2015, the Mission Rock Project was overwhelmingly approved by San Francisco voters, garnering 73% of the vote. Once completed, Mission Rock will include more than eight acres of parks and open space, an Anchor Steam Brewery, 1,500 residential units, approximately 1.3million square feet of office space, a parking structure to serve ballpark and Mission Rock patrons, and 250,000 square feet of retail, restaurants, and public amenities. The project is currently in the entitlement phase with groundbreaking projected for 2018.

After earning Phi Beta Kappa honors at the University of California in 1980, Baer joined the Giants as the club's marketing director. In 1983, he left the Giants to attend Harvard Business School, followed by positions at Westinghouse Broadcasting in San Francisco and New York. He next moved to CBS, Inc. in New York serving as special assistant to the network Chairman, Laurence Tisch. Baer returned to the Giants in 1992 after he and Magowan successfully concluded the purchase of the franchise.

Baer has been the recipient of a number of prestigious awards throughout his career with the Giants. This includes the San Francisco Distinguished Leadership Award for civic leadership (1996), "Sports Torch of Learning Award" by the Scopus Society of the American Friends of The Hebrew University (1995), and the Anti-Defamation League's Torch of Liberty Award (2001). In 2010, Baer was the named the "Person of the Year" by San Francisco Boys and Girls Club, and in 2012 he was honored as the Harvard Business School's "Alumnus of the Year." In 2014, Baer was honored by the University of California Berkeley with its "Excellence in Achievement" award and received the Civic Leadership Award from the American Jewish Committee.

Baer serves on Major League Baseball's Business and Media Board of Directors and Major League Baseball's Long Term Strategic Planning Committee.

Baer is a member of the Board of Directors of BAM Tech; KQED, Inc.; the San Francisco Committee on Jobs; the Bay Area Council; NBC Sports Bay Area; and is a member of the Boys and Girls Clubs of America Pacific Region Board of Trustees. In August 2016, Baer was appointed by President Obama to the United States Holocaust Memorial Council, serving as a member of its Governing Board.

Baer and his wife, Pam, co-chaired the San Francisco General Hospital Foundation Campaign Committee in support of the new hospital, which opened in 2016 as Zuckerberg San Francisco General Hospital and Trauma Center.

Bay Area businessman Tad Taube is the chairman of Taube Philanthropies and board president emeritus of the Koret Foundation in San Francisco. He is chairman and founder of the Woodmont Companies, a diversified real estate investment and management organization.

At his alma mater, Stanford University, Mr. Taube is founder and advisory board chair of the Taube Center for Jewish Studies, established in 1986. He is a member of the Board of Overseers of the Hoover Institution and serves on its Executive Committee, and was founder and past chairman of the advisory board of the Stanford Institute for Economic Policy Research (SIEPR). In addition, Mr. Taube is past chair of the Stanford Athletic Board. His involvement in Stanford Athletics includes his family's principal gift to Stanford's Taube Family Tennis Stadium and his significant support of Stanford's new football stadium, built in 2006. He has served as trustee of the University of Notre Dame de Namur, the University of San Francisco, and as governor of The Hebrew University in Jerusalem, and was chairman and CEO of Koracorp Industries (successor to Koret of California) from 1973 until its merger with Levi Strauss in 1979.

Born in Kraków, Poland, in 1931, Tad Taube immigrated to the United States in the summer of 1939, just months before the outbreak of World War II. In 2003, Mr. Taube established a philanthropic program - the Jewish Heritage Initiative in Poland (JHIP) - which supports the revitalization of Jewish culture in now-democratic Poland. In 2007, the Republic of Poland named Mr. Taube Honorary Consul for the San Francisco Bay Area. In June 2015, then President of the Republic of Poland Bronislaw Komorowski awarded Taube the Commander's Cross of the Star of the Order of Merit, Poland's highest level official state distinction for a foreign civilian, which Taube adds to his Commander's Cross of the Order of Merit, received in 2004.

