About The Wanamaker Office Building Lobby Improvements - Built in 1911, the Wanamaker Building is a National Historic Landmark. The improvements will update aesthetics and rethink key areas of the lobby and check-in areas in order to make the experience flow better for tenants and visitors. In addition, Rubenstein and Amerimar developed a 7,136 sf prebuilt suite on the 10th floor to capitalize on the significant activity in Market East which is undergoing over $1 billion of development. As Chief Executive Officer & President of GMH Communities, Gary Holloway Jr., draws on 20 years of acquisition, property management, asset management, and development experience to lead the second generation of the family business. Gary focuses on GMH’s current portfolio of real estate assets while researching and investing in new niche-related multifamily housing opportunities nationwide. Gary sets company goals to meet the ever- changing market trends in the multifamily space making sure that GMH is at the forefront of the industry. Gary takes the lead in sourcing joint venture partnerships with institutional investors and takes pride in maintaining long term partnerships with well know institutions.

Gary pursues many philanthropic interests. Currently, he serves as a Trustee for the Westtown School. He is the Clerk of the Buildings, Grounds, and Environment Committee and serves on the Executive Committee and Athletic Advisory Council. Gary is a past board member of the Pennsylvania Apartment Association (PAA) and is a lifetime member of the J. Wood Platt Caddie Scholars program that benefits deserving caddies in their pursuit of higher education.

Gary regularly lends his real estate knowledge by speaking at events for the National Multi Housing Council (NMHC) and BISNOW. He has also been a featured speaker for Villanova University and The Council for Advancement and Support of Education (CASE). Gary is currently a member of NMHC’s Student Housing Advisory Group.

Gary received a Bachelor of Science in Business Administration with a concentration in Finance from Villanova University.

Ms. Doelger is responsible for acquisitions, dispositions and asset management. Previously, Ms. Doelger was an Associate Director of Redevelopment at Pennsylvania Real Estate Investment Trust, where she was responsible for project management and financial analysis of redevelopment projects within the company’s portfolio of enclosed shopping malls. Prior to joining PREIT, Ms. Doelger was a Senior Development Manager for Buckingham Companies, where she secured entitlements and directed building design for a variety of product types including market-rate apartments, student housing, senior housing, townhomes, and mixed-use properties. Ms. Doelger is also experienced in the development and leasing of retail properties, having directed real estate and development for Taco Bell in the Philadelphia area. She started her career with Kravco Company as an Urban Retail Specialist.

Ms. Doelger holds an MBA with a concentration in Real Estate from the Wharton School at the University of Pennsylvania, where she was a Palmer Scholar and Co-President of the Wharton Real Estate Club. She also holds a Masters of City Design and Social Science from the London School of Economics and Political Science, where she received a Thouron Scholarship. Ms. Doelger graduated summa cum laude from the University of Pennsylvania with a B.A. in Urban Studies and Classical Studies.

Ms. Doelger is a member of the Commercial & Retail Development Council of the Urban Land Institute, and was a co-founder of the Indiana District Council of ULI in 2007. Ms. Doelger has served on a variety of nonprofit boards in the Philadelphia area, and currently is a Director of the Passyunk Avenue Revitalization Corporation.

Stephen joined Rubenstein Partners in 2008. As Regional Director of the Mid-Atlantic, he is responsible for the firm’s investment and asset management activities in the region. Stephen is also a member of the Investment Committee. Prior to Rubenstein Partners, Stephen worked at Starwood Capital Group, Catterton Partners and Merrill Lynch. He graduated from Duke University with a Bachelor of Science in Economics and received his MBA from The Wharton School of the University of Pennsylvania.

Jeff Wallace

Jeff Wallace has worked in Commercial Real Estate banking for 25 years.  He began his career in

1993 at CoreStates Bank completing a two-year management/credit training program.  In 1995

Jeff began his real estate career and has held various positions as a Relationship Manager,

Underwriter and Underwriting Manager.  His career at CoreStates/First Union/Wachovia

spanned 15 years and during that time Jeff was involved in a multitude of financing transactions

in all asset classes.  Of note, Jeff underwrote several large revolving credit facilities for public

homebuilders that were widely syndicated to lenders across the US.

