LDK Ventures: McClellan Park – Industrial Portfolio: McClellan Park represents one of the most dynamic adaptive-reuse industrial campusesin Northern California. Spanning more than 3,000 acres and more than 10 million square feet of existing buildings, the park has evolved from a former Air Force base into a diversified logistics, aviation, and advanced manufacturing hub. Our team has spent the last two decades repositioning legacy facilities while selectively introducing new development to meet modern industrial demand. That strategy includes redeveloped flex and warehouse assets alongside ground-up projects such as McClellan Logistics Center I and II, which bring new Class A industrial inventory to a supply-constrained Sacramento market. Looking forward, we have multiple entitled industrial sites on the west side of the campus that will support the next phase of growth at McClellan Park. With significant infrastructure already in place, the park continues to offer a unique platform for large users seeking scale, flexible building configurations, and proximity to the Sacramento region’s workforce and transportation networks ///// Metro Air Park Logistics III – 7070 Badiee Drive: Metro Air Park Logistics III is a recently acquired Class A industrial asset located within the rapidly expanding Metro Air Park submarket near Sacramento International Airport. LDK Ventures acquired the property as part of its broader strategy to expand its logistics portfolio in Northern California’s high-growth distribution corridors. The building offers modern clear heights, efficient loading, and direct access to Interstate 5 and regional air cargo infrastructure. Shortly after acquisition, the project secured a lease with Transitions, reinforcing continued tenant demand in the Metro Air Park market. The building currently has remaining space available, providing an opportunity for additional users seeking new- generation logistics space in one of the Sacramento region’s most active industrial submarkets ///// NorthBay Logistics Center III – Vacaville, CA: NorthBay Logistics Center III represents LDK Ventures’ third industrial development in the Vacaville market, continuing the firm’s strategic expansion along the highly trafficked I-80 logistics corridor between Sacramento and the Bay Area. The project builds on the success of our earlier NorthBay developments, which attracted strong tenant demand due to Vacaville’s central location and access to both regional and port-driven distribution networks. NorthBay Logistics Center III is being developed as a modern Class A logistics facility designed to meet the needs of today’s distribution and e-commerce users. Construction of NorthBay Logistics Center III has been completed, delivering two Class A industrial buildings designed to accommodate a range of modern logistics and distribution users. The project is currently available for lease, offering flexible occupancy opportunities across the two-building configuration. The buildings feature modern clear heights, efficient dock-high loading, and thoughtful site design to support today’s high-throughput operations. The development also includes ample trailer and auto parking, generous truck courts, and strong visibility within the Vacaville logistics corridor—an increasingly sought-after location for companies serving both the Bay Area and Northern California markets ///// The Railyards – Sacramento, CA: The Railyards is one of the largest infill redevelopment projects in the United States, transforming 244 acres immediately north of downtown Sacramento into a vibrant mixed-use district. The project combines historic preservation with new development, including adaptive reuse of the historic Central Shops buildings, new residential communities, office space, retail and entertainment venues, and major civic infrastructure. Current activity includes significant site and infrastructure improvements to support future phases of development. Construction and redevelopment efforts are progressing across multiple components of the project. Kaiser Permanente continues development of its medical campus, the historic Paint Shop is being reconstructed to become a 3,500-seat live entertainment venue, and planning continues for additional residential and commercial phases. The Railyards will ultimately create a dynamic extension of Sacramento’s urban core and serve as a catalyst for continued economic growth in the region ///// Pioneer Logistics Center – Sparks, NV: Pioneer Logistics Center represents LDK Ventures’ entry into the rapidly growing Reno-Sparks industrial market, one of the most active logistics corridors in the western United States. The project was acquired as a strategic development opportunity to capitalize on the region’s strong tenant demand driven by e-commerce, advanced manufacturing, and West Coast distribution. Since acquisition, the team has completed key entitlement and site preparation work to position the property for development. Phase I of Pioneer Logistics Center is scheduled to break ground this summer and will introduce modern Class A industrial space designed to serve regional and national logistics users seeking proximity to Interstate 80 and the broader Reno-Tahoe industrial market.
