The Court at Deptford
Positioned in the epicenter of retail in the market, The Court at Deptford located in Deptford Township, NJ is a shining example of what is possible when real estate value creators are determined to unlock the true potential of their assets. Acquired back in 2014, the 362,000 SF open air value oriented shopping center was struggling with an occupancy rate of only 34 percent. With a prime location in a very strong market, this center was an ideal candidate for a renovation program that included major redevelopment and remerchandising efforts. The DLC Leasing, Construction and Management teams collaborated to turn problems into possibilities. The scope of this extensive multi-million dollar renovation project included a complete façade modernization, new roofing, parking lot improvements, LED lighting work to sidewalks and streetscape enhancements. Additionally, a creative leasing strategy was put in place to bring in a diverse mix of both national and local retailers to serve the best interests of the community.
Currently the center boasts an occupancy rate of 92% and has a robust mix of retail and service providers including food & beverage tenants and specialty retailers such as Burlington, Hobby Lobby, Ashley Furniture Outlet, Shoe Carnival, Kirkland’s, Kids First Swim School, Red Lobster, Olive Garden, Pier 1 Imports, European Wax, Launch Trampoline Park and more. This strategic effort helped revive the center into a popular destination where families can dine, shop and even take a swimming class, all in one location.
“When we first acquired the center we saw a lot of potential to add value and become a major player in the trade area. And I’m happy to say we’ve done just that.” – Chris Ressa, Executive Vice President & Chief Operating Officer DLC Management Corp.
