George is CEO and Co-Founder of CleanSpace Modular, LLC., a Doylestown, PA-based company that provides cleanrooms and temperature-controlled environments for the life sciences, healthcare, technology, and industrial markets.

Founded in 2020, CleanSpace has grown to become one of the fastest growing business in the Philadelphia region (Ranked #1 by PBJ 2021 Soaring 76) and has completed projects from coast to coast and currently has work across North America, in Asia and in Europe.

Since 1992 George has worked in the development of highly technical facility programs, with a particular focus on modularity and standardization, facilitating very rapid and predictable solutions. George prefers to work interactively and diligently with clients, engaging with client teams to develop successful programs.

George’s particular focus is in front end design and programming, often leading the conceptual design for projects, analyzing and developing process flows, operational ergonomics, compliance drivers, as well as incorporating new industry trends.

George has been part of many project teams from concept through construction and qualification, on small projects to projects over $350MM. In addition, George also is a contributing author and lecturer, providing insight, trends, ideas and concepts to user groups and industry professionals.

Steve is the Studio Director for the MEP Engineering team with D2 Groups, a full-service

Architecture, Interior Design, Branding, and MEP Engineering firm located in King of Prussia,

PA. D2 was founded in 2004 and has since developed a national and global reach. Steve has

led project teams for clients in the healthcare, life sciences, higher education, industrial, and

corporate markets for the past 15 years. A mechanical engineer by trade, he specializes in

some of the most challenging building design types with a heavy focus on practicality and

sustainability. His clients include Astral Diagnostics, Boiron Pharmaceuticals, Ethos

Biosciences, and The Wistar Institute. He is an invaluable resource in the D2 studio for

trends in engineering, code requirements, energy efficiency, and best practices, and is also a

published expert in his field, contributing to organizations like The ASHRAE Journal. Steve

believes in driving success forward by building great relationships with his team, his co-

workers, and clients – and is always looking forward to the next great challenge.

JoAnn Magnatta, Senior Vice President of Facilities Design and Construction/Real Estate at

Main Line Health, has served in Senior Healthcare positions for more than 25 years. She joined

Main Line Health in 2001, and in her role she oversees the design, construction and maintenance

of over 7 million square feet of real estate. She is also responsible for the acquisition,

disposition, development and management of all real estate operations, maintenance and

engineering services, system security operations and emergency preparedness.

Prior to joining Main Line Health, JoAnn served as Corporate Vice President of Real Estate

Services and Facilities at Continuum Health System, a five hospital, Manhattan based Health

System, Vice President, Facilities and Real Estate for Tenet Healthcare and Vice President of

Operations for Allegheny Health.

JoAnn is a member of several local, regional and national organizations, including Commercial

Real Estate for Women (CREW), the Executive Forum of Women, the Board of Trustees of

LaSalle University, the Dean’s Advisory Council for Villanova University’s College of Liberal

Arts & Sciences and the Board of Trustees of the American Heart Association from 2012 to

2018.

Albert Lord is an Director Development Finance with Anchor Health Properties and is based in the firm’s Media, PA office.

As a key member of the investments and acquisitions team, Albert is intimately involved in deals through the investment lifecycle with responsibilities focused on souring, underwriting, financing,

valuing, and closing healthcare real estate acquisitions.

Albert has significant involvement in the healthcare real estate sector. To date, Albert has worked on more than $700 million of medical office and healthcare real estate transactions and has overseen the

publication of Anchor’s proprietary internal research database.

Mr. Lord graduated Magna Cum Laude from Villanova University, with majors in Finance and Real

Estate.

Since joining JB&B in 2008, Gina Semerad has worked on the design of multiple large-scale projects in New York City, with a focus on medical facilities, laboratories and other technically complex spaces. She

has taken a special interest in the impact of HVAC design on infection control. Her experience on multiple specialty projects has helped her evolve into a healthcare subject matter expert and technical resource for the firm. As a leader of JB&B’s Healthcare Community of Practice, she is involved in the internal design review process for numerous healthcare institutions and provides insight into their needs and trends. She has worked on multiple projects utilizing computational fluid dynamics (CFD) analysis of air flow distribution in existing operating and procedure rooms toward improved patient and healthcare provider safety. She has also helped develop creative solutions during the Covid-19 pandemic for numerous NYC hospitals and is working closely with multiple clients to advance carbon reduction strategies and implementation of electrification within their facilities.

