Chris Tipre is based in San Diego, serves as Principal for Trammell Crow Company (TCC), and leads the national developer’s local expansion into San Diego. He re-established the firm’s office in the market and is responsible for overseeing the business, which currently includes three life science facilities, and three multifamily projects, which are under construction or in predevelopment. While building the team in San Diego, Chris also manages capital relationships, and works alongside brokers, architects, contractors, and consultants in the sourcing, shaping, and execution of new development projects.

Chris leads the company’s local land and deal sourcing, financial analysis, due diligence, entitlements, debt and equity capital relationships, development coordination, and project leasing for life science, office, multifamily, mixed-use and industrial developments. His efforts have created a San Diego pipeline encompassing more than 1.3 million square feet of off-market development opportunities equating to over $1.1 billion in expected total project costs.

Mr. Dealy has over 44 years of real estate experience in the public and private development arena with over $5 billion of projects entitled of which over $3 billion are completed. With hands-on experience in all aspects of real estate development including being a licensed architect, general contractor, and fiduciary representative, Mr. Dealy brings a broad set of skills that have been crucial to his success in strategic planning, acquisitions and development.

Since founding Dealy Development, Inc. in 1992, Mr. Dealy has been primarily responsible for project pre-development, master planning, entitlement phase, and overall project implementation and completion. Recently completed projects include the expansion of the Manchester Grand Hyatt San Diego; the development of The Grand Del Mar resort, Clubhouse and Villas; the entitlements and pre-development acquisition of the Columbia Tower Hotel Downtown San Diego; the entitlement and pre-development for Phase III San Diego Convention Center Expansion; and the master plan and entitlement for the San Diego Union-Tribune redevelopment. In addition, he continues the development management of Manchester Pacific Gateway on San Diego's downtown waterfront.

Mr. Dealy is a former Marine/Vietnam veteran and holds a Master Degree in Urban Design/Planning in Architecture from NC State University/UNC Chapel Hill with a thesis focused on Architect as Developer. Mr. Dealy is active in the community with membership with Lambda Alpha International, the Downtown San Diego Partnership Executive Committee, Urban Land Institute, Lincoln Club, Mission Valley Community Planning Group Board member, as well as the San Diego River Park Foundation Board member. Mr. Dealy resides in Point Loma and is married with a son. He enjoys golf, hiking, travel, good friends and wine.

Betsy Brennan

Downtown San Diego Partnership

Betsy Brennan is the President & CEO of the Downtown San Diego Partnership, a nonprofit organization dedicated to advancing the economic prosperity and cultural vitality of Downtown’s urban neighborhoods. Brennan leads the organization’s staff of more than 100 to provide a broad spectrum of services to benefit Downtown. These include providing a quality membership program to more than 300 individuals and stakeholder organizations, conducting successful advocacy in service of the organization’s mission, telling the story of the market as an ideal place for investment and growth, and providing excellent enhanced services to make 275 blocks of Downtown more clean and safe. Since 2018, Brennan has brought her background in leadership at the City of San Diego, community-serving nonprofits, and educational institutions to the benefit and growth of the organization, helping it gain new relevancy as a critical piece of the bright future of the San Diego region.

Brennan earned her Juris Doctor, with a specialization in land use, at the University of San Diego (2003) and serves on the Board of Directors for several organizations in San Diego County as well as the board for the International Downtown Association. In 2022 she was recognized as CEO of the Year by the San Diego Business Journal.

Kit Barmeyer

As Managing Director, Kit is responsible for the origination, capitalization, and execution of acquisitions and developments. Prior to joining CEDARst, Kit spent time with Lendlease, Green Courte Partners, and Fairfield Residential. In these roles, Kit sourced, analyzed, and executed investments in the multifamily, senior housing, manufactured housing, and airport parking sectors exceeding $2.5b in total value. Kit holds a Bachelor of Science in Policy, Planning, and Real Estate Development from the University of Southern California and a Master of Business Administration from the University of Chicago Booth School of Business with concentrations in Finance and Economics.

Tyler Richardson partners with clients across the Southern Pacific Region to identify, develop, and provide building solutions throughout an entire project lifecycle. First joining McCarthy over a decade ago, Tyler leans on his operational background, collaborative demeanor, and attention to detail to ensure a seamless experience for all project stakeholders. In addition to leading business development, Tyler also partners directly with McCarthy’s existing clients to understand their work program and how our services can be tailored to meet the needs of any size project. He is a graduate of Washington State University.

Benjamin Arcia received a Master’s in Urban Design from the University of Miami School of Architecture in 2011. His work has involved various facets of the built environment, including prefab housing, carpentry, and landscape architecture. In addition to his hands-on experience, Benjamin’s skillset includes digital 3d modeling and rendering, visual presentation, and construction documentation.

