Founder of RAF Pacifica Group and Co-Founder and Principal of SR Commercial, Adam Robinson is a strategic real estate investor and operator specializing in the acquisition, development, operations, and management of commercial real estate.

Robinson is currently acquiring land and developing speculative commercial real estate, primarily in San Diego County. Over the past few years, he has acquired 2.5 million square feet, more than 2 million of which is for a long-term hold, and has an additional one million square feet of speculative development in the pipeline over the next 24 months. He oversees a portfolio of more than four million square feet of real estate, with a niche focus on office and industrial product.

Robinson has directed more than $1.3 billion in investments and has focused his career on establishing the vision and strategy necessary to execute successful value-add commercial real estate transactions. His deep industry expertise in acquisitions, development, and brokerage, combined with his strategic networking, has enabled him to successfully drive value and attractive returns for his capital partners.

Robinson has been a featured speaker at the University of San Diego, as well as at commercial real estate conferences such as NAIOP and SIOR. He is also an investor in multiple operating businesses.

Robinson holds a Bachelor's Degree in Business Administration from the University of San Diego. He is a licensed real estate broker in the state of California and holds numerous professional affiliations, including CCIM, SIOR, and CPM. He is the past president of the San Diego chapter of SIOR.

Ben Badiee is the founder and CEO of Badiee Development Inc. (“BDI”) and several other successful business ventures. Mr. Badiee formed Badiee Development in 2003 and currently has upwards of $1 Billion dollars of Industrial real estate development pipeline in Southwestern markets, which offers compelling investment structures in up & coming markets with high quality amenities and customer service.

Mr. Badiee’s vision for Badiee Development is to create a long-term real estate firm and operation that creates valuable outcomes for those with a financial relationship with the company as well as through the company’s strategic corporate philanthropy.

He is responsible for developing private and equity investment strategies, acquiring the land and hiring professional firms as well as securing construction and permanent financing, leasing and positioning of assets. Julie Kilpatrick is a Senior Managing Director for CBRE’s Project Management Advisory team for the West Region, overseeing operations and teams in Southern California, Arizona and Hawaii. Ms. Kilpatrick brings over 25 years of expertise to CBRE, with experience in leading, managing and delivering complex real estate projects. Her expertise encompasses a diverse range of specialties, including leading acquisitions, valuations, appraisals, entitlements, zoning changes, space lease and ground lease negotiations, design management, construction management and administration, budgeting/financing, asset management, and capital program & portfolio facilities management for both large global Fortune 500 companies all the way down to start-up’s and privately held growing companies across a diverse sector of asset classes including ground up, redevelopment, major infrastructure, office, life science/research, labs, academic buildings, retail, hospitality, industrial, performance venues, medical office buildings including OSPHD/HCAI, and multi-family.

Prior to joining CBRE, Ms. Kilpatrick served as the Director of Real Estate, Acquisitions & Public-Private Partnerships (P3) for the University of California San Diego. In this role, she was responsible for managing over $5 billion in P3 development over a 10 year capital plan including overseeing the University's new investment portfolio of off-campus properties totaling 600,000SF and collaborating closely with prominent UC San Diego institutions such as the Scripps Institute of Oceanography, the Natural Reserves System and UC San Diego Health. Ms. Kilpatrick led large-scale real estate projects that played a vital role in UC San Diego Health's ambitious $4 billion redevelopment of the Hillcrest Campus and the UC San Diego Blue Line Trolley. Her contributions significantly improved access to faculty, visitors students and quality patient care for residents throughout the region.

Ms. Kilpatrick began her career, and spent nearly two decades, at JLL’s Project Development Services group and was a Senior Vice President leading the Southwest Region, based in San Diego. Ms. Kilpatrick was named a Top Performer at JLL every year since 2003, excelling at client service and operational excellence. She received the company's coveted DaVinci Award—the highest honor awarded to professionals in Project and Development Services—for being instrumental in the development and execution of a single currency procurement program for the firm's multi-national global clients located across 5 continents.

