Jessica Zullo serves as the Director of the Richmond Studio and Associate Principal, representing the firm’s context-driven approach to design across our five market sectors. Jessica holds a Bachelor’s of Science degree in Interior Design from Virginia Polytechnic Institute and State University. She has worked on a wide range of projects including large scale headquarters, associations, corporate interiors, restaurants, retail, and building repositioning projects in collaboration with the commercial office studio. She is thrilled to be a part of Richmond’s creative, dynamic community.

Jessica is a member of IIDA, AIA, Greater Richmond Association of Commercial Real Estate (GRACRE), and ULI Virginia; internally, she is a member of Hickok Cole’s Full Circle Committee, Staff Operations Committee, and the Design Committee. In her free time at home she enjoys attending college football games, fishing, photography, and eating as many oysters as possible.

William Sproule is the Executive Secretary-Treasurer of the Eastern Atlantic States Regional Council of Carpenters (EASRCC). EASRCC represents more than 41,000 members in Delaware, District of Columbia, Maryland, New Jersey, Pennsylvania, Virginia, West Virginia and the Territory of Puerto Rico. Our members come from many different trade groups, including: commercial/residential carpenters; heavy highway; piledrivers; floor-layers; mill cabinet; and tradeshow.

William is the former President & Regional Manager of the Northeast Regional Council of Carpenters which was dissolved and merged into Keystone + Mountain + Lakes Regional Council of Carpenters on May 30, 2018. After the merger William was appointed as the Assistant Executive Secretary-Treasurer of the Keystone + Mountain + Lakes Regional Council of Carpenters which would be renamed to the Eastern Atlantic States Regional Council of Carpenters in December of 2019. In April of 2019, William was appointed Executive Secretary-Treasurer.

As Executive Secretary-Treasurer of EASRCC William’s duties include managing and leading the development of the organization’s policies and procedures; overseeing all of the day-to-day operations for the Council’s local unions in developing collective bargaining agreements; and organizing and expanding work opportunities for union membership.

District Attorney Jack Stollsteimer is the proud son of a union family who’s lived his American

Dream in Delaware County.

Jack’s mother Henrietta was born in Soviet Ukraine. As a young girl, she was imprisoned in a

Nazi slave labor camp, and, upon being liberated, survived homelessness with her family on the

streets of a war-ravaged Europe. In 1951 Henrietta and her family immigrated to America,

arriving in the City of Chester to begin their new lives as free people.

Jack’s father Fred dropped out of Upper Darby High School at 17 to join the U.S. Army during

the Korean War. After proudly serving his country, he raised his family into the middle class

through his hard work as a SEPTA driver.

Inspired by his parents’ pursuit of the American Dream, Jack worked his way through college,

graduating at age thirty-four by completing his course work at night and on weekends.

In 2000, Jack graduated from Temple University’s Beasley School of Law, passed the bar, and

was appointed as an Assistant District Attorney prosecuting cases in juvenile and adult criminal

courts in Delaware County.

In 2001, Jack was recruited to join the U.S. Department of Justice as the policy analyst and

Special Assistant U.S. Attorney for the Project Safe Neighborhoods (PSN) gun violence

reduction initiative in the Eastern District of Pennsylvania. In 2004 Jack became an Assistant

United States Attorney and led a gun violence task force targeting the “Badlands” of North

Central Philadelphia. Jack had the distinction of earning a 100% conviction rate during his years

as a federal prosecutor.

In 2006, Governor Ed Rendell appointed Jack as Pennsylvania’s Safe Schools Advocate for the

Philadelphia School District. In this unique watchdog role, Jack established a reputation for

independence and integrity by publicly reporting the School District’s systemic failure to

properly report violent crimes.

In 2017, Jack was appointed Deputy State Treasurer and lead the effort to successfully establish

the PA ABLE savings program for people with disabilities and the Keystone Scholars grant

program, to give every child born or adopted in Pennsylvania a brighter future by seeding 529

savings accounts to encourage all children to achieve their dreams through higher education and

career training.

