Lee brings more than 25 years of senior real estate investment experience, overseeing firm-wide strategy across acquisitions, dispositions, capital formation, and capital markets. As Co-Founder and Managing Partner of Vital Capital Partners, he also co-founded HPA Exchange (HPAXchange.com) alongside Thuy Turner, a joint-venture platform designed to deliver tax-advantaged 1031 investment solutions. Under his co-leadership, the firm has acquired over $400 million in assets since 2016, including more than $50 million in 1031 DST investments since 2024.

Previously, Lee founded and served as Principal of Silver Portal Capital, a boutique real estate investment banking firm focused on institutional capital placement, merchant banking, and strategic advisory services for private and public real estate companies. Prior to 2016, he advised on, placed, or invested more than $4 billion of real estate capital for institutional and private investors. During his tenure with HPA, Lee was a member of the GP executive team and played a key role in sourcing and executing more than $400 million in investment fund acquisitions, contributing to the full-cycle performance of the HPA Growth Fund.

Lee is also the Founder of SIG Equity Partners, through which he has acquired, repositioned, and redeveloped value-add and workforce housing communities across the Southeastern United States since 2004, with a long-term focus on infill multifamily assets.

Lee holds a BBA from Eastern Kentucky University and Pepperdine University’s Graziadio School of Business. He is a California-licensed Real Estate Broker and a Certified Commercial Investment Member (CCIM), and previously served as President of the Greater Southern California CCIM Chapter. He is Chairman Emeritus of the Graziadio Alumni Network, a board member of the Young Presidents’ Organization (YPO), and an Honorary Kentucky Colonel.

Eric Gonzales is Senior Vice President and Market Director of Healthcare Banking at Columbia Bank Healthcare. He brings 20 years of banking experience, including 17 years focused on healthcare. Eric leads market growth across California, Arizona, Colorado, Nevada, and Texas, working with ASCs, DSOs, and physician groups. Prior to his current role, he oversaw credit approval and authored healthcare lending policies for the past 10 years, giving him a deep understanding of risk and strategy.

David J. Hrizak is a dynamic, versatile, and seasoned leader with extensive experience in real estate strategy formulation, implementation, and development. Demonstrating a history of creative deal-making, he has been involved in an array of transactions in the office, retail, industrial, medical, and residential sectors aggregating over $400MM.

As an entrepreneur with a proven track record of developing multiple businesses and properties utilizing both personal and private investment capital, he has generated above average returns for partners on every project.

David began a career in real estate in 1995 as a commercial real estate broker marketing cash flow producing assets such as office buildings, shopping centers and apartment buildings. After four years of success and tapping out the potential within a family-owned business, he launched his entrepreneurial career with creation of Investment Property Consultants, Inc., a licensed Illinois Real Estate Broker serving as broker and property manager of investment real estate totaling over $150MM.

In 2001, he formed Burzak Investment Group, Inc., with the goal of locating and identifying real estate development opportunities, either as ground-up development or redevelopment of existing properties. Utilizing creative deal-making and strong negotiation skills, David directed the company’s successful participation in the office, industrial, medical, retail, and residential sectors. Investments included buy, build, and hold for cash flow and buy, build, and sell projects.

In 2010 David founded Streamline Construction & Development Corp., a General Contracting firm, to further enhance investment returns by providing budget cost analysis and project management on development projects. Burzak and Streamline Construction & Development together have facilitated and executed investments totaling over $100MM.

David brings to Streamline Capital Group, LLC experience and expertise including identification and analysis of sites for investment or development, direct involvement in the entitlement process with various municipal bodies and officials, oversight of the construction process, and cultivation of financing relationships.

As a collaborative and community-minded project leader, David spends his time volunteering as Chairman of the Board of Oakwood Creative Care, a nonprofit serving those suffering with Alzheimer’s disease and dementia. He lives with his family in Mesa, Arizona.