Since 2013, Benjamin has worked with Landscape Architect David McCullough, consulting on the planning, design, and construction of a variety of projects that include mixed-use infill, affordable housing, commercial repositioning, and transit-oriented development. Past clients have included Alexandria Real Estate Equities, Gafcon, and Malick Infill Development.

Half-Cuban, half-Nicaraguan, Benjamin is bilingual and bicultural. Between late 2018 and early 2020, Benjamin took a sabbatical to travel from Colombia to Patagonia and volunteered on organic and biodynamic farms throughout. An avid cyclist and backcountry trekker, his past hobbies include downhill longboard racing, competitive sailing, and martial arts. Benjamin and his fiancé live with their cat and dog in downtown San Diego.

A little known fact about Benjamin is he holds a second-degree black belt in Taekwondo.

Timothy M. Hutter is a partner in our San Diego office, where he practices in the firm's Litigation and Land Use groups. Tim's practice focuses primarily on business and real estate disputes, including contract, construction, joint venture, entitlement, land use and commercial landlord/tenant litigation. Many of his projects and cases involve residential and mixed-use projects, and several invoke California's density bonus law to incorporate and develop affordable housing. Tim also handles cases on appeal, and has successfully represented clients in the California Court of Appeal and the California Supreme Court.

Prior to joining Capstone Advisors, Jay led both operational and financial aspects of retail, office, industrial, multifamily and hotel investments and developments throughout the U.S. In his most recent role as executive vice president at American Realty Advisors, he led a team of asset managers and staff who oversaw a $1.6 billion retail investment portfolio totaling over 5.4 million square feet. Prior, as director of asset management for Grosvenor Investment Management, Matthes managed a 4.3 million square feet portfolio of office, retail and industrial properties as well as 1,300 apartment units located throughout major U.S. markets.

Jeff is President of MG Properties, and is responsible for overseeing investment transactions, operational strategies, and partner relations for the company. Prior to his current role, Jeff was Managing Director of MG, where he was responsible for corporate equity and debt strategies, as well as an Acquisition Manager, sourcing and underwriting new investment opportunities. Jeff has also served in asset management, regional management, and onsite property management roles. Jeff worked in apartment investment sales at CBRE before joining MG Properties, where he oversaw the sale of over $500 million in Southern California multifamily properties. Jeff has a business degree, with an emphasis in finance and management, from the University of Southern California. He later earned a Master of Science degree in real estate from the University of San Diego Burnham Moores School of Real Estate. Jeff holds a California Real Estate Broker license.

Carrie is CEO of The Nikols Company, which is Manager of Nikols Mortgage Fund, LLC, a private commercial real estate construction & bridge lender providing $5-40 million loans on California properties. She directly leads all loan originations and structuring, and oversees closings, loan servicing and loan payoffs. She has led Nikols Mortgage Fund since 2008, closing over $1.3 billion of loan commitments. Carrie’s commercial real estate experience, which spans more than four decades, ranges from institutional permanent lending and large balance bridge loans to smaller bank and private money construction and tailored transactions. As the top producing Region Manager for DaimlerChrysler Capital Services, Carrie originated and was responsible for a portfolio of $10 to $75 million highly leveraged commercial property bridge loans, all handled as agreed with no defaults. She has also pioneered various loan structures and product types including mezzanine loans, tax-exempt bond letter of credit enhancements with taxable tails, assisted living facilities, self-storage facilities and single-tenant biotech properties. Carrie has also written approximately 50 income property and residential subdivision appraisals as a state certified appraiser and MAI candidate. She holds a California Real Estate Sales license and graduated Magna Cum Laude from the University of Southern California with a Bachelor of Science Degree in Business Administration-Real Estate Finance.

Douglas Austin

Doug Austin, FAIA, is Founder, Chairman and CEO of AVRP Studios, a California-based architectural firm well known for its expertise in the design of affordable housing and the urban environment. Mr. Austin is recognized by his peers as a visionary design leader. Since establishing his firm in 1976, he has led teams in designing projects both domestically and internationally including urban infill, development, mixed-use, housing, education, corporate office, multigenerational space and healthcare that have been recognized with over 150 awards for design excellence.

Mr. Austin has played a unique role in San Diego’s success downtown. He chaired the Design and Construction Task Force for the City’s ballpark and Ballpark District. Doug also served as the Vice Chairman of San Diego’s Centre City Development Corporation that oversaw the planning and development for downtown during a time when The City experienced its biggest growth in San Diego history. Mr. Austin was recognized in a special commendation by the Mayor and City Council as one of San Diego’s leading visionaries, “Mr. Austin has been an important guardian of the design of the skyline of downtown San Diego. He has made his mark on the future of downtown”. In the book, The Executive Architect the authors wrote “No architect we have met is more successful in achieving building value, performance, and image on every project”. Nominated for design excellence and service to the profession, Mr. Austin was one of the youngest members ever to be elevated to Fellow in the American Institute of Architects in 1991.

