Don is a Principal and a Regional Director of the Life Science Practice at HKS. He leads business development activities and manages relationships with private, academic and government Life Science clients. Don has dedicated his career to designing facilities that advance research and create life changing scientific breakthroughs for human health.

Pete serves as Director of Development for Wexford Science & Technology. He actively manages the marketing, leasing, financing, operation and construction of uCity Square – Wexford’s project in the Philadelphia market.

uCity Square is a 6.5 million square foot mixed-use development project located in Philadelphia’s growing Innovation District. Specific buildings that Wexford manages include 3711 Market Street, 3737 Market Street, and 3675 Market Street.

Pete has also managed $30 million worth of pre-development projects in uCity Square, including development and remediation of the former University City High School site and construction of new street and utility infrastructure.

Pete graduated with a Bachelor of Science in Marketing from the Smeal College of Business at Pennsylvania State University.

Mr. Traynor is the Philadelphia lead for Breakthrough Properties, responsible for all

asset management and development activities in the region. A native of Greater

Philadelphia, Joe is proud to have delivered over 1.5 million square feet of commercial

space throughout the area while working for multiple prominent firms over the past 12

years. Mr. Traynor’s experience includes various product types ranging from

redevelopment and large scale renovations to ground up development. Joe holds an

MBA from Villanova School of Business with specializations in Real Estate and Finance

and a BA in Architectural Design from Yale University.

Prior to joining Colliers, Joe was Senior Vice President at Jones Lang LaSalle, where he led the company’s regional higher education, healthcare and public sector consulting and brokerage practices.

Before joining Jones Lang LaSalle, Joe was Senior Vice President and Co-Managing Principal of The Staubach Company in Philadelphia. Projects of note include headquarters for General Instrument (Motorola Broadband), NFL Films, Tyco International, AmeriHealth New Jersey, Parker McCay and regional offices for AIG, U.S. EPA and U.S. GSA.

Joe has managed the acquisition, leasing, and development of more than 4,000,000 SF of office space on behalf of corporate and institutional clients and has developed strategic real estate plans for Air Products, OKI Data Americas, Organization of American States, Kutztown University, Camden County College, Bancroft NeuroHealth, tAmerican Revolution Center and The Wistar Institute.

As the Senior Vice President of Economic Competitiveness, Claire Greenwood is responsible

for advancing the Chamber’s work to attract and expand companies, capital, and talent in

the Greater Philadelphia region. Through Claire’s direction, she and her team engage C-Suite

leaders from Chamber members, partners, and investors to actively work to amplify the

region’s competitive advantages and accelerate equitable economic growth.

In support of this work, Claire provides leadership for several Chamber-wide initiatives as

well as its four Councils (Select Greater Philadelphia, Young Professionals, Arts and

Business and CEO Council for Growth). This portfolio is inclusive of leading two industry-

specific Action Teams that advance economic competitiveness priorities and activities in the

energy and life sciences sectors, implementing a multi-platform approach to the region’s

talent and workforce challenges, fostering collaboration and exchange between the creative

and business communities, and building the organization’s partnerships and marketing

campaigns to ensure that companies and talent “Select” Greater Philadelphia.

Claire also serves as the Executive Director of the Chamber’s CEO Council for Growth, a

committed group of nearly 60 business, higher education and civic leaders working to make

Greater Philadelphia one of the global first-tier 21st-century innovation economies.

Claire graduated from the University of Delaware with a BA in Biological Sciences and a

minor in psychology and received her MS in Organizational Dynamics from the University of

Pennsylvania. Claire is a member of the Board of Directors for Campus Philly, the

Philadelphia Convention and Visitors Bureau and the United Way of Greater Philadelphia

and Southern New Jersey.

Audrey Greenberg is Co-founder of Discovery Labs (DL) and the Center for Breakthrough Medicines (CBM), a 2.4 million square foot integrated life sciences innovation hub. Located in the heart of Philadelphia’s “Cellicon Valley,” CBM is a contract development and manufacturing organization (CDMO) that enables rapid development and commercialization of advanced therapies. CBM’s comprehensive service offering accelerates speed to market for cell and gene therapies and mitigates risk through robust platform technologies, advanced analytics, and integrated program and supply chain management. CBM’s vision and execution are supported by a first-class team of seasoned scientists and biopharmaceutical leaders with a unique approach to CDMO relationships which put the client and patient first.

Audrey has a strong track record of building companies through capital attraction and optimization strategies, key strategic relationships, novel technologies, and by assembling the finest management teams. Before launching DL and CBM, Audrey spent two decades working in private equity, investment banking and public accounting. Ms. Greenberg is a dynamic speaker, champion of women’s leadership causes, and mentor to aspiring professionals. Audrey was recently selected by Philadelphia Magazine as one of the top trailblazers in Biotech and was featured on the cover of Main Line Today’s Power Women edition. Audrey has an MBA from the Wharton School at the University of Pennsylvania and is a registered CPA in Illinois.

Audrey is a member of the Board of Directors for New York Mortgage Trust (NASDAQ: NYMT), The Greater Philadelphia Chamber of Commerce and the King of Prussia Business District. She is an active participant in the Chamber’s Diverse Procurement Collaborative, Philadelphia Skills Forward Initiative, CEO Council for Growth’s Cell and Gene Therapy and Connected Health Initiative, and Discovery Starts Series. She is a member in Life Sciences of Pennsylvania helping to organize conferences, participate in Leadership Circles and sponsor events.