Mr. Taube holds BS and MS degrees from Stanford University and served as an officer in the U.S. Air Force.

After more than 15 years in consulting, I recently joined Stanford University as an internal and external liaison on transportation policy matters. Prior to joining Stanford, I was a sustainable transportation planner at Nelson\Nygaard Consulting Associates and Trivector Traffic, two thought leaders on transportation solutions that put people first. While leading various efforts throughout North America, my passion has become increasingly motivated by improving transportation options in the San Francisco Bay Area and particularly on the Peninsula and in Silicon Valley.

In my new role at Stanford University, I represent and support Land, Buildings & Real Estate (LBRE), Parking & Transportation Services (P&TS) and other departments on interagency committees and on local, regional, state, and federal transportation policy matters.

I am a results-driven leader with strong track record of managing projects and stakeholder needs within political realities. I am also a dedicated mentor and developer of staff, colleagues, and emerging professionals.

Mark Zabaneh

On November 10, 2016 the TJPA Board of Directors unanimously appointed former TJPA Senior Program Manager and Interim Executive Director Mark Zabaneh as the new Executive Director. Mr. Zabaneh came to the TJPA in 2013 after a 26 year career with the California Department of Transportation (Caltrans). He worked in various capacities with Caltrans in the Bay Area, including as Hydraulics Engineer, Assistant Structures Representative on the Cypress Reconstruction Project, and Project Manager on the San Mateo/Hayward Bridge East Approach Widening Project and the State Route 92/I-880 Interchange Project. Mr. Zabaneh also oversaw the project management activities of several projects including the Caldecott Tunnel 4th Bore Project. Mr. Zabaneh’s most recent assignment with Caltrans was as the Deputy District Director for Program/Project Management in charge of the Capital Program for the nine Bay Area counties. He is a licensed civil engineer in the state of California and is a graduate of the University of Texas at Austin with a bachelor of science degree in civil engineering.

Sean Brooks

Sean Brooks is the Department Manager of Real Estate and Property Development.at the San Francisco Bay Area Rapid Transportation District (“BART”). In his role, he oversees all transit-oriented development projects and real estate interests on behalf of the District. BART currently has over 450,000sf of commercial space and nearly 1,900 housing units under construction at all income levels. Mr. Brooks has held previous Economic Development/Real Estate Development senior roles at the City of Redwood City, City of Hayward, and City of Brea. Prior to his public-sector experience, Sean served as the Director of Development for the Olson Company; Senior Commercial Real Estate Associate for Empire Companies; and finance/accounting roles at Ernst & Young Corporate Finance and KPMG LLP.'

Sean graduated with an MBA in Finance/Real Estate from the UCLA Anderson School of Management and received a BA in Urban Economic Development from UC Berkeley. Mr. Brooks is a California Licensed Certified Public Accountant, California Real Estate Broker, adjunct professor at the University of Phoenix, serves on the executive board of the Urban Land Institute San Francisco Chapter, and was recognized as a San Francisco Business Times Class of 2015 “Forty Under 40” Honoree. He enjoys working with young people and helping the next generation become leaders within the business community

With 35 years of service to my community, I look forward to continuing that record at the San Mateo County Transit District. Born to a family of public servants it is only natural that my path has led me to this role as the General Manager and CEO of SamTrans, Caltrain and the TA. Mobility is vital to the residents and industry of San Mateo County and I’m eager to build upon the work that has already been done by those before me.

I began my career of public service with the United States Navy Reserve after graduation from Redwood City's Sequoia High School. Through the G.I. Bill I was able to graduate and begin a career in law and civic service. I have been honored and fortunate to have served as a city council member and Mayor of my hometown, Redwood City. My civic interests continued as the Chair of both the SamTrans and Caltrain board of directors. More recently I was appointed to and served as vice chair on the California High Speed Rail Authority board. I believe that active participation in the entities and processes of our democracy is critical to our future and to our success as a region, state and nation. In my role as General Manager and CEO of the San Mateo County Transit District I am proud to continue my journey of public service, performing meaningful work in my community.

