Her disciplined dedication to unparalleled tenant service drives the highest tenant satisfaction and renewal rates in the market. Esther earned a B.A. in Economics from Ohio Wesleyan University.

Michael Sweeney

Michael J. Sweeney is a Vice President with Avison Young’s Philadelphia office after joining the firm in March of 2018 after being a Director with Cushman and Wakefield. With over 15 years of experience in commercial real estate, Michael’s experience includes lease negotiations, tenant relocation/renewals, and implementation of “C-level” multi-state strategic real estate planning. His focus is on the Suburban Philadelphia market, where he has successfully represented over 3,000,000 SF of office and high-finish flex transactions during his previous tenures. Additionally, Michael led the leasing operations for Pennsylvania Business Campus (Horsham, PA) from 2013-2017, where he was responsible for a 40-building portfolio spanning across 2.4 million square feet containing over 150 tenants.

Over his career Michael has worked for Liberty Property Trust, Workspace Property Trust and Jones Lang LaSalle. He has been named a Costar Power Broker for Philadelphia Office Leasing. A graduate of Villanova University, Michael is additionally a member of the Montgomery County Development Corporation (MCDC), and volunteers with Merwood Park Civic Association, Habitat for Humanity, and coaching with Haverford Soccer Club & Brookline Baseball.

Stephanie Hayden

Hayden Real Estate Investments

Stephanie Hayden is a Leasing Associate at Maguire Hayden Real Estate Company, a privately-held, fully integrated commercial real estate investment and operating firm based in Conshohocken, PA. The company primarily acquires, repositions and manages office, industrial and flex properties in the Mid-Atlantic region.

Since the fall of 2011, Ms. Hayden has been a member of the leasing team for all acquired properties at Maguire Hayden. She focuses on industrial, flex, office and retail product.

Along with leasing duties, Ms. Hayden oversees the marketing department of the company on a daily basis.

Ms. Hayden also hosts a podcast called “High Five Success Stories with Steph Hayden” where she interviews successful people from all different industries. She has featured several of Maguire Hayden’s existing tenants.

Ms. Hayden is a 2010 graduate of the University of Pennsylvania where she was a varsity letter athlete on the Women’s Cross Country and Track Team.

Annemarie Caruso

Annemarie Caruso has more than 15 years of experience in the commercial real estate industry closing national and multi-site transactions for two of the largest title insurance companies. Prior to that, she worked as a transactional paralegal at an international law firm, as well as a paralegal for a national developer. Annemarie received her Limited Practice Officer License from the Washington Bar Association, earned a Bachelors’ Degree from West Chester University and an Associate Degree in Paralegal Studies from Miami Dade College.

Annemarie is currently a board member of CREW Philadelphia, a member of NAIOP, the Chester County Commercial Industrial Investment Council and the NFL Alumni Association – Philadelphia Chapter. She was also selected to participate in the 2019 ULI NEXT Flight.

Chuck Hurchalla is the president of Evolution Sustainability Group. He has over 30 years of experience in the deregulated energy markets, including natural gas, electricity and petroleum products. He is considered a subject matter expert on hedging strategies and the fundamental and technical drivers of movements in the energy markets, including renewable products. In addition, he has been instrumental in helping clients develop comprehensive energy management solutions that meet or exceed energy efficiency and sustainability goals.

Summary

  1. Will we see more companies look to the suburbs to have more space and cheaper labor?

  2. Conshohocken has always been a hot spot for suburban offices. Will we see any other towns become a popular office spot?

  3. How far out will employers venture? Are we just looking at inner suburbs or are wider reaches of PA and NJ possible?

  4. Could we see tenants look to a hub-and-spoke model to help accommodate employees?