Ms. Semerad earned her Bachelor of Engineering degree in Mechanical Engineering and Master of Engineering in Systems Engineering from the Stevens Institute of Technology. She served on NYC’s Local Law 97 Hospitals Working Group, focusing on the unique energy demands of healthcare facilities and recommended solutions energy and carbon emissions reduction. She is an ASHRAE member, a certified ASHRAE Healthcare Facilities Design Professional, a Corresponding Member of the ASHRAE Healthcare Technical Committee and a member of the ASHRAE Standing Standard Project Committee 170 (Ventilation of Healthcare Facilities). Her panel for the 2022 PDC Summit in New Orleans was entitled, “Carbon Reduction/Electrification – A New Healthcare Design Paradigm”. Since 2015, she has, in memory of her daughter, helped raise over $250,000 for research into safer and more effective pediatric cancer treatments through Alex’s Lemonade Stand Foundation.

Adam Hayes is a project principal in HDR’s Philadelphia office. Calling Philadelphia his chosen city, he is proud of the many HDR’s high profile projects that he led in the area including the Brandywine JFK Towers at Schuylkill Yards and the new University of Pennsylvania $1.5 billion new hospital on Penn Medicine’s West Philadelphia campus. Adam’s day to day role entails Architecture discipline operations including staff development, morale, quality control, in addition to leading marketing and business development for science. Adam thrives in providing mentorship to young architects and designers. He has served for many years as an adjunct professor of architecture at Drexel University.

Allison P. Wilson-Maher is the Vice President of Real Estate, Design and Construction at Penn

Medicine, where she oversees and manages the organization’s 17 million square foot real estate

platform. She leads a staff of more than 50 to deliver excellent project management, planning and

real estate advisory services to clients across the system, including development and

implementation of overarching real estate strategy, design and construction of renovation and de

novo development projects, and real estate portfolio acquisition and disposition. Allison collaborates

with professionals and leadership of both the Perelman School of Medicine and The University of

Pennsylvania to deliver integrated and complementary real estate solutions enterprise-wide.

Also an alumna of the University, Allison holds a Master of Business Administration in Real Estate

from the University of Pennsylvania’s Wharton School. She graduated summa cum laude, first honor

graduate, with highest honors from The University of Georgia, where she received her Bachelor of

Arts degree in Journalism.

Allison is a Fellow of the American College of Healthcare Executives, where she served as Regent

for Southeastern Pennsylvania and Southern New Jersey for three years. She received ACHE of

Greater Philadelphia’s Administrative Achievement Award in 2015 (formerly Healthcare Leadership

Network of the Delaware Valley) and its Senior Level Leadership award in 2025. Allison currently

serves on the Board of Trustees of The Grayson School.

Moore has close to four decades of experience in facilities development

and operations management, having most recently served as Vice

President of Real Estate and Facilities at Drexel University, one of three

former institutions where he led master planning and facilities

development activity.

Throughout his career, Moore has overseen countless design,

construction and operations management projects. During his tenure at

Drexel, he spearheaded a partnership with uCity Square and Wexford

Science & Technology that sparked redevelopment activity at the western-most end of Drexel’s

campus, advancing the development of a half-million square foot home for the College of

Nursing and Health Professions and Drexel University College of Medicine. The partnership also

enabled the construction of the Powell/Science Leadership Academy School. Both projects won

Philadelphia Business Journal “Best Real Estate Deals of the Year” awards.

While at Drexel, Moore also collaborated with Tower Health to expand the College of Medicine’s

footprint in West Reading, PA and worked with Brandywine Realty Trust to help advance

planning and development within Schuylkill Yards.

Prior to Drexel, Moore served as Senior Vice President for Facilities, Planning and Operations at

Rowan University for six years. His achievements there included construction of a multimillion-

dollar medical school campus for the Cooper Medical School of Rowan University; negotiation,

design and construction of a 1,400-bed housing development; and advancement of

engineering/research and business facility development on Rowan’s campus.

Moore holds a bachelor’s degree in construction management and civil engineering from

Bradley University and a master’s degree in business administration from Stockton University.

He is a national member of the Urban Land Institute (ULI)’s University Development &

Innovation Council and Advisory Board Member of ULI Philadelphia. Moore also serves as

treasurer of the Board of Trustees at Habitat for Humanity Philadelphia and as chair of the

Wheaton Arts Foundation Board of Trustees.

Jody King joined CBRE in 2011 in our Allentown, Pennsylvania office and primarily focuses on retail and medical office in the Lehigh Valley, Reading and Northeast Pennsylvania. Jody takes pride in servicing her clients with integrity, passion, and dedication. Her career in commercial real estate began in 2004.