Before joining Four Corners Properties, Mr. Wilbur was the lead development partner at Harvest Properties where he oversaw the design and entitlement of a new 2 million square foot office campus for a Fortune 500 technology firm looking to consolidate their headquarters in the City of Santa Clara. Prior to joining Harvest Properties, Mr. Wilbur served as a Managing Director at RREEF, the real estate investment management division of Deutsche Bank, where he initiated and oversaw more than $1 billion of development and value-add based investing in the San Francisco Bay Area and other select west coast markets.

Mr. Wilbur, prior to joining RREEF, oversaw joint venture based development investing in the Bay Area and select national markets for AMB Property Company and before AMB, Mr. Wilbur served as a Vice President at Spieker Properties where he oversaw the company’s $500 million development portfolio on the west coast. Mr. Wilbur started his career as a consulting engineer providing earthquake resistant building design services to a variety of institutional and developer clients.

Mr. Wilbur graduated from the University of California Davis with a Bachelors Degree in Civil Engineering and a Masters of Business Administration and a Masters in Structural Engineering from the University of California Berkeley. Mr. Wilbur is licensed in California as a professional engineer, real estate broker, and general contractor.

Andrew Pearl

From his beginnings as a Mason Tender and Carpenter while working in New Jersey, Andrew went on to

study Architecture at Keene State College in New Hampshire before heading west to attend the

University of Southern California – Viterbi School of Engineering to pursue a Master’s in Construction

Management.

Since joining Swinerton in 2007, Andrew worked on the West Coast in various positions and has

successfully managed other regional offices – including San Francisco, Silicon Valley and Sacramento. He

ascended quickly to become one of the youngest Vice President’s in firm history and is a member of the

Swinerton Builders - Board of Directors.

Throughout his career, Andrew has leaned on his experience in the trades and fine arts teachings to

solve complex challenges on various construction projects, but his real passion is in building

relationships and coaching high-performing teams. Returning to his roots in the northeast, he relocated

in support of the company’s 15-year business plan (“March to 2030”) to expand both geographically and

through sector diversification by opening the New York City office.

As the New York City Division Manager, he is responsible for overseeing all business operations;

including talent recruiting and mentoring, project planning and staffing, contract review and

negotiation, and oversight of the project teams to ensure compliance with commitments of schedule,

budget, safety, and quality standards. In addition to operations, he is focused on servicing the

company’s national corporate service accounts in New York City, fostering trusted relationships with

clients, local authorities, and consultants, along with maintaining community relations through

corporate responsibility efforts.

Kareem Barzegar

Kareem Barzegar has more than 17 years of institutional commercial real estate experience. At Avison

Young, Kareem specializes in tenant representation, representing a diverse type of office tenants. He

previously worked at Cassidy Turley and Grubb & Ellis where he specialized in both tenant and landlord

representation, completing over 500 leasing assignments while achieving one of the highest distinctions

in CRE, a CCIM certification.

EDUCATION

Kareem completed his Bachelor’s Degree in Business from San Francisco State University in. He is a licensed

California Real Estate Broker, and holds a prestigious CCIM certification.

AFFILIATIONS

Kareem co-founded The Care Group, a fundraising organization for children’s charities in 2017. The Care

Group is an all-volunteer non-profit group (501c3) dedicated to raising money for underprivileged youth.

Previously, Kareem was also elected President of RECON San Francisco, a local children’s charity in the Bay

Area, six years in a row from 2012 to 2017.

Emily Williams

Emily Williams is the Head of Global Real Estate at Twitch where she oversees the company’s global portfolio strategy and supports its design development, change management programs and strategic workplace operations. During her tenure at Twitch, she has worked cross-functionally to scale business operations from a single headquarters location to approximately 400,000 square feet in more than 20 locations worldwide. Focus areas in recent projects include data-driven design programming, strategic partnership alignment, and brand integration. Prior to Twitch, Emily worked as a Paralegal at Barg Coffin Lewis & Trapp where she managed relationships with major corporate litigation executives and served as one of the firm’s key trial strategists. She holds a BA in Cultural Anthropology from Kenyon College.

