Mr. Germain has senior responsibility for executing the overall strategy of the Company. His responsibilities include

sourcing and originations investment opportunities, oversight of underwriting and due diligence, transaction structuring

and execution, development project management, operations, and asset management.

Prior to co-founding MCB Science + Health, Mr. Germain served as Senior Investment Officer, Investments for Ventas,

Inc., an S&P 500 company and real estate investment trust that owns and manages healthcare, life science, MOB and

senior living properties in North America and the United Kingdom.

As a former member of the Ventas senior leadership team, Germain was responsible for investments within the growing

university, life science, research and innovation center portfolio, the Company’s #1 capital priority. Since inception,

Germain helped grow this portfolio to over $4 billion and over 7MM SF through acquisitions and developments.

Responsible for originating, negotiating, and executing acquisitions and development opportunities, Germain has been

involved in more than

$20 billion completed real estate transactions during his tenure at Ventas.

Germain joined Ventas in 2006. Prior to overseeing the university, life science, research, and innovation center

platform, he served as Director of Acquisitions and Investments for Lillibridge Healthcare Services, a fully integrated

medical office building (MOB) operating company, completing in excess of $4BN in transactions. His earlier roles at Ventas

included asset management of the Company’s MOB and outpatient portfolio where he oversaw operations including

joint venture partnerships, third-party property management, leasing, buildouts, loan compliance, operating and capital

budgeting and financial reporting, as well as roles in acquisitions and corporate finance. He began his career at General

Electric Capital Corporation in the Financial Management Program (FMP).

Germain is a member of the Board of Directors of the Association of University Research Parks (AURP), a dynamic

network of university research parks and innovation district industry leaders. He is a member of the Urban Land

Institute’s University Development and Innovation Council. Germain is a member of the Real Estate Executives Council

(REEC). He served as a member of the Board of Phase 1 Ventures (P1V) from 2016 to 2022, a program from the

Philadelphia Science Center which matches proven entrepreneurs with academic scientists to help move ideas from the

lab to the marketplace by strategically contributing expertise and funding to the commercialization process. He also

served as a Steering Committee member for the Global Institute on Innovation Districts (GIID) from 2019 to 2022. He

serves as Vice President of the Board of High Jump, a non- profit organization that aims to equalize access to education

for Chicago middle school

Jeff DeVuono is the Executive Vice President and Senior

Managing Director of Brandywine Realty Trust’s Pennsylvania

Division.

Mr. DeVuono joined Brandywine Realty Trust in January of

1997. Prior to Brandywine Realty Trust, Mr. DeVuono worked

for LCOR, Inc., a private development company that had a

previous association with Brandywine, where he held a variety

of positions, all of which related to asset management. Before

joining LCOR, Mr. DeVuono was a sales and leasing representative for Cushman & Wakefield of

Philadelphia.

Mr. DeVuono currently serves on the Board, and is a former Chairman, of the King of Prussia

District and is a Board Member of the Center City District (CCD). He is also a member of

CoreNet, the National Association of Real Estate Investment Trusts (NAREIT), the National

Association of Industrial and Office Properties (NAIOP), the Sunday Breakfast Club, and the

University of Pennsylvania’s Wharton School Samuel Zell and Robert Lurie Real Estate Center.

He is a Trustee and Master Planning Committee Member of The Westtown School and is a

Master Planning Committee Member of Waynesborough Country Club. Past Boards include the

Economy League of Greater Philadelphia, University City District, Bartram’s Garden, and The

Center for Emerging Visual Artists.

Greg spent more than 30 years working at all levels in corporate and private industries. He graduated from Howard University, Washington, DC, with a BS in Chemical Engineering and began his career with McNeil Consumer Products Company. Greg then joined Merck and Co. Inc., where he received eight promotions and became a member of the research division executive committee. He joined a midsize real estate development company, where he became COO and a member of the executive team. In 2008, Greg co-founded Mosaic Development Partners, and together with his partner, Leslie Smallwood-Lewis, they have developed over $1 Billion in real estate projects and have created hundreds of construction and full-time jobs. Mosaic currently has $7B in real estate in its pipeline.

