initiatives for Honda Center. With over 35 years of experience, Bill focuses on driving

innovation and strategic leadership for the district. Prior to his current role, he served as

Chief Operating Officer of OCVIBE and Chief Financial Officer for the Anaheim Ducks,

Anaheim Arena Management, and H&S Ventures, demonstrating his financial and

operational expertise across multiple sectors.

A graduate of Stanford University in Economics, Mr. Myers has extensive

experience in the real estate industry with nearly 40 years of experience.

Mr. Myers is the owner and founder of Nuquest Ventures, LLC, a strategic

advisor and development partner with corporations holding real estate

assets, not core to their business. Nuquest has provided strategic planning,

advisory services and partnered with companies such as the Irvine

Company, Brookfield, Hanson Aggregates, Five Point Holdings and Lennar.

Currently, Mr. Myers is an executive Senior Director with OCVIBE for the

under-construction, 125-acre, $4B mixed-use project in Anaheim, CA.

(www.ocvibe.com). This transit-oriented mixed-use district will include over

25,000 seats of entertainment, 220,000sf of restaurants and retail, nearly 500,000sf of office, 550 hotel

rooms and over 2,500 residential units.

Also, currently Mr. Myers is in a partnership with California Coastal Properties and Brookfield Properties

in a transit orient development in San Mateo branded as Passage San Mateo (www.passagesm.com).

The project is an approved 961-unit, mixed-use apartment community with 38,000sf of retail anchored

by Trader Joe’s. The community will integrate, retail services, bike trails, pedestrian passages, arts,

wellness, daycare, a food hall and the first of its kind community amenity in the form of a privately

operated mobility hub branded as the Depot.

Recently, Nuquest managed the strategic entitlement and successful disposition of an 1,800-unit mixed

use, TOD master planned community in the City of San Diego, branded as 3Roots San Diego

(www.3rootssd.com) for Hanson Aggregates which is under-construction. Nuquest also managed the

entitlement and development of the 4,600-acre conversion of the MCAS El Toro Marine Base into the

Orange County Great Park Neighborhoods, a 10,000-unit, $5B project that is nearing build-out.

Mr. Myers was a Strategic Executive Advisor to the Irvine Company, specifically tasked with helping to

establish a Silicon Valley office, creating a business plan for the growth of the company’s Northern

California portfolio and meeting the goals of acquiring a pipeline of 10,000 residential units and 3M

square foot of Class A office development opportunities. That goal was achieved. The Irvine Company

is a $20B+ private development company, the largest private developer in the country with over 4,000

employees.

In total, over the past three decades, Mr. Myers has managed the entitlement and development of

master planned communities and urban infill projects with over 50,000 residential units, 30M square feet

of commercial/office/retail and public facilities such as professional sports stadia, city halls, community

centers and large-scale parks. Mr. Myers is a frequent speaker on the topic of structuring public/private

partnerships, sustainable development principles and innovation in the real estate industry as a featured

speaker for ULI, NAID, NAIOP, ICSC, CAL-CMA, ICSC and CoreNET

With 2 decades in the real estate industry, Bree has held leadership positions in Multi-

Family Development, Acquisitions, Reinvestment & Operations. Previously serving as

Vice President of Strategic Asset Planning at Irvine Company, Bree led initiatives in

asset management, investment strategy planning, capital deployment, and the

enhancement of the customer experience through technological innovation.

Bree joined OCVIBE in 2020 as Vice President of Real Estate Programming &

Development Operations, a key thought leadership position in the organization. Bree’s

work connects the dynamic real estate typologies within this single ownership

development, leveraging technology to enhance the customer experience across the

district.

Bree currently leads district-wide product development, research, and brand curation,

strategically cultivating accretive relationships with tenants, partners, and operators to

maximize real estate value.

Ted White is the Deputy City Manager for the City of Anaheim, where he leads efforts to

enhance the quality of the built environment, with a focus on planning, economic

development, and housing and community development. With over 27 years of

experience in municipal planning, land use, and administration, Ted brings a wealth of

expertise to his role. He holds a BA in History from UCLA and a Master’s in Public

Administration from California State University, Long Beach. Passionate about history,

Ted enjoys learning about the people and places that shaped it. As a city builder, he

takes pride in playing a small part in creating the spaces and places where new stories

will unfold.

