An engineer and designer by training, Eric is drawn to innovative new ideas that make our communities better places to live. At UD+P, Eric concentrates on acquisition, development, finance, and property management. He oversees budgets and the acquisition-to-construction phase of new projects, and he initiates loans for our private real estate funds.

Before UD+P, Eric was a project manager at Pacific Bay Investments in Berkeley, California. Prior to that, Eric managed engineering projects for Cypress Semiconductor, Maple Optical Systems, Leapfrog Toys, and the National Science Foundation. Eric holds eight patents and has published several papers related to this work. He earned an MBA with a focus in real estate finance from the Haas School of Business at UC Berkeley, as well as BS and MS degrees in electrical engineering from Mississippi State University. Eric currently serves as a Vice President of the Central Eastside Industrial Council and Urban Product Council Chair of the Portland Chapter of the Urban Land Institute.

Christine Zinkgraf is a Project Executive at Truebeck Construction, an industry-leading, full-service general contractor servicing the west coast and specializing in complex and technical building, including a focus on the mission critical and data center space. A seasoned A/E/C industry veteran, her comprehensive 20-year career has been predominantly focused on data center projects, having spent time on the trade partner, client, and now, general contractor side of this specific market sector. Christine’s background and experience in engineering, client relations, and general contracting has created a well-rounded balance of technical ability and customer management that she is able to utilize to drive value for Truebeck’s clients. With her specialty in mission critical construction, Christine has delivered over $550 million and nearly one million square feet of high-efficiency data center solutions, including major campus projects for Vantage Data Centers, T5 Data Centers, and Facebook. Christine is a licensed Mechanical Professional Engineer and received her B.S. in Mechanical Engineering from California Polytechnic State University, San Luis Obispo.

Isaac has been active in the field of architecture for more than 25 years. He has a breadth of experience designing multi-family urban housing projects. This includes a strong background in affordable housing as well market-rate condominiums and apartments. Isaac’s greatest strength on project teams is understanding the big picture. He enjoys moving from design to project management to construction detailing.

Andy is a commercial insurance agent that specializes in the use of risk management and alternative risk strategies to help his clients reduce their premiums and run more profitable businesses. He has been at PayneWest Insurance since 2006.

His law school background has given him a unique understanding of the way insurance relates to the liabilities a business faces. With a full understanding of the principles of negligence and liability, Andy helps his clients transfer or avoid risk rather than just buying insurance to cover the risk.

Andy’s current specialties include developers and owners of commercial and residential real estate and construction contractors.

PayneWest Insurance has also developed many free tools for businesses to use to become safer and more efficient with their risk management. Oftentimes clients are given next to nothing in terms of risk management, and we aim to change that scenario.

Andy is married to a lovely woman, Amy, and together they have three girls and a boy. He enjoys coaching his kids’ athletic teams and exploring the outdoors with his family and friends.

Kymberly Horner is the Executive Director for Portland Community Reinvestment Initiatives, Inc. (PCRI). Hired in July 2019, she is only the second person to serve in this position since PCRI’s formation over 28 years ago.

PCRI’s ongoing mission is to promote housing justice through advocacy, services, affordable housing and wealth creation for systemically disenfranchised people, particularly those of color. PCRI owns and operates over 700 units in the North/Northeast section of Portland, and Kymberly sees having a strong organizational foundation to work from as a key strength to allow her to help manage during these current economically challenging times.

In the midst of COVID-19, she oversaw and helped staff to navigate the challenges of the financing and construction of King + Parks, a 70-unit affordable housing rental project. Additionally, between 2019-2020 Kymberly and her staff completed the development of two separate for-sale townhome projects resulting in approximately 10 income qualified families becoming homeowners!

Originally from Westlake Village, California, Kymberly discovered her love for civic engagement at an early age. Growing up, her father served as Mayor of Thousand Oaks and was a Thousand Oaks City Councilmember for 18 years.

Kymberly got her start in public service working for California Congressman Brad Sherman. Working in constituent services allowed her to acquire the skills needed to untangle bureaucratic snarls and make the government work for its citizens.

She worked for the City of Oxnard for over 17 years serving most recently as Oxnard’s Economic Development Director. In that position she oversaw downtown revitalization, business attraction and retention, and retail attraction and retention.

In addition to setting and achieving housing and economic development goals, on New Year’s 2015, Kymberly set a personal challenge for herself to eat a piece of chocolate every day! With the support of family and friends who surprised her every so often with sweet treats, she achieved this goal and has stuck with it to this day.

Vanessa Sturgeon became president and CEO of TMT Development in 2003. Founded by her grandfather, Thomas P. Moyer, Vanessa started learning the business while still in college. Today, she leads a team that manages more than 6.5 million square feet of mixed-use high-rise assets, retail shopping centers and industrial parks in Oregon and Washington.

Her grandfather’s entrepreneurial spirit and fierce commitment to Portland is evident in the way Vanessa leads TMT and serves her community. With countless business accolades and extensive board service to her credit, gratitude for the life she leads fuels her “love what you have” philosophy and her passion to help those who struggle with inequity.

As a mom to three boys, Vanessa loves the feeling of family at TMT. “We all like each other. It’s authentic. We don’t take ourselves too seriously. We laugh a lot … we have fun. I can dish it, but I can take it, too.”

The company she leads places a high value on service. Service to tenants, business partners, coworkers and community. Empowering people to lead and serve from wherever they are is something she believes in; something she learned from mentors who let her make mistakes and build her reputation.

“My grandfather placed a high value on service, on how you treat people … on being embedded in and connected to the community in lots of different ways. That’s how you impact change.”

Vanessa attended Santa Clara University, Atkinson Graduate School of Management and Willamette University College of Law.

Michi has an abiding passion for understanding cities and buildings, and the communities and people that inhabit them.

As Director of Development, Michi oversees the development of all Killian Pacific’s projects and acquisitions. Michi is a member of the firm’s Executive Leadership Team and Investment Committee. She serves on the City of Vancouver’s City Center Redevelopment Authority, the board of Oregon Smart Growth, is a member of the ULI Portland NEXT Committee, NAIOP, and CREW Portland, and is a volunteer with ULI’s UrbanPlan Portland. She previously served on the board of Greater Portland Inc., as co-chair of CREW Portland’s Forecast Event Committee, and volunteered for ULI Northwest’s Everett Technical Assistance Panel.

Before moving to Portland, Michi spent eight years with Tishman Speyer in New York, Washington D.C., and Shanghai, and spent several years prior with architecture firms in New York and Los Angeles.

Michi received a Bachelor of Arts in Architecture from Yale University and a Master of Business Administration from the Kellog School of Management at Northwestern University.

As far as Anna Mackay can tell, real estate development is up there as one of the most effective ways to proliferate social change. Her chosen city of Portland has supported her notion for fifteen years in various roles in architecture, construction, and development. She’s been involved in dozens of catalytic real estate projects, including as the Director of Development at Guerrilla Development. Her buildings achieve affordability and community buy-in through the utilization of crowdinvesting, internally-subsidized financial models, and bold public art.

Anna founded Sister City in 2020. Every Sister City project reevaluates standard development practice to emphasize a just balance of equity - social, environmental, and financial. Her current projects include construction on the Annex, Portland’s first affordable housing project to utilize cross-laminated timber and the development of Shortstack alongside Jessy Ledesma of HomeWork Development. Shortstack is a housing solution that delivers 100 responsive, replicable, “missing middle” units over four sites in Portland.