Pete serves as Director of Development for Wexford Science & Technology. He actively manages the marketing, leasing, financing, operation and construction of uCity Square – Wexford’s project in the Philadelphia market.

uCity Square is a 6.5 million square foot mixed-use development project located in Philadelphia’s growing Innovation District. Specific buildings that Wexford manages include 3711 Market Street, 3737 Market Street, and 3675 Market Street.

Pete has also managed $30 million worth of pre-development projects in uCity Square, including development and remediation of the former University City High School site and construction of new street and utility infrastructure.

Pete graduated with a Bachelor of Science in Marketing from the Smeal College of Business at Pennsylvania State University.

Paul Shapiro, PE, LEED AP is a Senior Account Manager and Mechanical Engineer at AKF. He is respected throughout the AEC industry for his unique brand of technical expertise and ability to advance sophisticated design and construction projects in today’s increasingly complex built environment. Paul’s 30-year track record of delivering efficient and right-sized, yet comfortable and dependable spaces, is emblematic of his holistic approach to projects.

Recently, Paul has been privileged to work with the team at 3737 Market Street and 3675 Market Street in Philadelphia’s innovation district, uCity Square. These buildings consist of Class A office, coworking, laboratory, healthcare and collaborative space. Paul has also been involved in the utility master-planning of the entire site - when complete, uCity Square will span an impressive 6.5 million square feet of mixed-use development.

Paul leverages his knowledge and know-how to provide precise solutions focused on the unique needs of various occupant types across the workplace spectrum, including financial institutions, universities, and cutting-edge life science and medical facilities. With longstanding ties to Pennsylvania and the Delaware Valley, Paul’s leadership is evident in many of the region's groundbreaking projects, such as Philadelphia’s PNC Bank and the Annenberg Public Policy Center at the University of Pennsylvania.

Having earned an MBA in Finance from New York University and a Bachelor of Science in Mechanical Engineering from Cornell University, Paul brings a broad perspective to the classroom where he is an Assistant Professor at Drexel University's School of Architecture.

Dave later moved to the FMC Tower at Cira Centre South project as the MEP manager before joining the Business Development team. He was promoted to Business Development Manager in 2017. Most recently, Dave was promoted to General Manager of the Philadelphia office in 2020.

Dave received his bachelor’s degree in Civil Engineering from the University of Delaware.

With over 25 years of construction experience, Ryan has a background in geotechnical engineering, facilities project management, and for the majority of his career, pharmaceutical and biotech construction management.

As Director of Project Management, Ryan oversees all project management operations from inception to completion, across all business units. He ensures that the department provides strategic insight during the preconstruction phase and executive oversight during construction by monitoring project cost, schedule, quality, and safety. Ryan’s build experience offers a distinct advantage through developing risk mitigation plans, constructability solutions, and project execution strategies. He deploys Lean construction techniques by guiding his project managers in how and when to implement those methods. Ryan focuses on understanding the clients goals of the project and aligning HSC’s execution plan to deliver success on HSC’s projects.

Ryan joined HSC in 2008 as the Pharmaceutical & Biotech Group Manager in which he expanded HSC’s presence in this sector, along with efforts in the academic and healthcare segments. He continues to maintain close relationships with his bio-pharma contacts. Projects varied from renovations to brownfield and greenfield sites and include, but not limited to, medical device manufacturing facilities; biological pilot plants; infrastructure upgrades; corporate fitouts; and healthcare, academic, and historical renovations. Several of Ryan’s projects received awards such as the ISPE Facility of the Year, ENR Regional Best Project, and GBCA Construction Excellence Award.

Ryan earned a B.S. in Civil Engineering from Drexel University with a minor in Management. He is also member of the International Society of Pharmaceutical Engineers (ISPE), and PA Life Sciences.

Mr. Traynor is the Philadelphia lead for Breakthrough Properties, responsible for all

asset management and development activities in the region. A native of Greater

Philadelphia, Joe is proud to have delivered over 1.5 million square feet of commercial

space throughout the area while working for multiple prominent firms over the past 12

years. Mr. Traynor’s experience includes various product types ranging from

redevelopment and large scale renovations to ground up development. Joe holds an

MBA from Villanova School of Business with specializations in Real Estate and Finance

and a BA in Architectural Design from Yale University.