Jeff joined Capital One in 2008 capitalizing on an opportunity to be the lead underwriter for a

new Philadelphia-based loan production office that has originated over $4BN in loans. During

his ten-year career at Capital One, Jeff has held the position of Managing Underwriter for New

Jersey and Pennsylvania and Regional Underwriting & Asset Management Manager for New

Jersey, Pennsylvania, Washington DC, Louisiana, Texas and California. In 2017 Jeff transitioned

back into Relationship Management handling private and public real estate developers in

Pennsylvania, New Jersey and Delaware.

Jeff graduated from the Pennsylvania State University in 1992 with a BS in Finance and received

his MBA from Villanova University in 1997.

As a co-founder of the firm, Jay focuses on developing and overseeing the firm’s investment strategy and is continuously evaluating and researching the demographic and lifestyle trends supporting and validating our focus on multifamily investments. His goal is to identify opportunities that align with the firm’s strategic initiatives and build attractive investment portfolios on behalf of our investment partners. As a managing partner, Jay directly oversees deal origination and underwriting in addition to fostering and maintaining relationships with operating partners, local real estate brokers, and financing relationships.

Prior to LEM, Jay was President and Chief Operating Officer of RAIT Investment Trust (NYSE: RAS), Chief Financial Officer of Washington Capital Corporation and two other related real estate investment and development companies. In addition, he was a Certified Public Accountant and Supervisor with Touche Ross & Company.

Jay represents LEM on the National Multifamily Housing Council’s workforce housing committee and on their board of trustees. He is also a member of the Drexel University President’s Real Estate Council.

Jay holds a Bachelors of Business Administration from Rutgers University.

In his role as Senior Vice President on the acquisitions team, Josh is responsible for sourcing, underwriting and due diligence of potential investments and expanding our network of operating partners. He also works closely with the asset management team to integrate them as our value-add renovation plans are developed and during the ongoing implementation and fine tuning of our business plans.

Prior to joining LEM, Josh was an Associate at Brookfield Properties Corporation in their Development Group in New York where he focused on due diligence and financial analysis of various commercial real estate development transactions. Josh previously was an Associate Intern at AREA Property Partners in New York and at Forest City International in their London office, where his experience included due diligence and underwriting equity and debt restructurings, acquisitions of mezzanine loans, distressed loan portfolios and various development and investment opportunities.

Josh holds a Bachelor of Arts from Harvard College and a Masters of Business Administration from the Columbia Business School.

Harris Heller is a Managing Director at Hunt Real Estate Capital, a subsidiary of Hunt Companies. Mr. Heller originates Hunt Real Estate Capital’s full range of debt products for multifamily and other commercial assets nationwide. He has expertise in all Fanni Mae, Freddie Mac, and FHA executions, in addition to expertise in Hunt Real Estate Capital’s proprietary fixed and floating rate loan programs. Mr. Heller joined Hunt Real Estate Capital in July 2017 to open a new production office in Philadelphia, Pennsylvania focusing on originating business in the Mid-Atlantic region of the United States.

Prior to joining Hunt, Mr. Heller was a Managing Director-Loan Originations at Greystone & Co., where he sourced a wide variety of commercial real estate deals, including agency, FHA, CMBS, and proprietary multifamily bridge loans. Before that, he served as a Managing Director with RAIT Financial Trust, where his primary responsibilities were to source CMBS loans, proprietary floating rate loans and mezzanine debt across all major commercial real estate asset classes. Earlier in his career, he held positions at Bond Street Capital, CIBC World Markets and Madison Realty Group, Inc.

Mr. Heller has been involved in more than $1.5 billion of commercial real estate debt

and equity transactions. Since 2013, he has originated over $500 million of commercial real estate debt.

Mr. Heller has a Bachelor’s Degree from the University of Pittsburgh.