In November of 2019, Jack was elected as Delaware County 33 rd District Attorney. As DA he

formed the community based Partnership for Safe Neighborhoods to address gun violence in the

City of Chester; established a countywide Child Abuse & Exploitation task force to protect

children; and has stood up for workers by bringing the first successful criminal prosecution in

Pennsylvania under the Commonwealth’s Construction Workplace Misclassification Act.

Nancy Walker

Prior to her appointment as Chief Deputy of the new Fair Labor Section of the Pennsylvania Office of Attorney General, Nancy focused her private practice on representing working men and women and the unions that represented them for the last 25 years throughout the Northeast and mid-Atlantic regions, in federal and state courts, before administrative agencies, in arbitration and mediation proceedings, and during contract negotiations. She is licensed to practice before state and federal courts in the Commonwealth of Pennsylvania and State of New York, is a Fellow of The College of Labor and Employment Lawyers, has extensively written and spoken on labor and employment issues for national labor, employment and bar organizations, was faculty for the American Arbitration Association for many years, was recognized as a Distinguished Advocate by the Support Center for Child Advocates and is an editor for the labor treatise, The Developing Labor Law. Nancy is particularly proud of her representation of local unions of the American Postal Workers Union during the 2001 anthrax crisis, when she sought emergency injunctive relief and was able to ensure that certain postal facilities in New Jersey were safe for employees.

When Attorney General Josh Shapiro took office in January 2017, he appointed Nancy as the newly created Fair Labor Section’s first Chief Deputy Attorney General. In the years since its inception, the Fair Labor Section has grown to include four Deputy Attorneys General.

Over the last four years, Nancy has led the Section in advocating on behalf of workers and law-abiding employers across Pennsylvania to ensure they are being treated fairly and lawfully. The Section’s work includes responding to complaints that allege a multitude of labor violations and unemployment issues; working with employers to ensure safe workplaces; regularly engaging with stakeholders; and otherwise responding to all variety of matters involving workers across the state. Under her leadership, the Section had lead multistate investigations—such as ensuring employers are providing sufficient PPE—and also litigated matters of national importance, including a lawsuit challenging the U.S. Department of Labor’s proposed amendments to the joint employer rule. This year, the Office of Attorney General also filed the first criminal charges stemming from a contractor’s failure to pay required wages and benefits.

Albert G. Kroll is the Founder and Managing Partner of Kroll Heineman Carton, LLC. Mr. Kroll has extensive experience in representing labor and employee benefit clients in the building construction trades including the Eastern Atlantic States Regional Council of Carpenters, transportation service and health care industries. He has gained national attention as an attorney in areas including project labor agreements and mergers of labor organizations and employee benefit plans. Mr. Kroll served as an attorney at the National Labor Relations Board from 1974 until 1978. He is rated Preeminent “AV” by Martindale- Hubbell, the leader in professional excellence and ethics, and has been selected repeatedly as a New Jersey “Super Lawyer” by his peers.

Recognizing the depth of his experience Mr. Kroll was appointed to serve as Commissioner of the New Jersey Department of Labor. He served from January 2002 to June 2004. During his tenure, Commissioner Kroll supervised 4,000 government employees and was responsible for administering unemployment insurance benefits, disability insurance benefits, workers’ compensation benefits, job training, work incentives, occupational health and safety, vocational rehabilitation, and state labor laws. During his tenure, over 260 contractors were debarred from bidding on public construction jobs, over twenty-five million dollars were recovered for workers and over fourteen million dollars in penalties and fines were paid to the NJDOL for wage violations.

As Senior Vice President of Development, Sarina spearheads all of Post Brothers’ development projects and brings a wealth of experience in complex project planning, contractor negotiations, and every facet of project management. Sarina’s work on Post Brothers’ best-in-class residential portfolio includes the $250 million renovation of historic Presidential City, which was the largest redevelopment project in Philadelphia. Under Sarina’s leadership, Presidential City was transformed from an under-utilized, semi-suburban complex into the city’s largest luxury residential community, complete with a brand new, resort-style amenity center - Sora Pool Club. Other projects worth noting include The Atlantic at the Avenue of the Arts, Rittenhouse Hill and The Piazza in Northern Liberties. Prior to joining Post Brothers, Sarina received her Bachelor’s of Architecture degree from Drexel University. She managed over $400 million in projects for SgRA Architecture, including the Le Meridien Hotel and the Parc Rittenhouse, and before that spent 12 years as with KMA Architects and PZS Architects. Sarina was recognized nationally as one of Connect Media’s Most Influential Women in Real Estate 2018, and has received the State Policy Network Helen S. Krieble Unsung Hero for Freedom Award. Several of the Post Brothers projects she played key roles on have gained both regional and national industry recognition for their quality and economic development value. Sarina is a Founding member of the ABC Philadelphia Regional Council, board member of the Association of Builders and Contractors of Eastern PA, serves on the Board of Directors of the Building Industry Association of Philadelphia and is also currently the Vice Chair of the Government Affairs Committee at the BIA. These are just some of the positions Sarina holds across multiple industry organizations.

