D. Reid Townsend has 20 years of experience in commercial real estate development and investment. He co-founded MRP Industrial in 2013 and has primary responsibility for the sourcing, design, construction, leasing and overall financial performance of the company’s portfolio. In his career, Reid has managed the development of over 12 Million square feet of commercial real estate with a stabilized value of nearly $1.5 Billion.

Prior to MRP Industrial, Reid founded the Maryland/Pennsylvania office as a Partner at Panattoni Development Company. During his five years at Panattoni, he grew the local operation into the most profitable business unit within the company, establishing a pipeline of over 4.5 Million square feet with a stabilized value in excess of $350 Million. Prior to joining Panattoni, Reid worked with the founding partners of MRP Realty at Trammell Crow Company in Washington DC. During his eight years there, Reid served the firm’s institutional capital partners on a wide variety of office, industrial and health care projects. He began his career as a Project Manager with The Whiting-Turner Contracting Company in Baltimore.

Reid received his B.S. in Civil Engineering from Clemson University and MBA from the University of Virginia’s Darden School of Business.

Brad A. Molotsky practices in the area of real estate law. He serves as a lead for the Duane Morris Project Development/P3 group and as co-head of the firm's Opportunity Zones group. Mr. Molotsky’s primary practice is focused in the areas of opportunity zone fund creation and fund deployment, financing, public private partnership (PPP or P-3), real estate joint ventures (including mixed-use, life sciences and multi-family development), commercial leasing (including a focus in cannabis leasing), and acquisitions and divestitures. He also has deep experience in environmental, social, governance, public company issues such as enterprise risk, internal audit,

compensation, as well as energy efficiency, sustainability and corporate social responsibility. Prior to joining Duane Morris and for nearly 20 years, Brad served as executive vice president, general counsel and corporate secretary of Brandywine Realty Trust. At Brandywine, Mr. Molotsky was responsible for all legal operations of the company, including acquisitions and divestitures, financings, joint ventures, board matters, insurance procurement, litigation oversight, SEC filing oversight and the legal aspects of capital raising. During his tenure, the company grew from 40 buildings to approximately 300 buildings, totaling 28 million square feet. In 2020, Mr. Molotsky was named a national influencer in the Opportunity Zone space by OZ Magazine and won The Philadelphia Inquirer Influencers of Law Award for Real Estate. As senior vice president in charge of dispositions, Mr. Locatell oversees Equus’ real estate sales activities. To date, he has been responsible for managing the disposition of more than $1.2 billion of commercial and multi-family properties.

During his more than 18-year tenure at Equus, Mr. Locatell has had various responsibilities including acquisition, redevelopment, and asset management of over six million square feet of commercial office and industrial space primarily throughout the Northeast and Mid-Atlantic regions of the United States. Prior to joining the firm, Mr. Locatell worked as a commercial real estate appraiser and consultant in New York City.

Mr. Locatell is a licensed real estate salesperson in New Jersey. He holds a B.S. in Finance from LaSalle University and an M.S. in Real Estate Valuation from New York University.

He is a member of the Moorestown Township Planning and Economic Advisory Boards and is involved with the Delaware Valley Chapter National Kidney Foundation.

Tom Dalfo is Sr. Vice President, Real Estate Services of PIDC, a joint venture between the City of Philadelphia and the Greater Philadelphia Chamber of Commerce to promote economic development. He is responsible for the sale, management and acquisition of Philadelphia’s publicly-owned industrial land. From 1999-2002, Tom was part of a PIDC team focused on the acquisition and redevelopment of former military facilities closed as part of the Base Realignment and Closure Acts, most notably the former Philadelphia Navy Yard. Since 2003, Tom has managed the sale and acquisition of more than 1,200 acres of land in Philadelphia through 150+ transactions. In June 2014, Tom helped to orchestrate a complex series of real estate transactions involving the State, the City, privately-owned property, and PIDC real estate holdings that allowed Dietz & Watson, Inc., a leading national purveyor of specialty meats and cheeses, to double their footprint in Philadelphia. These transactions retained 750 industrial positions in the city, attracted 150 new jobs, and will set the stage for the company’s continued investment and expansion. Tom’s team at PIDC has been at the heart of Philadelphia’s renewed research and planning of the city’s industrial sector. Over the past 4 years, Tom’s group has managed the Manufacturing Growth Strategy for Philadelphia (December 2013), The Lower Schuylkill Master Plan (May 2013), and the Industrial Land & Market Strategy for the City of Philadelphia (September 2010). In addition, Tom provided guidance to the Philadelphia Zoning Code Commission on the industrial zoning classifications prior to the adoption of the City’s comprehensive overhaul of its Zoning Code in 2012. PIDC’s Real Estate Services Group continues to provide support to the Philadelphia City Planning Commission as it implements the new zoning code through its district planning process. Prior to joining PIDC, Tom was the Director of Economic Development for the Philadelphia Water Department. In the mid-‘90s, he was with the Cooper’s Ferry Development Association, a private, non-profit organization responsible for planning and implementing the Camden, NJ waterfront master plan. Tom completed his undergraduate studies at La Salle University and has a master’s degree from the University of Pennsylvania’s Fels Center of Government. Tom and his wife, Ginny, reside in the Roxborough neighborhood of Philadelphia with their three sons.

Dan Schauble, VP of Geo-Environmental: Dan has decades of experience in Geotechnical Engineering, Materials Testing and Environmental services. Mr. McCarthy serves as Vice President of Asset Management for STAG Industrial’s Northeast portfolio stretching from New England through the Mid-Atlantic.