Chris Rosenbleeth is the Chair of the Real Estate Practice, and a partner in

Stradley Ronon’s real estate and finance practice groups. Chris believes in a

practical approach to helping his clients safely put their money to work. Chris

regularly represents banks and other lenders, equity investors, developers,

corporate clients, and strategic and financial investors in their real estate, finance

and investment activities. He also advises secured lenders, including commercial

banks, asset-based lenders and commercial finance companies, in connection

with acquisition and other financings. Finally, he regularly advises clients on the

implementation of restructuring projects involving multinational enterprises,

Tawan Davis is the Chief Executive Officer and Managing Partner of The Steinbridge Group, which has structured, executed and invested nearly $1 billion in commercial and residential real estate. Under Mr. Davis’ leadership—which includes managing the investment program and overseeing the day-to-day operations and transaction pipeline—Steinbridge is now investing more than $400 million in the urban single-family home market.

The strategy—with a long-term hold commitment—is to acquire and renovate middle income family residences in close proximity to transportation and employment as rental units, helping foster success among working residents in transition neighborhoods.

Passionate about making a positive contribution in each neighborhood in which he invests, Mr. Davis works with a dedicated team to supply high quality housing at ‘rent reasonable’ rates in urban settings, while joining with non-profit organizations and local members to form community partnerships in furtherance of these goals.

Throughout his career Mr. Davis has held several high-level positions both in the private and public sectors, including as President and CIO of a private developer, as a US and European real estate private equity investor with Prudential Real Estate Investors, as an investment banker Goldman Sachs, and as Head of Public-Private Real Estate Partnerships with the New York City Economic Development Corporation in the Michael R. Bloomberg administration.

An adjunct Professor of Finance at New York University’s Shack Institute of Real Estate from 2011 – 2015, Mr. Davis holds a Bachelor of Arts degree in Economics from Georgetown University, a Master of Science degree in Sociology & Economics from Oxford University, and a Master’s degree from Harvard Business School.

David Dolan joined Newmark Knight Frank’s Capital Markets Philadelphia

group in 2013 as a senior managing director. Mr. Dolan specializes in

providing capital market assistance to the firm’s clients including

Investment Sales and Valuation and Strategic Consulting. Working jointly

with the firms top Debt and Structured Finance team in New York City

allows Mr. Dolan the enhanced ability to provide his clients with debt and

equity solutions and capital for all commercial asset classes. A 36-year

market transactions through his career.

Jerome Kranzel joined CBRE, Inc. in 2012. Jerry is a Senior Vice President within the Capital Markets Group in Philadelphia.

Jerry has consistently been a top producer over his 20+ years of experience in investment sales, and has extensive experience with CBD office, suburban office industrial, retail and multi-family product. His clients have included REITs, intuitional and private equity owners, and corporate sellers.

Prior to joining CBRE, Jerry held senior positions in investment sales with Jones Lang LaSalle, and Cushman and Wakefield.

Mark Thomson

Mr. Thomson is a Senior Managing Director and co-head of the HFF Philadelphia office

with more than 10 years of experience in commercial real estate. He is primarily

responsible for originating investment sales and equity placement transactions throughout

the northeastern United States, in addition to overseeing the day-to-day operations of the

firm’s Philadelphia location. Mr. Thomson has executed more than $3 billion in

commercial real estate transactions in the Mid-Atlantic and Northeast.

Mr. Thomson joined the firm in December 2013. Prior to HFF, he was Vice President of

Investments and Director of Marcus & Millichap’s national multi-housing group specializing

in the sale of multi-housing assets in the Mid-Atlantic region. Prior to his departure, his

team was the highest producing multi-housing team in the Mid-Atlantic.

Specialized Banking Teams in The Greater Delaware Valley. Currently, Bill provides leadership to BB&T’s

Commercial Real Estate Team focused on offering value added financial services to the commercial real estate

community headquartered or doing business in Philadelphia & Southern New Jersey.

Bill is an active member of The Union League of Philadelphia where he previously served on the Board of

Directors. Bill is a member of the Central Philadelphia Development Corporation, The Chamber of Commerce for

Greater Philadelphia, The United Way of Southeastern Pennsylvania and St. Matthew’s United Methodist Church

where he serves on the Strategic Planning Committee. Bill is also a member of The Union League Golf Club, Broad