Greg spent more than 30 years working at all levels in corporate and private industries. He graduated from Howard University, Washington, DC, with a BS in Chemical Engineering and began his career with McNeil Consumer Products Company. Greg then joined Merck and Co. Inc., where he received eight promotions and became a member of the research division executive committee. He joined a midsize real estate development company, where he became COO and a member of the executive team. In 2008, Greg co-founded Mosaic Development Partners, and together with his partner, Leslie Smallwood-Lewis, they have developed over $1 Billion in real estate projects and have created hundreds of construction and full-time jobs. Mosaic currently has $7B in real estate in its pipeline.

Dailey Tipton has spent many years in senior positions of management where he is recognized for his expertise in energy and sustainability. He has a long history of growing companies, from start-up to Fortune 500 in size. As the leader for revenue generation for Evolution Energy Partners, Dailey focuses on creating opportunities for customers to drive impact to their bottom line through energy management projects while increasing their sustainable footprint. Prior to EEP, Dailey worked at CPower as a General Manager, SAP as the leader for Energy Management and Sustainable Applications Center of Excellence, DATUM as part of the management team and created, launched and managed a highly successful SAP sustainability practice for ERM.

Dailey started his career as a Naval Flight Officer and is a Veteran of Foreign War with multiple recognitions including two Navy Achievement Medals. He holds two degrees in Engineering: MS in Civil Engineering from the University of Texas and BS in Mechanical Engineering from Auburn University. In his off time, Dailey is a competitive runner, cyclist, long distance open water swimmer and sails boats competitively. Dailey is on the Board of Directors for US Patriot Sailing, a wounded warrior program that provides support to the “Silently Wounded” warriors. Married 34 years to Jessica, who he met at Auburn, with two children Nate 30 and Leah 27.

In 2007, at the age of 26, Mike Stillwell resigned from his career as a foreman to pursue his aspirations to create a thriving construction & development company. He had a vision to simplify the process for residential construction in urban neighborhoods. While beginning contracting work in Point Breeze, he crossed paths with another young entrepreneur who had a similar vision as himself, Sean Schellenger. Their instant bond, trust, and shared business goals quickly blossomed into a partnership. In 2008, at the height of the recession, the Streamline brand was created. Mike, self-driven, competitive, & opportunistic, took the lead on creating efficient workflow processes & procedures for the development & construction side of the business, setting the duo up for future rapid growth. In 2010, the 1st Streamline office was opened on Washington Ave. The company began as a General Contractor for the 1st years. Mike learned the obstacles & opportunities that came with urban development. He realized that in order to become a leading company & stay at the forefront of their industry, continuous utilization of technology was going to be crucial. In 2011, Streamline invested in Salesforce to begin building out their project management and CRM procedures.

Streamline received the 1st company awards: Philadelphia 100, PBJ’s Fastest Growing Companies, and SmartCEO circle of excellence, in 2013. That following year, Streamline began construction on their first condominium development as the developer. Mike was now leading 10 employees between development, construction, & accounting. In 2015, Streamline partnered with an investor group to receive their first fund & was now an urban residential developer– a huge accomplishment and milestone in the company’s history. Mike was now COO, focused on making the teams vision to become the leading urban developer, happen. At this time the company had grown to 16 employees with a revenue of $7.9MM & continued to put significant investments into technology to support the vision. Custom systems were developed to identify hundreds of off-market opportunities for acquisitions, in a short period of time, daily. Standard operating procedures, scripts, and training were established to truly set Streamline apart from the competition in how the company data mines & acquires off-market lots.