Trisha Talbot advises physician owners and investors with opportunities in the healthcare real estate asset class. Her track record in investment sales, landlord representation, corporate representation and tenant representation offers clients trusted experience with comprehensive strategies with pricing, market fluctuations and problem solving solutions that result in successfully close transactions.

Aligning the real estate investment requirements of property owners and physician investors together with the corporate goals of the healthcare companies that occupy medical facilities has made Trisha a leader in the healthcare real estate brokerage community. Her performance and production achievements are recognized annually.

Trisha lives in Scottsdale, Arizona with her wonderfully patient husband and two gracious children that support her drive to make an impact helping clinicians share their gift to heal others.

Chris Grossnicklaus is Healthcare Sector Leader and Director of Healthcare Planning for Corgan. He is responsible for establishing long-lasting relationships with clients and partners as well as leading Corgan’s healthcare studios across the country. He has deep experience in all phases of project work, from concept visioning and development through final construction documents on a wide range of project experience in the United States, Canada, and the Middle East.

Prior to his promotion to Healthcare Sector Leader, Chris served as Principal and Director of Business Development. Chris joined Corgan in 2017 and has gained the trust of and partnered with a variety of healthcare systems to develop impactful spaces for staff, patients, and their families. His strengths as a strategist and relationship builder make him an invaluable leader of the Corgan’s Healthcare Sector, overseeing projects for UT Southwestern Medical Center, Methodist Health System, OSF Healthcare, HCA Healthcare Behavioral Health Hospitals, Saint Francis Health System, Houston Methodist, the Mayo Clinic and UCLA Health.

Chris earned a Bachelor of Arts in Journalism and Master of Architecture from Texas A&M University and is Certified Lean Six Sigma Green Belt. He served as chair of the communications committee for the American College of Healthcare Executives (ACHE) of North Texas from 2019 to 2020; he received the Texas Society of Architects Associate Award and the AIA Dallas Associate Award for his contributions as editor of AIA Dallas Columns magazine.

Sheila Bale joined Cushman & Wakefield in 2016 and specializes in the marketing, sale and leasing of medical

space in the Greater Phoenix area. A seasoned real estate and healthcare professional at the top of her field,

Ms. Bale has facilitated over 780 healthcare and office real estate transactions and projects in the past 23

years. Ms. Bale is recognized throughout the Valley as one of the first commercial real estate brokers to

contact for optimum site selection and positioning of assets.

Prior to her focus in commercial real estate ( 2001) Ms. Bale served as the vice president of product

development for iTool.com, a local dot–com later acquired by Seattle-based Onvia in 2000-2001. From 1988,

prior to graduating from college, until 1999, Ms. Bale was employed by Honeywell/Bull, later Bull HN, where

she worked in software development and contributed to some of the company’s most significant technology

advancements as an individual contributor, project manager and finally director of engineering in the computer

storage division in Arizona.

Ms. Bale graduated cum laude in 1988 from Grand Canyon University, where she earned a bachelor’s degree

in computer science.

As the leader of her commercial real estate team they have been involved with some of the most complex and

competitive transactions in the recent markets, including the disposition of the First National Bank Portfolio for

Sorenson Group Management, placement of IRIS USA’s new US Headquarters in Surprise and multiple site

selections for Skilled Nursing Facilities for OrthoArizona. Currently her team provides agency representation

for Healthpeak and Healthcare Realty Trust portfolios in Arizona, leasing for ground up projects for Irgens of

Phoenix Healthcare developments and many individual owners and physicians looking for the best location.

Ms. Bale also serves as an advisor to cities in Arizona as they grow and strategize healthcare options.

Gonzo is an Arizona native and has been in the Commercial Real Estate his entire career spanning 22 years. He has worked for national General Contractors and Developers and is currently the Regional Director of the Building and Industrial Divisions at Keeley Construction. Gonzo is actively involved with NAIOP DEI program having guest taught and judged for the JA partnership the last few years and ULI Next member. Has served on various Non-Profit boards and philanthropic organizations throughout his career. One of his many passions is mentoring and giving back to young leaders within the industry. Keeley construction is a national Developer/Design Builder based out of STL with offices in Phoenix, New Braunfels, Ft Worth, Fargo, Charlotte, St Louis, and Canton.

