Jim Chatfield fulfills two significant roles for the company: Managing Director of the San Diego office and Vice President of Construction, responsible for planning, design and construction activities.

Chatfield is currently overseeing several active JMI Realty Projects including the master planning of Ballpark Village, a 3.2-million-square-foot development effort; master planning of the 35-acre Fullerton Transportation Center in Fullerton, California, that involves a mix of transit-oriented residential, office, retail and hospitality projects; and Hotel Van Zandt, a 322-room Kimpton managed hotel in Austin, Texas.

Chatfield played a key role in the transformation of the Ballpark District surround PETCO Park, including the construction of the Omni San Diego Hotel, The Metropolitan Condominiums, East Village District Plant, and the retrofit of the Candy Factory and Schiefer & Sons historic buildings, both Orchid Award recipients. He also was responsible for the development of Paseo del Mar, a 232,000-square-foot, Class A office campus in Del Mar heights, and the acquisition and repositioning of the Phoenix Inns and Suites Hotels, a limited service hotel portfolio with 10 locations in the Oregon area.

Prior to joining JMI Realty, Chatfield worked for five years with the United States Navy’s Civil Engineering Corps (CEC). While in the CEC, he specialized in government construction contracting, facilities planning and maintenance, and base realignment and closure actions. Chatfield served as staff civil engineer, and later as a project manager for over $300 million of construction at NAS/MCAS Miramar. His experience with the Navy varied from residential development on remote islands, to piers, refueling facilities and high-tech aircraft simulator construction.

Brad Termini co-founded Zephyr Partners six years ago with a commitment to building quality residential projects throughout San Diego County.

He has overseen $700 million in development and has been instrumental in driving the innovative thinking that maximizes the company’s relationships with both homeowners and investors. Termini has a keen focus on making opportunistic investments in choice locations that have resulted in more than 20 successful projects in areas such as Carlsbad, La Jolla, La Mesa and Oceanside.

Termini started his career in western New York where he was immersed in the day-to-day activities of his family's real estate development and management company. His first real-estate related job, as a young boy, was working as a construction laborer. Since then he has gained 20 years of hands-on experience in every aspect of the industry – with an emphasis in construction and property management, sales and marketing.

After relocating to California in 2003, Termini landed a job with The Corky McMillin Company, at the time a leading privately owned real estate development firm specializing in both residential master planned communities and commercial properties. He was a key member of the McMillin team that masterminded and implemented the redevelopment plan for the much anticipated Liberty Station, the former Naval Training Center which is now a major San Diego hub and mixed-use development.

As a founding partner of Zephyr, he is closely involved in the acquisition of properties, finance and oversight of the entire Zephyr team. Termini is an active member of the San Diego Building Industry Association (BIA) and serves on its Presidents’ Council.

Mark Gleiberman

Since founding MG Properties Group in 1992, Mark has overseen the acquisition, development and management of 90 properties totaling over 16,000 units. As President, he has guided the growth of MG Properties Group, raising money for new investment partnerships and overseeing the renovation, lease-up and property management of the company's portfolio of value-add communities. Prior to forming MG Properties, Mark was a tax specialist for five years with international accounting firms Ernst & Whinney and Touche Ross and worked for six years in senior financial management positions with Hybritech Incorporated and Solar Turbines Corporation. In 2006, Mark was selected as a finalist in the Ernst& Young Entrepreneur of the Year Awards. He serves on the Executive Board of the USD Burnham Moores Real Estate School, is a member of the National Multi Housing Counsel Board of Directors and SD Economic Development Corporation Strategic Round Table, and has served on many charitable boards. He has been a speaker at numerous industry events. He graduated with a degree in Business from Drexel University in 1979 and became a licensed Certified Public Accountant in 1981 and a California licensed Real Estate Broker in 1990.

Mr. Dealy has over 44 years of real estate experience in the public and private development arena with over $5 billion of projects entitled of which over $3 billion are completed. With hands-on experience in all aspects of real estate development including being a licensed architect, general contractor, and fiduciary representative, Mr. Dealy brings a broad set of skills that have been crucial to his success in strategic planning, acquisitions and development.

Since founding Dealy Development, Inc. in 1992, Mr. Dealy has been primarily responsible for project pre-development, master planning, entitlement phase, and overall project implementation and completion. Recently completed projects include the expansion of the Manchester Grand Hyatt San Diego; the development of The Grand Del Mar resort, Clubhouse and Villas; the entitlements and pre-development acquisition of the Columbia Tower Hotel Downtown San Diego; the entitlement and pre-development for Phase III San Diego Convention Center Expansion; and the master plan and entitlement for the San Diego Union-Tribune redevelopment. In addition, he continues the development management of Manchester Pacific Gateway on San Diego's downtown waterfront.

Mr. Dealy is a former Marine/Vietnam veteran and holds a Master Degree in Urban Design/Planning in Architecture from NC State University/UNC Chapel Hill with a thesis focused on Architect as Developer. Mr. Dealy is active in the community with membership with Lambda Alpha International, the Downtown San Diego Partnership Executive Committee, Urban Land Institute, Lincoln Club, Mission Valley Community Planning Group Board member, as well as the San Diego River Park Foundation Board member. Mr. Dealy resides in Point Loma and is married with a son. He enjoys golf, hiking, travel, good friends and wine.

