construction, and real estate for Virtua Health. Virtua is South Jersey’s largest health system with five

hospitals and approximately 300 additional locations throughout the region. Having worked on a

multitude of projects and negotiations over her career, including the region’s first Proton Therapy

Center, Julie’s current responsibilities include executive oversight for care transformation initiatives at

Virtua Our Lady of Lourdes Hospital and Virtua Mount Holly Hospital.

Over the past twenty-five years, Julie has proven to be an industry leader in the health care real estate

and development space. Among the many accomplishments throughout her leadership journey, Julie

has led the facilities efforts for the Epic transformation across the multi-hospital system, the integration

of numerous properties from acquisition activities, the disposition of facilities from a variety of

initiatives, as well as oversight of billions of dollars of capital construction, renovation, and

infrastructure projects. Julie continues to work on facility master planning activities for Virtua, as well as

countless strategic initiatives which will position Virtua well for many years into the future.

As a graduate of Franklin and Marshall College and the Business Management Program of the Wharton

School of the University of Pennsylvania, Julie holds a professional designation with the Counselors of

Melissa serves as Wulff’s Director of Healthcare Design. Creatively analytical by nature; her family often jokes she should have become a lawyer. Instead she employs that skill to bring a sharp focus and thoughtful approach to optimize design solutions for her clients. Over 12 years of experience at every level of the design and construction process gives her a sixth sense for anticipating challenges before they impact a project’s budget or schedule. Staying on top of trends in the healthcare industry enables her and her team to foresee the very different needs of coming generations and their impact on future facility design.

Melissa fundamentally believes that design has the potential to not only improve the lives of individuals but also enhance entire communities. This philosophy is evident in the recently completed Edison 64 Veterans Community. Melissa led the multi-year, $10 million adaptive reuse of this historic school into a certified Green Community for veterans. This unique project integrates healthcare and housing services in an innovative way to ensure our nation’s heroes are set up for success upon their return to civilian life.

Mr. Leibler has 40 years of experience in the real estate industry. He began his career at Schulman Realty Group in 1978 and became President and Chief Executive Officer in 1987, a position he held until 1992. Mr. Leibler joined Sony Corporation in 1993, where he led the development of new business platforms for Sony operating groups. In 1997, Mr. Leibler was elected Chairman of White Plains Hospital, where he had served as a director since 1988. He led a repositioning of the $350 million annual revenue hospital by developing a cancer treatment center, expanding the maternity program to include a neo-natal intensive care unit, creating an orthopedic institute, and laying the groundwork for a cardiac center. He served as Chairman of the Board for five years and continues as a Chairman Emeritus. In 2001, Mr. Leibler was named president and Chief Operating Officer of Skidmore, Owings & Merrill in 2001 making design excellence and project management the firm’s priority. He joined L&L Holding Company as Vice Chairman and Chief Operating Officer in 2004. The Manhattan based real estate investment company focused on purchasing and repositioning office properties. Mr. Leibler graduated from American University with a degree in political science and international affairs and received a Master’s in Business Administration from the Graduate School of Business at Columbia University.

Summary

Healthcare continues to dominate national headlines, with major mergersacquisitions,and uncertainty around the ACA. Subsequently, there have been several opportunities within the real estate market. CBRE's U.S. Medical Office and Healthcare findings propose a variety of outlooks:

·      The senior citizen population (65+), which is the highest per-capita healthcare spending demographic, will double by 2055

·      Cost containment continues to drive hospital consolidation and expansion of outpatient facilities

·      The absorption of medical office space continues to be greater than the supply, which has lead to an 8% vacancy rate (* as of Q1 2017)