Audrey is a fierce advocate for the global recognition of Greater Philadelphia as the number one location for Cell and Gene Therapy. She has spoken at over 50 conferences and panels over the last 12 months passionately promoting “Cellicon Valley” as the perfect location for life science. Audrey is also an outspoken advocate for Diversity, Equity and Inclusion Initiatives and speaks on panels about diverse perspectives being critical components to successful decision making.

Matthew has over 15 years’ experience in target and asset discovery across academic, startup, and

Pharma organizations. He started in traumatic brain injury with the Neurosurgery Department at the

University of Pennsylvania, moved to industry with Merck for in vivo Alzheimer’s Disease small

molecule drug discovery, and then moved to iPierian, one of the first companies to use the induced

pluripotent stem cell (iPSC) platform. Matthew has held further positions at the Allen Institute for

Brain Science and Novartis. He is the current Director at B + labs in Philadelphia, PA, an incubation

site for early- and growth-stage clinically oriented therapeutic companies. Matthew also serves as

SAB Chair for the Schinzel-Giedion Syndrome Foundation, a UK-based non-profit patient advocacy

organization supporting research and discovery efforts for children with SGS.

With more than 15 years of experience in commercial real estate, Janice Wong has

dedicated her career to creating high-quality, thoughtfully designed, and environmentally

sustainable urban places. As a key member of the executive leadership team at Gattuso

Development Partners, Janice oversees the firm’s daily operations and drives strategic

initiatives across real estate development, marketing and leasing, business

development, construction, and asset management.

Prior to joining Gattuso Development Partners, Janice served as Director of Real Estate

Development & Leasing at Liberty Property Trust, one of the nation’s largest real estate

investment trusts. In this role, she evaluated and underwrote commercial urban

development and redevelopment projects valued from $25 million to $500 million. She

also played a central role in the master planning of 21 acres along the Camden

Waterfront in New Jersey, including the development of the LEED Platinum–certified

American Water Headquarters.

Earlier in her career, Janice practiced architecture with SUH Architects in Seoul, South

Korea, and KPMB Architects in Toronto, Canada. She is a licensed architect in Canada

and holds both LEED and WELL Accredited Professional credentials. Janice earned a

Bachelor of Architecture from McGill University, a Master of Architecture from the

University of Southern California, and an MBA from the Wharton School of the

University of Pennsylvania.

Deeply committed to community engagement, Janice serves on the Board of Directors

of Habitat for Humanity Philadelphia, where she previously completed two terms as

Board Chair. Her leadership and industry contributions have been recognized with the

Philadelphia Business Journal’s Women of Distinction Award (2019) and as a Bisnow

Philadelphia Power Woman nominee (2022).

Conversant in Cantonese and French, Janice lives just outside Philadelphia with her

husband and daughters.

Nolan Tapley is an experienced professional specializing in life science real estate investment within the Northeast region. With a tenure of over four years at Longfellow, he actively contributes to deal identification by leveraging an extensive network and market expertise. Collaborating with institutions and partners, Nolan drives successful development and joint venture opportunities while providing comprehensive coverage of the life science sector. He oversees transaction processes and deal structuring to ensure alignment with the investment strategy and success of partnership objectives. With a background in CRE investment and prior roles at AEW Capital Management and Wells Fargo, Nolan brings valuable insights and a proven track record of deal execution. Nolan holds a BS in Finance from Bentley University.

George Poulin, AIA, LEED AP is a Principal at Strada, a multidisciplinary design firm specializing in complex projects to create extraordinary places for people. With twenty years of experience, George has worked on a variety of science and technology-related projects for institutional, developer, and corporate clients. Recent life science projects include the adaptive reuse of 401 N Broad and 3000 Market, and fit-outs for Cambridge Innovation Center, Biomeme, Integral Molecular, and Eli Lilly. George earned a Bachelor of Architecture from Drexel University and is a resident of West Philadelphia.

As Vice President and Director of Mechanical Engineering, Scott is well versed at managing multidisciplinary teams for life sciences R&D labs and pharmaceutical research and production facilities. He has over 30 years of experience providing innovative solutions for a variety of spaces including research facilities, pilot plants, cGMP labs & warehouses, clean rooms and BSL 2, 3, 4 spaces.

Marc Carola, PE has 30 years of experience in the design of life sciences, physical sciences, biocontainment, animal research, and public health facilities. His expertise spans across the various research and development, academic, institutional, corporate, and government market sectors. His extensive experience in large-scale Science and Technology projects is instrumental to his clients and their projects in providing design strategies, sharing lessons learned, and implementing quality assurance. He has helped author several government agency facility design standards for clients such as the National Institutes of Health and the Department of Energy.

Elizabeth Mahon is the Managing Principal of HDR’s Philadelphia office. HDR, one of the top 5 global architectural and engineering firms with 40 architectural offices worldwide and 1,800 members in the architecture group, has a Philadelphia practice that is focused on healthcare, academic and civic projects that include the new Patient Pavilion for Penn Medicine and the Brandywine Realty Trust mixed-use towers rising at Schuylkill Yards adjacent to 30th Street Station. Prior to joining HDR, Elizabeth’s career has included work in major civic, academic and institutional projects at IM Pei and Partners in Paris, William Rawn Associates in Boston, and Ballinger in Philadelphia. Elizabeth attended the University of Pennsylvania, where she received a BA in Design of the Environment and a BS from the Wharton School, and Yale University, where she received a Master of Architecture.