Doug’s passion for architecture and his mission to make housing available to all, led him to some of the first micro-unit housing during the 80s in trying to make homes naturally more affordable through design as an alternative to unsustainable government subsidies. He challenged the building Industry, who was faced with inclusionary housing issues, to build two projects that ranged in size from 195 SF per unit to 295 SF. The premise was simple “if people can’t afford more there should be a good option to buy or rent less?” In its outside-the-box nature, the firm was recently awarded US and International patents for a new methodology involving prefabricating modules that act as the formwork for Concrete buildings up to 75 stories in height that hold the potential to save significant construction cost and time in the process.

Austin serves as Chair of the Advisory Board for YIGBY (Yes in God’s Backyard), which is an organization committed to finding innovative ways to house its poor and homeless. YIGBY is one of many ways that represent AVRP Studios’ commitment to the larger goal of housing for all. Austin served as the Vice chairman of San Diego’s Redevelopment Agency and currently completed 8 years as a Planning Commissioner for the City of San Diego. Mr. Austin recently accepted the position as Director of Government Relations for the AIA San Diego Chapter.

Austin received his B’ARCH from Cal Poly SLO, where he is an Honored Alum and serves on the President’s Council of Advisors. His firm sponsors a grant each year for “Housing Innovations”. Austin has furthered his post graduate education studying at Harvard’s Graduate Center for Design and participating in the exploration of workforce housing at Harvard’s Joint Center for Housing.

Through his work with Paramount Property Tax Appeal, Jon Fleming helps commercial real estate owners, operators, and family offices identify opportunities to reduce property tax liabilities and protect asset value. Since joining Paramount in March 2019, Jon has sourced more than $10 billion in properties for tax appeal, with concentrated experience in multifamily, office, retail, and hospitality assets. In 2020 alone, he sourced more than 125 hotel appeals across California.

Jon currently serves as Paramount’s Executive Vice President and Broker, bringing 40 years of commercial real estate finance, investment management, and problem-solving experience to the firm. As the founder of Legacy Realty Capital, he spent more than 30 years managing troubled real estate loans and properties, executing asset turnarounds, and helping clients navigate challenging market conditions through four economic recessions.

A thoughtful listener and persistent advocate, Jon has built his career around identifying the underlying issues affecting real estate performance and developing practical solutions for his clients. His experience gives him a keen understanding of property profitability, investment potential, and the financial impact of inflated assessments.

Nikols Mortgage Fund, LLC – 94% financing on a 93% constructed, 87-unit multifamily project in National City. Loan provided for completion of construction and absorption of units. Nikols Mortgage Fund, LLC was the construction lender as well as the provider of the original land loan, which allowed for a partnership buyout and time to process building permits. This was a heavily-competed-for bridge loan. See page 4 of flipbook. /// 83% financing for the construction of 12 single-family homes within walking distance to the beach in Encinitas. A bank had previously committed to funding this loan but pulled out of the market, and Nikols Mortgage Fund, LLC was able to win the deal by providing attractive terms and surety of execution. Capstone Advisors - Mill Ave: Jan. 4, 2024 – Capstone purchased the iconic 420 & 501 South Mill Ave. buildings in Tempe, Arizona, which is in a high-foot-traffic entertainment district adjacent to the Arizona State University campus, commonly known as Fifth & Mill. These two multi-story retail/entertainment buildings total 38,896 square feet and were 100% leased at sale. Major tenants include LowKey Piano Bar, Bang Bang Sushi and Varsity Tavern. Capstone’s is in the process of a significant renovation of these buildings and is curating a top-notch tenant roster of exciting new retail, food and entertainment concepts /// Bell Ave. & I-17: Jan. 9, 2024 – Capstone purchased 16402 N 28 th Ave. in Phoenix, Arizona, a single-story 51,680 SF industrial building with heavy power situated on 4.36 acres in the Deer Valley submarket. The property is located in the dynamic Deer Valley submarket, which is home to the new $40 billion Taiwan Semiconductor plant. The property was bought with a short-term office lease in place, and Capstone is in the process of converting the building back to a highly functional industrial building with good clear height, high power and a large equipment yard. Improvements include installing a variety of rollup doors and truck wells, as well as a secure outdoor storage /// Trail Crossing: June 28, 2024 – Capstone purchased a highly performing grocery shadow-anchored center inthe fast-growing master-planned community of Daybreak near Salt Lake City, Utah. These are five single-story multi-tenant retail buildings totaling 38,397 square feet and they surround a 105,000 sq. ft. Smith’s Marketplace Grocer (Kroger). The shopping center was built between 2016-2017 and was acquired at 96% occupancy with 19 tenant businesses comprised of food, service, and daily needs. The acquisition included some excess land, which Capstone will develop in order to deliver additional junior anchor space.