Over the next 2 years, Mike led the operations with a focus on the customer experience. A 2nd office opened in Feb 2018 for a sales team. Mike managed a team to establish new positions to enhance the consumer experience, giving the client an expert to walk them through the process, every step of the way. One of the biggest differentiators for the company is the use of Virtual Reality. Urban development does not have the luxury of hosting a Model Home to sell homes during pre-construction. Mike & Sean put significant time and dollars into building out a new experience for the consumer to be able to visualize their home in a virtual realm before it’s built, preparing to launch The Streamline Experience in the beginning of 2019.

Tragically, on July 12, 2018, Mike’s business partner, Sean Schellenger, was murdered in Rittenhouse Square. To say the loss of Sean was absolutely devastating for Mike is an understatement. The partners had worked together every day for the past 10 years to build what was now a thriving company in Philly. Overnight, the company was now on Mike’s shoulders.

To ensure stabilization for the company’s lenders, investors, & employees, Mike put together a Strategic Planning team with an advisory board to set a clear path for the next 3 years of the company. He had key members on the board such as the CFO of Toll Brothers & a retired CEO from the biopharmaceutical industry.

Despite the emotions that came with the unexpected loss of his business partner, Mike powerfully began to make the shift into the role of CEO for his company. He spent the next 3 months working feverishly with his leadership team & advisors to create an in-depth action plan, to ensure the vision and goals of Streamline stayed on course.

In 2019, his company delivered nearly 200 homes within Philadelphia, a revenue of $45MM and 70 employees. The company placed #11 in the 2018 Philadelphia 100, & launched their Virtual Reality technology into the Sales Office to complete 2018. Today, the company has begun their expansion to an additional urban market, Chicago.

Ken is an active entrepreneur and real estate developer in the Philadelphia area. He serves as President of Philly Office Retail, which has renovated and restored more than 300 vacant and deteriorated commercial and residential units in the Philadelphia region during the past 30 years. Philly Office Retail currently owns and manages more than 800,000 square feet of commercial and residential space in the Philadelphia region and has received four Preservation Alliance Awards for its adaptive reuse projects.

Ken founded and operated Cresheim Cottage Cafe from 1996 until 2004, Trolley Car Diner, Deli and Ice Cream Shoppe in Mt. Airy from 2000 until 2019 and Trolley Car Cafe, serving breakfast and lunch and hosting private events in East Falls since 2010.

Previously, Ken served as Chief of Staff for Philadelphia City Councilwoman Happy Fernandez from 1991-1995 and currently serves as President of the Philadelphia Housing Development Corporation (PHDC), as a Mayoral appointee, and Chair of the Mt. Airy Business Improvement District which he co-founded in 2007. Ken is Founder of the Trolley Car Teacher’s Fund, which contributes $25,000/year in grants to public school teachers and Trolley Car Table Tennis Club, the only full-time table tennis club in the Philadelphia region. Ken was an Organizer/Board Member of Valley Green Bank for 8 years until it was sold to Univest Bank in January 2015.

Ken regularly lectures on subjects ranging from real estate development to entrepreneurship to social impact investing and taught a graduate level class, entitled “Empowering Communities Through Real Estate Development,” at University of Pennsylvania’s Fels Institute of Government. In 2015, Ken founded Jumpstart Germantown, an award-winning community development program that works to revitalize the Germantown section of Philadelphia, and surrounding communities, by providing training, mentoring, networking and financial resources to local aspiring developers. Now with seven Programs throughout the City of Philadelphia, Jumpstart Philly has graduated more than 1,000 mentees from its training programs and made hundreds of loans to its participants.