Sean Williams joined CBRE in 2012 specializing in facilitating expansion/ consolidation and relocation strategies for local and national corporations. Mr. Williams also works with institutional owners and developers to market, lease and sell industrial and office properties. In 2015 Sean completed 121 lease and sale transactions, totaling 2.5 Million square feet, with a total deal consideration of $118 Million. Over his short tenure at CBRE, Sean has completed over 315 lease and sale transactions, totaling approximately 4.5 Million square feet, with a total deal consideration of approximately $228 Million. Mr. Williams began his real estate career in 2005 as an associate in business development with Newmark Knight Frank. In 2006 Sean was recruited to join the Institutional Advisory Group at Cushman & Wakefield where he oversaw the marketing efforts for a 586,000 SF property portfolio and completed a number of high profile and complex tenant representation assignments. Sean believes that effective communication is key in establishing credible relationships with his clients and is a critical component to successful real estate transactions. This belief creates the ability for Mr. Williams to always put the clients best interests first and builds a foundation of trust. In his spare time, Sean enjoys spending time his wife Juliette as well as playing golf and being active outdoors.

Bruce is president and CEO of McDonald Property Group, a privately owned regional development firm. During his 35-year career he has focused on industrial developments throughout Southern California, with extensive experience in forming institutional joint ventures and delivering full service development activities. His background includes the development of 12 million square feet of commercial space that is valued in excess of $1 billion. He has extensive experience in negotiating major leases and build-to-suit transactions, and has strong real estate management experience. Bruce was the President of Master Development Corporation (MDC), a regional commercial development firm he co-founded in 1995 and continuously operated through 2010. He was responsible for overseeing joint venture equity, debt financing, and development and construction activity while at MDC. From 2010 to 2013, Bruce was managing director and head of US Investments for DEXUS Property Group (ASX: DXS). He oversaw all US REIT operations in this capacity, including development, financial reporting, and asset and property management activities. He headed up the $1.5 billion sale of the entire US REIT for DEXUS, including a $770 million portfolio sale to Blackstone and a $560 million disposition of properties and REIT shares to Heitman. Bruce is also the managing member and partner of Thoroughbred Properties, Inc., an active industrial property management company, and the Summit House Restaurant, a fine dining restaurant located in Fullerton, California, which he co-founded in 1991.Bruce graduated from Stanford University in 1978 with a Bachelor of Science degree in Biological Science. He holds both a current California General Contractor B-1 License and a Real Estate Broker License, and is a LEED Green Associate.

With more than two decades of experience and an impressive record of accomplishment, Senior Vice President of Acquisitions Bob O’Neill brings to CapRock Partners a masterful understanding of all areas of the commercial real estate business. As Senior Vice President of Acquisitions for the firm, O’Neill is specifically charged with extending the investment company’s holdings across Southern California and into Phoenix, Arizona. In this effort, he will work closely with President Jonathan Pharris and other key members of the CapRock Partners team. Throughout his career in commercial real estate investment, O’Neill has successfully capitalized on his professional reputation, market knowledge, and extensive real estate network to orchestrate the acquisition, repositioning, operation, and disposition of office and industrial assets totaling more than 6.5 million square feet in trades exceeding $800 million. In a brokerage capacity, O’Neill has served as lead client contact and brokerage team manager, executing more than 650 transactions for office, industrial, medical office, and retail properties in more than 100 cities nationwide. Prior to CapRock Partners, O’Neill held senior acquisitions and brokerage leadership positions with some of Southern California’s leading investment firms, including EverWest Real Estate Partners, First Industrial Realty Trust, Inc., GW Realty, Inc., and Grubb & Ellis Company. By maintaining a sharp awareness of market conditions, competing projects, and related economic developments and leveraging his extensive network of broker, developer and principal relationships, O’Neill successfully positioned himself as a top producer in commercial real estate. Patrick Schlehuber