Garth leads TCR’s business in the Western United States, overseeing site selection and acquisition, team building, securing project entitlements, project design, construction and project capitalization. Prior to joining TCR, Garth was co-founder, President and Managing Partner for GLJ Partners, which merged with TCR in 2012. Prior to forming GLJ Partners with Leonard Wood, Garth teamed up with Curt Olson on Nexus Residential Communities, Inc., overseeing acquisition, development and construction as president and CEO. Earlier in his career, Garth spent a decade at TCR, serving as Division Partner responsible for 4,325 multi-family units, 1,000 hotel rooms and the acquisition and rehabilitation of more than 1,300 multi-family units. In total, Garth has sourced, structured and closed over $1 billion in projects. Garth holds a BA in International Relations from the University of Virginia and an MA in Finance and Real Estate from the Kenan-Flagler Business School at the University of North Carolina. He is an active member of the Urban Land Institute (Gold Council) and National Multi-Housing Council.

James Silverwood, President and CEO, of Affirmed Housing Group, oversees all company financial negotiations, property acquisitions, construction, and asset management. Mr. Silverwood has over 31 years experience in real estate development as a general contractor and developer. Under Mr. Silverwood's direction, Affirmed Housing Group has continued to grow in the field of affordable housing by developing innovative new construction and acquisition / rehabilitation projects across California. Prior to developing affordable housing, Mr. Silverwood's company developed hundreds of single-family homes and apartments throughout southern California.

Mr. Silverwood has been active in regional and statewide legislative issues. He has served on numerous Boards and Committees such as the Board of Directors of the San Diego North County Building Industry from 1989 to 1992 and California State Treasurer Matt Fong's Housing Finance Advisory C5mmittee from 1997 to 1998. A past board member of the San Diego Housing Federation, he currently sits on the Board of Governors of the California Housing Consortium. Recently inducted into the California Housing Hall of Fame, private sector, Mr. Silverwood is well known and respected amongst his peers.

Joe is a 2015 addition to MG Properties Group, responsible for directing the financial and fiscal management of company Operations, including budgeting, treasury, tax, accounting, information technology, risk management and insurance. Prior to joining MG, Joe was the CFO and Director of Development with ColRich, a diversified privately held Real Estate company, specializing in Apartment investment, ownership, construction and management (9,400 units), land development and home building in the Western U.S. Joe’s real estate experience also includes being the COO/CFO of Florsheim Homes, a Northern California based homebuilder/developer, with operations in CA and NV, from 2006 - 2011. Joe was also the CFO for Shea Homes San Diego from 2001-2006 and worked for the international firm Deloitte & Touche. Joe earned his BBA in Accounting and MBA from the University of San Diego. Joe is a Certified Public Accountant, in addition to possessing a California Real Estate Brokers and General Contractors License. Joe is the chairman of the Residential Real Estate Committee for Burnham-Moores Center for Real Estate. Recognized as an industry expert, Joe has been a frequent contributor on CNBC television, discussing the housing and real estate markets.

As Project Executive, Mr. Thometz supervises and is responsible for direction of the design & construction activities associated with Cisterra’s development projects. Paul serves in an executive capacity guiding and overseeing the company’s interaction with government and administrative agencies in connection with entitlements, project planning and permitting and negotiation and fulfillment of project activities with contractors and consultants.

Prior to joining Cisterra, Mr. Thometz was V.P. and Director of Design & Construction for LBA Realty, a real estate investment trust with nearly 40 million square feet of office and industrial space in the western United States. Prior to that, he managed the Los Angeles office of the architectural firm of Austin Veum Robbins Partners (AVRP). Previously, Paul was a Principal with HOK Architects and a member of the firm-wide Marketing Board.

In his career, Paul has overseen the development and construction of more than 30 million square feet of commercial, residential, mixed-use, resort and institutional buildings and facilities for private interests and public agencies through the United States and Mexico. His recent projects include a 1 million square foot high-end residential high rise and mixed use project in downtown Los Angeles; the 770,000 square foot world headquarters campus and R&D facility for Biogen Idec Pharmaceuticals in San Diego; and the 330,000 square foot Sempra Energy Headquarters tower in San Diego.

Mr. Thometz is an honors graduate from California Polytechnic University San Luis Obispo. He has served on the boards of numerous professional organizations. His current and past affiliations include the American Institute of Architects (AIA), National Association of Office & Industrial Parks (NAIOP), the Commercial Industrial Development Association and the Urban Land Institute (ULI).

Terry is a 34-year construction veteran who has a solid reputation built on integrity and a track record of success. He has completed projects for developers and end users such as Four Seasons Resorts, Omni Hotel, Embassy Suites, Marriott, The Ivy Hotel (now Andaz San Diego), and Barona Resort & Casino. He has overseen over 25 million square feet of construction combined, which includes hospitality, historical renovations, restaurants, medical, and office projects. Terry has been on the Board of Directors for Downtown San Diego Partnership for 18 years.
