As President and Chief Executive Officer of The Robert Green Company, Mr. Green is responsible for managing all activities of the company. His responsibilities and areas of expertise include acquisition and feasibility analysis, transaction structuring, finance, development management, entitlement processing, design supervision, construction management, and operator interface and coordination. Formerly the Director of Development for Hillman Properties, his experience includes the design, construction and development of large-scale mixed-use, commercial office, and hospitality projects. Hotel and resort development have been the most notable project types that Mr. Green has developed or constructed throughout his career, and have been the focus of his activity.

Mr. Green launched The Robert Green Company during the successful completion of the Four Seasons Resort Aviara in Carlsbad, (currently Park Hyatt Aviara), a 650,000 square foot resort complex with three restaurants and an 18-hole golf course. His other projects include the Four Seasons Hotel Silicon Valley in Palo Alto, and the Four Seasons Resort, Jackson Hole. Projects currently under construction are the Pendry Hotel San Diego in the Gaslamp Quarter, the Kimpton Hotel in Hollywood, CA, Saggio Hills Resort & Residences in Healdsburg, CA and SilverRock Resort & Residences in La Quinta, CA. Projects currently in planning are the Fifth Avenue Landing Convention Center Hotel in San Diego, CA and Joie de Vivre Hotel in Mountain View, CA.

Mr. Green has been a member of the Board of Management of the Magdalena Ecke YMCA in Encinitas for eight years, and served a two-year position as its Board Chairman. A husband and father of four children, Mr. Green also served for four years as member of the Nativity School Advisory Board in Rancho Santa Fe, and served for two years as its Board Chairman.

Mr. Green graduated with a Bachelor of Science degree in Architectural Engineering from California Polytechnic State University, San Luis Obispo. He also received a Master of Real Estate Development from the University of Southern California.

Stacey Lankford Pennington has been involved in planning, design, community

engagement and development in Downtown San Diego for fourteen years (since 1999).

Initially working with Lankford + Associates, she was very involved in Broadway 655 +

Smart Corner. After a few years in the industry, she pursued a Master in Urban Planning

at Harvard University Graduate School of Design, graduating in 2005. She was awarded

the Harvard University Frederick Sheldon Traveling Fellowship to research sustainable

innovative housing delivery systems in urban environments in Europe.

Stacey created SLP Urban Planning, an Urban Planning and Design firm focused on

integrating best practices in sustainability and community engagement in 2006. While

she spent several years balancing a broad spectrum of clients and projects, her current

work is focused entirely on the planning, design and implementation of Makers Quarter,

San Diego’s next urban neighborhood.

Stacey is a member of the Downtown San Diego Partnership Board of Directors and

Move San Diego Board of Directors. She is heavily involved in the Downtown Vision

Plan as a member of its Urban Design Steering Committee. She also serves on the East

Village Association Design Committee.

Brad Termini co-founded Zephyr Partners six years ago with a commitment to building quality residential projects throughout San Diego County.

He has overseen $700 million in development and has been instrumental in driving the innovative thinking that maximizes the company’s relationships with both homeowners and investors. Termini has a keen focus on making opportunistic investments in choice locations that have resulted in more than 20 successful projects in areas such as Carlsbad, La Jolla, La Mesa and Oceanside.

Termini started his career in western New York where he was immersed in the day-to-day activities of his family's real estate development and management company. His first real-estate related job, as a young boy, was working as a construction laborer. Since then he has gained 20 years of hands-on experience in every aspect of the industry – with an emphasis in construction and property management, sales and marketing.

After relocating to California in 2003, Termini landed a job with The Corky McMillin Company, at the time a leading privately owned real estate development firm specializing in both residential master planned communities and commercial properties. He was a key member of the McMillin team that masterminded and implemented the redevelopment plan for the much anticipated Liberty Station, the former Naval Training Center which is now a major San Diego hub and mixed-use development.

As a founding partner of Zephyr, he is closely involved in the acquisition of properties, finance and oversight of the entire Zephyr team. Termini is an active member of the San Diego Building Industry Association (BIA) and serves on its Presidents’ Council.

Throughout his career in real estate, David has demonstrated the ability to conceptualize and implement unique solutions for each site he has encountered. No two projects are the same. Each place, whether it be primarily retail, entertainment, office, or multi-family, draws its inspiration from the site’s context and history, and is therefore fully integrated into its surroundings. This approach has resulted in places that produce long-term value for the community as well as ownership.

In 2011, David and Pete Garcia formed I.D.E.A. Partners to lead the development of the I.D.E.A. District (Innovation + Design + Education + Arts) in downtown San Diego. This transformative initiative, located on 35 city blocks in the Upper East Village, aims to create a vibrant, sustainable mixed-use neighborhood that will generate thousands of high-paying design and technology jobs in the next 10 years.

David has also led the development of signature projects including The New Amsterdam Theater, NYC; Disney Ice, Anaheim, CA; Hollywood and Highland, Hollywood, CA; and Paseo Colorado, Pasadena, CA

Doug Austin, FAIA, is Founder, Chairman and CEO of AVRP Studios, a California-based architectural firm well known for its expertise in the design of affordable housing and the urban environment. Mr. Austin is recognized by his peers as a visionary design leader. Since establishing his firm in 1976, he has led teams in designing projects both domestically and internationally that have been recognized with over 150 awards for design excellence.

Doug’s passion for architecture and his mission to make housing available to all, led him to some of the first micro-unit housing during the 80s in trying to make homes naturally more affordable through design as an alternative to unsustainable government subsidies. He challenged the building Industry, who was faced with inclusionary housing issues, to build two projects that ranged in size from 195 SF per unit to 295 SF. The premise was simple “if people can’t afford more there should be a good option to buy or rent less?” In its outside-the-box nature, the firm was recently awarded US and International patents for a new methodology involving prefabricating modules that act as the formwork for Concrete buildings up to 75 stories in height that hold the potential to save significant construction cost and time in the process.

Austin serves as Chair of the Advisory Board for YIGBY (Yes in God’s Backyard), which is an organization committed to finding innovative ways to house its poor and homeless. YIGBY is one of many ways that represent AVRP Studios’ commitment to the larger goal of housing for all. Austin served as the Vice chairman of San Diego’s Redevelopment Agency and currently sits on the City’s Planning Commission.

Austin received his B’ARCH from Cal Poly SLO, where he is an Honored Alum and serves on the President’s Council of Advisors. His firm sponsors a grant each year for “Housing Innovations”. Austin has furthered his post graduate education studying at the Harvard’s Graduate Center for Design and participating in the exploration of workforce housing at Harvard’s Joint Center for Housing.

Mr. Parekh brings over 15 years of diverse real estate experience to HP Investors, including institutional private equity, real estate investment banking, and as a direct investor. He manages the day to day operations of the firm, as well as deal sourcing, asset management and fundraising.

Prior to founding HP Investors, Mr. Parekh acquired, structured, and managed over $3B in real estate investments in New York City for The Carlyle Group, one of the largest private equity real estate investors in the world. His projects at Carlyle included helping acquire and manage the successful development of multiple large-scale residential condominium projects as well as other office and retail investments.

In addition to his experience at Carlyle, Mr. Parekh has held positions as a real estate investment banking associate at Merrill Lynch and as a corporate strategy consultant at Deloitte.

Mr. Parekh holds an MBA from the Wharton School at the University of Pennsylvania, and a BS from the Marshall School at the University of Southern California.