Michael Davis is the founding partner of The Plymouth Group, a Real Estate and Alternative investment company that has deployed, together with various Joint Venture partners, more than a quarter of a billion dollars of acquisitions in New York City and selected US markets. The company has grown to include development, management, brokerage and advisory divisions. Mr. Davis oversees acquisitions and day-to-day operations of the company, and takes pride in using his years of expertise to add value to the company’s projects on behalf of its private investors. In particular, Mr. Davis leads the design and construction process, where his eye for detail and tenacious attitude assure that Plymouth’s strategic vision is realized.

Prior to founding Plymouth Group in 2003, Michael was an Investment Banker in the Real Estate & Lodging Banking (REIT) group at Salomon Smith Barney/Citigroup, an analyst at a mid-cap hedge fund in the statistical arbitrage area, and a Managing Director at a private investment firm specializing in real estate acquisition, disposition, development as well as corporate restructurings, venture capital, and other related activities.

Chris Stoddard co-leads Ennead’s Commercial and Laboratory Centers of Excellence. A seasoned project director, he has nearly three decades of experience managing large, complex commercial, hospitality, laboratories and higher education projects across the US and abroad.

His meticulous approach to scope, schedule and budget are matched by his broad experience in building systems and construction methods. He brings a collaborative spirit of integrated design to his work by pursuing the common goals of each project’s mission. Throughout his career he has sought to maximize sustainable and wellness features to minimize environmental impact and design healthy, resilient buildings.

Chris’ project experience includes: The Cove, a nearly 3,000,000 sf science-based mixed-use development in Jersey City, which includes 1,500,000 sf of new build commercial and academic life science; and 3737 Science Center, a 434,000 sf commercial lab development for Wexford Development in Philadelphia for the Penn Center for Specialty Care.

Matthew Knowles is a First Vice President with CBRE focusing on tenant and landlord

advisory services for the Philadelphia Life Sciences Consulting Team. He has extensive

transaction experience, domestically and internationally, working with various early-

stage to mature Life Sciences companies and Corporate office occupiers. In addition

to tenant advisory, Matt is involved with the leasing of over 1.5 MSF of Class A life

science developments in the Philadelphia region. He advises his clients in all aspects

of the real estate process, including strategic planning, workplace strategies, financial

analysis, site selection and lease negotiations.

Since joining CBRE in 2006, Matt has managed real estate transactions for several

corporate real estate expansions and completed over 6 MSF of lab, office and

retail transactions. Prior to joining the team, Matt interned with CBRE's Research

and Marketing teams in Philadelphia. During his internships, Matt worked closely

with CBRE sales professionals to provide demographic analysis, market research,

financial analysis and market forecasting.

Justin Pagliaro is a Senior Project Manager and Associate with Hargrove Life Sciences in Philadelphia with two decades of experience. After graduating from Duke University with a B.S.E. in Mechanical Engineering, Justin spent the early part of his career designing commercial HVAC and central utility systems for Vitetta, then transitioned to the life sciences industry in 2007 when he joined CDI Life Sciences. In 2012, Justin helped form Hargrove Life Sciences, LLC in Philadelphia. Hargrove Life Sciences serves the pharmaceutical, biotechnology, food/beverage, and specialty chemical industries nationally and abroad, and offers full-service engineering and architecture design. In ten years, Justin has been a key part in growing the Philadelphia office from 10 to 90 employees. The Life Sciences division is part of Hargrove Engineers + Constructors, which has 17 offices nationwide and over 2,200 employees. In addition to technical expertise in regulatory and code compliance, cold storage and low temperature utilities, and hazardous material risk mitigation, Justin has managed designs and overseen construction for projects ranging from ranging from $50k to $125MM T.I.C. Justin has spent a good part of the last 15 years working on client sites managing capital projects teams, overseeing construction through qualification, implementing operational and maintenance improvements, and critical system audits and troubleshooting. Justin has an M.B.A. from Temple Fox School of Business, is a Professional Engineer licensed in 12 states, and also is a LEED Accredited Professional.

Prior to joining Colliers, Joe was Senior Vice President at Jones Lang LaSalle, where he led the company’s regional higher education, healthcare and public sector consulting and brokerage practices.

Before joining Jones Lang LaSalle, Joe was Senior Vice President and Co-Managing Principal of The Staubach Company in Philadelphia. Projects of note include headquarters for General Instrument (Motorola Broadband), NFL Films, Tyco International, AmeriHealth New Jersey, Parker McCay and regional offices for AIG, U.S. EPA and U.S. GSA.