Logan began his career by pursuing two of his greatest passions, healthcare and design/development of real estate. Since then, he has continually expanded his skills and knowledge through his 20 years of industry experience as a General Contractor with Layton Construction, Project Manager at Banner Health, and Program Director / Executive Director at Steward Health/CREF. As a member of the Cambridge team, he is focused on expanding the company’s portfolio throughout the western United States. Logan began his undergraduate education at Dixie State University studying Biology and is currently pursuing a degree in Business Administration at Grand Canyon University. Outside the office, Logan is an avid outdoorsman who can often be found enjoying the mountains with his children backpacking, mountain biking, kayaking, fishing, and shooting sports.

Ryan Rodgers has been building acute and ambulatory medical facilities for 20 years. During that time, he's participated in over $2 Billion of healthcare construction. His diverse experience includes various roles as a general contractor, a project management consultant, and currently as an owner's representative. Currently, Ryan leads the Ambulatory Real Estate Program for the largest non-profit healthcare provider in the country. He is proud to have played a prominent role in CommonSpirit's transformation of ambulatory care. His team partners closely with other critical business units to maintain an integrated Ambulatory Design Guideline, which thoughtfully aligns the built environment with the operations team and their processes, to deliver effective, affordable, and quality care to the communities they serve.

Ryan earned a Bachelor of Science in Construction Management from Brigham Young University and a Master of Health Administration from the University of Southern California. He and his wife, Michelle, are raising their 5 children in Phoenix, AZ. When not busy at CommonSpirit, Lieutenant Commander Rodgers is a medical planner in the U.S. Navy (Reserve), striving to meet the medical needs of America’s frontline Sailors and Marines.

Jaime brings 25 years of industry experience to her role as Senior Vice President of Healthcare Development, where she oversees development, market growth and strategy for Ryan healthcare in the Western Division. She collaborates with health systems, physician groups, owners and operators to develop new and repurposed healthcare facilities. She facilitates growth strategies through real estate acquisitions, development, creative capital solutions and building services. A proven leader with comprehensive and diversified industry perspective, Jaime provides creative approaches to identifying reasonable and attainable solutions. Using detailed analyses, research, critical thinking and problem solving, she identifies the most efficient and effective means to achieve the desired result for all parties involved.

Jaime greatly values relationship building, which she fosters through trust, integrity, respect and passion for her field. Combining her two interests of healthcare and real estate, she’s inspired to lead her division with financial aptitude, reliability, high-volume task management and prioritization, and deal creativity.

A desire to help after 9/11 motivated Tara to focus her career on healthcare design. Even though she

would not be in the ER treating patients herself, she found comfort in knowing she could help by

providing healthcare workers with high-quality environments for patient care.

Having worked in healthcare design for nearly 30 years, Tara has cultivated a deep sense of empathy for

patients and a keen awareness of the power of design to improve highly stressful experiences.

As a Health Principal in HDR’s Phoenix, Arizona, architecture studio, Tara leverages her network,

reputation and experience to establish and maintain long-term relationships with new and existing

healthcare clients. With two IPD-lite projects with co-located Big Rooms under her belt, Tara has a

proven track record of working with multidisciplinary teams to deliver designs on time and on budget.

As a mentor, Tara encourages designers to engage in imaginative thinking to develop design solutions

that meet and exceed the needs of various hospital stakeholders.

An active member of the local design community, Tara is the Arizona sponsorship chair of NOMA’s

Phoenix chapter, the co-chair of the Women in Healthcare mentorship committee, and a member of the

Urban Land Institute’s Women’s Leadership Initiative (WLI).