Ms. King has been a commercial real estate professional for over 8 years and continues to be a top performer. She has completed transactions in all areas in the region.

Her focus is representing landlord and tenants in retail centers, land development projects, and medical office buildings. She is capable of handling all aspects of commercial real estate from leasing, sales, investment properties, and new development projects. With more than 15 years of experience in commercial real estate, Janice Wong has

dedicated her career to creating high-quality, thoughtfully designed, and environmentally

sustainable urban places. As a key member of the executive leadership team at Gattuso

Development Partners, Janice oversees the firm’s daily operations and drives strategic

initiatives across real estate development, marketing and leasing, business

development, construction, and asset management.

Prior to joining Gattuso Development Partners, Janice served as Director of Real Estate

Development & Leasing at Liberty Property Trust, one of the nation’s largest real estate

investment trusts. In this role, she evaluated and underwrote commercial urban

development and redevelopment projects valued from $25 million to $500 million. She

also played a central role in the master planning of 21 acres along the Camden

Waterfront in New Jersey, including the development of the LEED Platinum–certified

American Water Headquarters.

Earlier in her career, Janice practiced architecture with SUH Architects in Seoul, South

Korea, and KPMB Architects in Toronto, Canada. She is a licensed architect in Canada

and holds both LEED and WELL Accredited Professional credentials. Janice earned a

Bachelor of Architecture from McGill University, a Master of Architecture from the

University of Southern California, and an MBA from the Wharton School of the

University of Pennsylvania.

Deeply committed to community engagement, Janice serves on the Board of Directors

of Habitat for Humanity Philadelphia, where she previously completed two terms as

Board Chair. Her leadership and industry contributions have been recognized with the

Philadelphia Business Journal’s Women of Distinction Award (2019) and as a Bisnow

Philadelphia Power Woman nominee (2022).

Conversant in Cantonese and French, Janice lives just outside Philadelphia with her

husband and daughters.

Oversees management and leasing of the Netrality portfolio and implements re-positioning initiatives. Previously, Dave was with CW Capital in Washington D.C. where he managed 9.5 million square feet of office and industrial properties throughout the United States. Dave holds a BE in Civil Engineering from Vanderbilt University and received his MBA from Northwestern University – Kellogg School of Management in Real Estate, Finance and Marketing.

Michelle is a native Philadelphian, scientist, and experienced lab director. After earning a PhD in genetics from Thomas Jefferson University, she completed a postdoctoral research fellowship at the University of Pennsylvania School of Veterinary Medicine. Michelle then entered lab management, ultimately achieving High-complexity Clinical Lab Director certification. A team leader and critical thinker, Michelle is skilled at navigating conversations within and outside the scientific community. If she looks familiar to you, you may have seen her on “The Daily Show” as the spokesperson for her previous employer, Fairfax Cryobank.

Trevor Harris specializes in commercial construction office build-outs and interior renovations for

Class ‘A’ office, retail, flex/industrial, and scientific real estate. With over 13 years of experience

in managing all stages of project management with reputable firms such as Coakley Williams and

HBW Construction. He has successfully completed over 120 projects valued in excess of $100

million. Trevor manages all aspects of the project from bid to completion, contract negotiations,

client and subcontractor relations, schedule development, quality control, and project closeout. His

notable projects are Airlines Pilot Association (ALPA), CohnReznick, Iridium, Holland and Knight,

Axis Communication, and Precigen. At Scheer Partners, Trevor will also manage the adaptive

reuse of several buildings to life science/ biomanufacturing. Trevor holds a bachelor’s in business

management from the University of Pittsburgh.

As VP, Life Science at HRP, Meghan Kelly leads life science tenant development and leasing for the Bellwether District in Philadelphia. Meghan brings over 13 years of experience in business, government and think tank industries.

Prior to HRP, Meghan was Director of Business Attraction, Expansion & Life Science Initiatives at Select Greater Philadelphia, the investment promotion arm of the Chamber of Commerce for Greater Philadelphia, where she led the process to bring over 35 companies and an estimated 3,000 jobs to the region.

In her early career, Meghan worked for the Bertelsmann Foundation, an international think tank in Washington, DC and Brussels, Belgium where she managed transatlantic political and economic policy coordination. She also worked on Capitol Hill for Rep. Rodney Frelinghuysen (NJ-11). She held internships in the US Congress and the Irish Senate and maintains active participation in transatlantic business networks.

Meghan earned her MSc. Degree from Trinity College, Dublin and B.A. from Gettysburg College.

She lives in New Jersey with her husband and children.