Joe has managed the acquisition, leasing, and development of more than 4,000,000 SF of office space on behalf of corporate and institutional clients and has developed strategic real estate plans for Air Products, OKI Data Americas, Organization of American States, Kutztown University, Camden County College, Bancroft NeuroHealth, tAmerican Revolution Center and The Wistar Institute.

Anthony is well known for his entrepreneurial ecosystem engagement throughout the city of Philadelphia. He is Co-founder and former CEO of Benjamin’s Desk (now 1776), serving as a champion and growth strategist for entrepreneurs.

Anthony Maher joins Scott Mazo as Partner and President of UPA in January 2019. He is a strong advocate for public/private partnerships and will strategically curate every UPA building with the Philadelphia innovation ecosystem in mind. Anthony’s experience curating coworking space as Chief Growth Officer of 1776 is expansive. Gary worked as a real estate and corporate transactions attorney for 25+ years in several of Greater

Philadelphia’s most sophisticated law firms before leaving the practice of law in 2014. At that time, Gary

joined Tactix as a broker, and has since been working exclusively with end-users of commercial real

estate, whether as tenants or owner-occupants.

Gary executed the relocation of Biomeme’s headquarters, lab, biomanufacturing, and fulfillment

Forge Health is working with Gary on a multi-market basis to expand the clinical presence reach of that

company’s unique, efficacious outpatient and intensive outpatient behavioral health offering.

Gary also has had the privilege of representing several regional law firms, including Weber Gallagher,

In addition to his work with office, laboratory/R&D, and manufacturing users, Gary’s has also leant his

and High Street Hospitality Group.

For the last several years, Gary has also served as an advisor to Penn Hillel. Gary also served on the

Mentor Connect program created jointly by the Philadelphia Association for Capital and Technologies

Lauren Gilchrist is the Executive Vice President and Market Leader of the Greater Philadelphia Region. Gilchrist oversees Newmark Real Estate’s (Newmark’s) full suite of service offerings, managing strategic planning, revenue growth and profitability, recruitment and business development in the company’s Philadelphia, Wayne, Southern New Jersey and Delaware offices.

Based in the Philadelphia CBD office, Gilchrist holds appointments to the Board of Directors for the Philadelphia Facilities Management Corporation/Philadelphia Gas Works, Philadelphia Orchestra, Old City Community Fund, M&T Bank Advisory Board and the Greater Philadelphia Chapter of NAIOP—where she served as Chapter President from 2019 to 2020. Bill is the founder, President, and Chief Executive Officer of the Innovation Space in addition to a member of its Board of Directors. In this role, Bill oversees all operations and is responsible for its overall performance. Prior to joining the Innovation Space, Bill worked for DuPont where he led global operations for science and engineering encompassing DuPont’s open innovation practice that included oversight for DuPont’s innovation centers and regional laboratories around the world. He also has served in a variety of research, marketing, business development, joint venture, and manufacturing leadership roles in DuPont. Bill is very active in cultivating and advancing science across sectors and has served on numerous private company, university, industrial, governmental, and scientific association advisory and management boards and committees.

In his role as Senior Vice President, Philadelphia Project Operations, Ryan leads the strategic direction and continued growth of the Philadelphia office, with a focus on expanding its client base and driving project operations improvements. He is responsible for sales and marketing of DPS Philadelphia’s services, including architectural and engineering design, commissioning, qualification, and validation (CQV), and construction management.

Ryan has over 20 years of EPCMV project delivery experience in the life science and related high-tech sectors and almost 20 years at CRB, most recently as the biotech market business unit lead where he provided strategic direction in addition to developing and executing annual growth plans for the division.

Ryan holds a Bachelor of Science in mechanical engineering from the University of Delaware and is a registered professional engineer (PE) in five states. He is a member of the International Society for Pharmaceutical Engineering (ISPE) and the Bio Industry Organization (BIO). Ryan serves as an active board member for the Joel A. Gingras Foundation.