In 2004, Ken was awarded the Business Leader of the Year Award by West Mt. Airy Neighbors, in 2005 was given the Community Service Award by the Center City Proprietors Association, in 2006 was named one of Philadelphia’s 101 Connectors by Leadership Philadelphia, in 2009 received the Distinguished Leadership Award by Community College of Philadelphia, in 2010 received the My Block, My Business Award by the Empowerment Group, in 2011 was awarded the Edgar Baker Community Service Award by East Mt. Airy Neighbors, the 2012 Retailer of the Year Award by the Philadelphia Chamber of Commerce and was honored by the Philadelphia Parks Alliance in 2013. In 2015, Ken received honors by the Waldorf School of Philadelphia, the Wissahickon Charter School and the Philadelphia Business Journal as “Do Gooder of the Year.” In 2018, Ken was honored by Mt. Airy USA and Historic Germantown as a community champion, by the Commonwealth Youth Choirs with its Founder’s Award, by SustainPHL with its Social Impact Award and by the Chamber of Commerce of Greater Philadelphia with its ImpactPHL Award.

Ken’s mission is to revitalize neighborhoods by renovating vacant, deteriorated properties along Philadelphia’s commercial corridors. He believes that you can do well by doing good.

John W. Lister, AIA is the founding principal of JL Architects, an award-

winning Chester County-based architectural firm with support locations in

major cities across the nation. John began his career as a designer with

Skidmore Owings and Merrill, notably working on the Universal Studios

Amphitheater and Getty Oil World headquarters. Before founding his own firm,

he was lead project architect on estate homes in Mexico and Maryland and

the youngest architect ever named associate at Robinson-Willis, PC in

Washington, DC. Since founding JL Architects in 1988, his focus evolved to

include retail centers, restaurants, entertainment, office buildings,

manufacturing, industrial, and multi-family housing. With licenses in 37 states,

John’s diverse experience gives him a unique and fresh perspective. In the

digital era, he has expertise in optimizing consumer experiences in-store, at

home, and at work. His team is active in sustainability and green building

certification, consulting for design professionals and building owners with a

guaranteed method for success. John is a member of The American Institute

of Architects and ICSC. He serves on the Green Building Initiative’s national

Board of Directors leading the Government Engagement Committee. The

current Chair of the West Chester Area Council of Governments Building

Code Variance Board, John also held the position of Chair of East Bradford

Planning Commission. He holds certifications from NCARB, is a Green

Globes Professional, and LEED AP. Having earned multiple degrees from the

University of Southern California, John is a rabid Trojans fan and has adopted

a loyalty to Philadelphia sports as well.

Erik is a Principal and has taken on a leadership role to aid in the development of younger engineers. He is licensed in New Jersey, Pennsylvania, New York, Vermont and Delaware and continues to pursue licensure in additional states. During his time at JBCI, Erik has focused on existing structures, with work ranging from assessment and repairs, to large-scale renovations. Erik is always looking to expand his knowledge and develop new and customized solutions to the unique problems found when dealing with older and historic structures.

Sven is an architect with over 20 years’ experience in the planning and design of commercial, residential,

education, civic and mixed-use projects – ranging in scale from furniture to cities. Inspired by his

interests in technology, culture, and the arts, he sees every project as an opportunity to make

meaningful, memorable places where all the challenges of a design problem intersect. Most recently, his

work has focused on the research and design of the rapidly evolving workplace. Sven’s work has been

recognized through numerous publications, awards, and exhibits.

Outside of the office, Sven has been a committed advocate for community-based planning and design

efforts in Philadelphia. He is a co-chair of Logan Square Neighborhood Association’s Planning and Design

Committee, and he represents the neighborhood on the Philadelphia City Planning Commission’s Civic

Design Review Board.

Will Daniel services as Vice President in NFP’s construction vertical. Will has a broad based perspective on construction having worked over the past 30 years as a design engineer, an Owner project manager for the US Navy, project executive for an electrical contractor, a project manager and engineer for Turner Construction, and then as a risk manager for Turner before moving into the construction broker community. Understanding the business of construction has been a tremendous asset to Will as he designed, marketed, and placed large insurance programs for programs such as the $1.3 BN Mid-Field terminal at Los Angeles International Airport, the $750MM New Jersey Schools Development Authority building program, the annual operating programs for the Delaware River Port Authority, and the $600MM Super storm Sandy resiliency program for the Passaic Valley Sewerage Authority. Will is a graduate of the Civil Engineering Program at the University of Maryland and a registered Professional Engineer. Will also maintains destinations as Certified Risk Manager (CRM) and Construction Risk and Insurance Specialist (CRIS).