Mr. Schlehuber has led Rexford Industrial’s property acquisition efforts since joining in 2009. He is also a member of Rexford’s Investment Committee. To date, Mr. Schlehuber has led the acquisitions team through 131 property acquisitions totaling nearly $2 billion and adding 17.2 million square feet to Rexford’s portfolio. Mr. Schlehuber has over 20 years of property investment and finance experience including acquisitions, dispositions, asset and construction management and leasing throughout California. Prior to his time at Rexford, Mr. Schlehuber was an Investment Officer at First Industrial Realty Trust, another publicly traded Industrial REIT. Additionally Mr. Schlehuber spent time working in investment banking and financial consulting at Relational Advisors (formerly Batchelder & Partners) and Arthur Anderson. Mr. Schlehuber is a Chartered Financial Analyst and Certified Public Accountant (Illinois-Inactive). He received his Bachelor’s degree in Finance from the University of Notre Dame.

Brett Turner

As Managing Director, Brett Turner oversees the sourcing and underwriting of potential commercial real estate acquisitions, as well as asset-level financing and dispositions. As a member of both the investment and operation committee, Turner holds an essential vote over all major investment decisions. Turner entered commercial real estate while still in his teens, which allowed for a broad range of experience, including acquisitions, dispositions, finance, development, asset management, environmental remediation, and leasing. Turner has executed transactions of more than 75 properties valued at over $1.1 billion across the Southwest region.

Prior to joining BKM Capital Partners, Turner worked with Brian Malliet in Voit’s Investment Services Division in Newport Beach, California. Turner’s responsibilities included sourcing, underwriting and acquiring industrial and office properties throughout the southwestern United States. At Voit, he coordinated due diligence processing, lease analysis, acquisition financing and market analysis. Additionally, he participated in fundraising activities, including private placement memorandums, investor meetings and joint venture agreement negotiations. Turner successfully helped Voit reignite its investment platform after a five-year hiatus, investing $54 million in industrial commercial real estate in Southern California and Nevada, always achieving greater than a 22% IRR.

Prior to Voit Real Estate Services, Turner held a key role within the acquisition department at Bixby Land Company, a Southern California-based, privately held REIT. His responsibilities included sourcing, underwriting, acquisition and disposition of office, industrial, R&D and retail properties in the southwestern United States. Turner helped reconstitute Bixby’s portfolio from Class C retail assets to Class A industrial on behalf of the Bixby family REIT, substantially increasing its annual income. Turner was also instrumental in creating a post-recession investment platform, allowing Bixby to leverage its equity with institutional capital partners to invest in distressed industrial and office properties. Through the financial crisis, Turner was responsible for 30 transactions totaling $346 million.

Turner started his career in real estate finance, holding positions at Holliday Fenoglio Fowler (HFF) in Irvine, California and Barclays Capital in New York City. Turner assisted in the origination and execution of debt financing on office, industrial, retail, multifamily, and hotel. He collaborated with originators, borrowers and brokers nationwide, as well as performing modeling due diligence and coordinating third parties to produce credit memos for funding. He was also involved in asset management and preparation of post-funding securitization reports.

Turner graduated from University of California, Davis with a Bachelor of Arts degree in Economics and is a member of the NAIOP National Developing Leaders and NAIOP Southern California Young Professionals Group.

Catherine Hastings has served as our chief financial officer since June 2017 and our chief accounting officer and treasurer since January 2017. Until December 2016, Ms. Hastings served as vice president, internal audit of BioMed Realty Trust, Inc. (formerly NYSE: BMR), a REIT specializing in acquiring, leasing, developing and managing laboratory and office space for the life science industry, having joined BioMed Realty in 2009. Prior to BioMed Realty, Ms. Hastings was director of financial accounting and audit for The Corky McMillin Companies, a privately held real estate land developer and homebuilder, from 2004 to 2009. From 1997 to 2004, Ms. Hastings served as a senior manager with KPMG LLP, where she audited the financial statements for public and private companies in a broad range of industries, with a focus on real estate. Ms. Hastings received her Master of Science in Accountancy from San Diego State University and her Bachelor of Arts in Economics and minor in Management from the University of California, Irvine. Ms. Hastings is a Certified Public Accountant, Certified Internal Auditor and a member of the American Institute of Certified Public Accountants, CalCPA and the Institute of Internal Auditors.