Elizabeth Mahon is the Managing Principal of HDR’s Philadelphia office. HDR, one of the top 5 global architectural and engineering firms with 40 architectural offices worldwide and 1,800 members in the architecture group, has a Philadelphia practice that is focused on healthcare, academic and civic projects that include the new Patient Pavilion for Penn Medicine and the Brandywine Realty Trust mixed-use towers rising at Schuylkill Yards adjacent to 30th Street Station. Mike is the Northeast Life Sciences Core Market Leader for DPR Construction, an industry leader

in building R&D and manufacturing facilities ranking No. 1 in Pharmaceuticals by Engineering

News Record for the last five years (2021-2017). With over 30 years of industry experience, Mike

has built ground-up life science facilities and complex occupied technical renovations for industry

leaders such as Takeda Pharmaceuticals, Amgen, Vertex Pharmaceuticals, and Novartis. As a

core market leader for the life sciences group, Mike works closely with other experts company-

wide to provide strategic direction on a regional and national level for securing R&D and

manufacturing work. He also supports the operations teams to execute at the highest level by

providing insights on the technical aspects of life sciences projects. This forward thinking has lead

to the successful execution of more than $4B Billion of life sciences projects across the country.

Mike is a member of ISPE and sits on the board of directors for I 2 SL. He volunteers at

Northeastern University sharing industry knowledge on Integrated Project Delivery, construction,

architecture, and engineering programs. Mike holds a Bachelors degree in Engineering

Technology from Northeastern University and is a USGBC LEED Accredited Professional.

Patrick has 18 years of experience designing complex buildings in the life science, institutional, and healthcare markets with a passion for building teams that maximize client outcomes. Recently elected as President at BR+A, he will bring his expertise in leading the firm’s growth and development across BR+A’s 10 national offices. Pat is both a registered professional mechanical engineer and LEED accredited professional. He believes in the importance of designing sustainable buildings that balance the programmatic needs of their occupants with each institution’s vision for a carbon neutral future. Pat has contributed to the design of more than 12 million SF of life science development across the US through building long lasting relationships with clients, including Related Beal, IQHQ, Boston Children’s Hospital, Skanska Development, Boston Properties, Vertex, Boston College, and Northeastern University, amongst others. Pat holds a Bachelor of Science in Mechanical Engineering from Boston University, and is an active member of SCUP, APPA, and ASHE. In his spare time, he enjoys spending time with his wife and young son, playing basketball, ski trips, and days out on the golf course.

KJ is responsible for cultivating and maintaining tenant and landlord relationships

within Philadelphia’s bustling life sciences industry. It’s KJ’s goal to help his clients

find the functional facilities they need based on their specific requirement. KJ has

lived in the greater Philadelphia area for over 15 years, and most recently worked

for one of the region’s top retail brokerage firms where he had experience

handling both tenant and landlord representation. KJ received a BA in Supply Chain

Management from The University of Rhode Island in 2017.

In his free time, KJ enjoys outdoor activities. Hiking, camping and exploring new

places, as well as being active in several sports leagues within the city of

Philadelphia.

Matthew Cleary is a Territory Manager for SageGlass/Saint-Gobain, a 23-year veteran of the

construction community and an accomplished building technology expert. Matt now focuses

on smart glass for the benefits of human health/wellness and sustainability. His background

includes a degree in Mechanical Engineering from Drexel University. Matt is a former board

member of Green Building United and currently serves as a board member of the Philadelphia

Community Corps, the facilities committee at Norwood-Fontbonne Academy and the advisory

board at the Architectural Glass Institute. Matt also took time away from his primary career to

travel, living in Tokyo, Japan, and teaching business fundamentals and technical English to

Japanese engineers and businesspersons. During his free time, Matt enjoys a number of outdoor

sports and activities including rock climbing, surfing, snowboarding and triathlon training.

Brian Klansky is the Northeast Regional Vice President for View (NASDAQ: VIEW). View manufactures a new generation of Smart Windows that get rid of blinds, let in natural light and views, and enhance occupant health while saving energy. Brian is responsible for all aspects of sales and customer satisfaction in the northeast. He is a seasoned tech executive with a passion for sustainability. Prior to View, he led sales and marketing efforts for BrightPower and US Energy Group. Before this, Brian was Vice President of sales at M5 Networks, an innovative cloud telephony company. While at M5, Brian built the business from under $10M to over $50M annually, leading to an acquisition by ShoreTel (NASDAQ: SHOR). Brian lives in NY with his wife, 2 children and dog.