Jesse Gundersheim

Jesse analyzes real estate tends and maintains market reports for the San Francisco Bay Area, helping investors, property managers, and lenders minimize risk and maximize returns. Jesse regularly speaks at industry events to discuss his findings, and has been quoted in the San Francisco Chronicle, San Francisco Business Times, Bloomberg, and BisNow.

Jesse was raised in Marin County and studied finance at the University of Arizona in Tucson. Previously, he led Bay Area market research departments at the brokerage firms of Grubb & Ellis, Studley, and DTZ. Jesse has also worked for private apartment investors, providing due diligence and pro-forma analysis. Jesse enjoys hiking in the North Bay in his free time, and has traveled to nearly 50 countries.

Before working at Equity Office, Mr. Khouri served as Executive VP and Chief Investment Officer at Kilroy Realty (NYSE: KRC), and was responsible for the performance of the Company’s investment activities and capital allocations including acquisitions, development, redevelopment and dispositions.

Holding a Master of Architecture and a Bachelor of Arts in Urban Geography, Vance brings experience in architecture, urban design, project management, and coordination of diverse, multi-disciplinary teams.

He has led design efforts on a number of transit projects from subterranean LRT systems to at- and above-grade stations to multi-modal exchanges. Working with client groups, he has developed system-wide design guidelines, including sourcing and defining material palettes, and establishing global design parameters. Vance possesses an uncanny aptitude for bridging the many scales of design inherent in transit urbanism, from the elegantly resolved detail to TOD land use strategies supportive of community wellbeing.

A name partner of the firm, Anton N. Natsis is Chair of Allen Matkins’ Real Estate Department and is one of the top real estate attorneys in the United States. His practice focuses on development, leasing, purchase and sale, and portfolio investment sales transactions involving office, retail, and industrial projects, as well as arbitrating numerous fair market value disputes, CAM disputes and other significant landlord/tenant disputes. He also has extensive experience in debt, equity, and joint venture workouts, and the purchase of distressed assets and distressed debt. Tony is continually sought out by some of the largest national land owners, such as J.P. Morgan Asset Management, Blackstone Real Estate, Brookfield Properties, HCP, Vornado Realty Trust, Regent Properties, The Irvine Company, Boston Properties, Equity Office Properties, Kilroy Realty, Inc., Beacon Capital Partners, MPG Office Trust, Kamehameha Schools (The Bishop Estate) and Westfield Corporation. He represents many governmental entities, including the LAUSD, State of California, and City of Anaheim. Tony is also frequently retained as counsel for major national office tenants, such as AT&T, Citicorp, the FDIC, AIG, The Walt Disney Company, and the Los Angeles Times.

A frequent lecturer and author, Tony is the chief consultant for the California Continuing Education of the Bar Commercial Leasing Series, the legal education reference book on leasing for California attorneys, is an adjunct professor of law at Loyola Law School for a course covering commercial real estate transactions, and has spoken before such national real estate groups as ULI and BOMA. Tony is a founding board member of The Ziman Real Estate Center, which is governed under the joint auspices of the UCLA Anderson School of Business and the UCLA Law School.

In the past decade, Tony has closed commercial office leases exceeding 50 million square feet. He has worked on real estate purchase contracts with a total consideration of more than $30 billion and on development transactions with a total consideration in excess of $25 billion. Since 2006, Tony has represented clients in office building portfolio investment sales transactions involving over $75 billion of consideration.

One of Tony's most significant transactions is the largest real estate acquisition deal in the history of the United States. He provided extensive real estate services in connection with Blackstone Real Estate's purchase of Equity Office Properties Trust, at that point the largest owner of office space in the U.S. other than the Federal Government, for $43 billion. Subsequently, Blackstone contracted to sell over 50% of the properties it purchased with such sales closing in the first and second quarter of 2007. Tony assisted Blackstone in its acquisition due diligence related to EOP and the subsequent sales of the properties. The transactions related to this deal included Maguire Properties' purchase of Blackstone/EOP in Orange County for $2 billion, Irvine Company's purchase of Blackstone/EOP in San Diego for $1 billion, Morgan Stanley's purchase of Blackstone/EOP in San Francisco for $2.5 billion, and Beacon Capital Partners’ purchase of Blackstone/EOP Seattle for $6.3 billion.

Manuel Fishman focuses his practice on representing real estate developers and owners in the acquisition, sale, and financing of commercial properties. In addition, he has an active leasing practice representing owners of several major office buildings in San Francisco, including the Transamerica Pyramid, as well as tenants in lease and sublease transactions. His expertise includes letters of intent, tenant improvement work agreements, security deposits/letters of credit, signage rights, expansion and contraction rights, permitted transfers, operating expense audits, and lender and master landlord recognition agreements. Mr. Fishman maintains close relationships with the real estate brokerage community and utilizes these relationships to provide clients with market based information important to their existing and prospective real estate requirements. Mr. Fishman also has extensive experience in the area of ground leasing and retail leasing and is recognized as a leading attorney in the area of landline and wireless communications and Internet-based services in commercial properties and rooftop installations.

In addition, Mr. Fishman acts as outside general counsel to start-ups that seek to leverage some part of commercial real estate into a tech application, and helps guide these companies in their efficient use of legal time and expertise in various subject matters, from employment and IP to enterprise contracts and web site privacy policies.

Mr. Fishman also represents clients in equity structuring for, and the acquisition of, value add properties, including the formation of single purpose entities and joint ventures, and acquisition financing. Mr. Fishman has negotiated numerous construction management, project development and property management agreements relative to ground up development projects, as well as all types of easements and other adjoining owner agreements.

Mr. Fishman serves as chair of the Building Owners and Managers Association (BOMA) of San Francisco’s Government Affairs and Policy Advisory Committee (GAPAC). He served on BOMA San Francisco’s Board of Directors from 2003–2006, and was the recipient of the 2006 Associate Member of the Year from BOMA San Francisco. He is the past representative of BOMA San Francisco to the California BOMA Board. Mr. Fishman is also a member of the International Council of Shopping Centers and the Real Property Sections of the American Bar Association and the State Bar of California.

Most recently, Mr. Fishman has been recognized as a 2017 Best Lawyer in America in Real Estate Law, an honor he has received since 2007, and was recognized as a 2014 Top Rated Lawyer by American Lawyer Media in conjunction with Martindale Hubbell. He has also been recognized as a Northern California Super Lawyer from 2012-2016 and as one of Bay Area Magazine’s Top Lawyers in the Bay Area.

According to Cushman & Wakefield's San Francisco Q2 Office Market Beat, the San Francisco and San Mateo counties closed May with an unemployment rate of just 2.0%, tying its modern-era record low initially recorded in December 1999. This is due to year-over-year total private sector jobs increasing by 1.7% to 992,200 while office using positions increased a very strong 4.3% to 441,100. 
 These increases have allowed, for the first time in more than two years, for San Francisco office rents to go up by 2.2%, just over $76 per square foot, during the second quarter, according to brokerage firm JLL. The downside to all of this good leasing news is that jobs of all types are becoming much harder to fill with immigration slowing, due in large part to the high cost of living. Construction and development is on the rise as well, with 1.3 million square feet of new construction scheduled to deliver in the second half of 2018 including Adobe's 100 Hooper. New construction completions will total 4.4 million square feet in 2018, setting a single year record in San Francisco! After a slow fourth quarter and first quarter, office investment activity picked up in San Francisco and on the peninsula with several office transactions worth over $100M completed during the second quarter. San Francisco and San Mateo counties remain attractive for investors due to high barriers of entry, low vacancy rates and limited office supply.  Demand has been so high for new office product that a majority of projects are pre-leased by the time of delivery, like Adobe's 100 Hopper.