Nataly Gattegno is a designer, artist and founding managing partner of

FUTUREFORMS, an award-winning interdisciplinary studio based in San Francisco,

California. Since 2005, FUTUREFORMS has developed a range of projects exploring

the intersections of art and design, with public space, nature and digital craft. Through

individual public art commissions and the development of arts master plans they explore

the capacity of art to create diverse experiences, places of curiosity and opportunities

for exchange. Their work seeks to amplify the impact of the arts in our everyday

experiences. They leverage art to bring diverse voices together and create place; they

consider ways for art to be functional and integrate with buildings and landscapes; they

explore how it can reconnect our urban fabric and create new urban experiences.

Frank expands architecture into the related design fields of landscape, media, and

objects to create immersive and holistic environments with his partner Julie Smith-

Clementi. Their 30 years of work has embraced the unique ecologies of particular

places, peoples, and histories to craft culturally relevant and cohesive experiences for

all users. They engage people across scales, ranging from individualized dinner plates

to participatory civic parks. Recent projects include two 100 acre masterplans, several

performance theaters, the augmentation of Classical Roman Library to serve as a virtual

re-combinator of socratic dialogs, and a collaboration with nine other designers for a

traveling exhibit of stone souvenirs of the diaspora of America

Elevated to the American Institute of Architects College of Fellows in 2017 for his broad

contributions to design Frank's excellence in design has been continuously recognized

with more than 20 AIA Design and his work has been featured in over 300 publications.

He has taught continuously for more than 30 years at renowned design schools that

reflect his polymath expertise, including Art Center College of Design, Otis Institute of

Art and Design, University of Southern California, and currently at the Politecnico di

Milano.

His approach blends contextual sensitivity, thoughtful materiality, and innovative design strategies to deliver timeless, client-focused solutions. Scott Frick serves as Senior Vice President of Real Estate Operations at OCVIBE,

Sean Rawson is a recognized leader in the multifamily development and investment industry. An expert in affordable housing, Rawson has a deep understanding of tax credit financing and housing policy. Rawson is an expert in working with local governments to create a diversity of housing types to meet their public policy goals. Since forming Waterford with John Drachman in 2015, Rawson has acquired and developed nearly 6,000 residential units in California totaling approximately $3.5 billion. In 2021, Rawson led Waterford to be the largest owner and operator of Essential Housing units in the State of California with over 4,000 units. Prior to forming Waterford Property Company and its predecessor companies, Rawson was the Southern California President for St. Anton Partners, a leading privately-owned multifamily development company where he led the firm’s expansion into Southern California. Prior to his time working in the multifamily development industry, Rawson began his career with The Concord Group, a national economic market advisory firm, where he conducted market and financial feasibility analysis for homebuilders, developers, private equity groups and lenders. Rawson earned a Bachelor of Arts degree from Claremont Mckenna College in Government, Economics and History where he graduated with honors. While at Claremont McKenna College, Rawson was a four-year letterman on the men’s varsity basketball team. He also earned an MBA from the University of California, Irvine Merage School of Business with a concentration in real estate finance where he has been a guest lecturer and is on the Board for the UCI Center for Real Estate. Mr. Rawson is an avid sports enthusiast, runner and summited Mt. Kilimanjaro. Mr. Rawson is a resident of Long Beach, CA with his wife and three children where he is very civically engaged.

John Santry

John Santry is the Senior Vice President, California and leads the Costa Mesa office within Ledcor Development LP. He has over 25 years of real estate investment experience and his depth of experience includes all facets of real estate development and acquisition including site selection, due diligence, market research analysis, contract negotiation, financial modeling and development analysis, as well as project entitlement, design consultant team management and project financing. His expertise also includes construction oversight, property management oversight, asset management, and property dispositions.

Prior to joining Ledcor Development in February 2020, Mr. Santry served as an executive vice president for Shopoff Realty Investments from 2013 to 2020. Mr. Santry was a principal with Santry Development LLC, a company he founded in 2009, where he pursued acquisition and development opportunities, as well as assisted a variety of clients with real estate consulting needs and development project management. From 2008 to 2009, Mr. Santry was vice president of the apartment division for Intracorp, where he created the apartment development and acquisition platform for Intracorp’s Southern California office. From 2007 to 2008, Mr. Santry served as the regional partner for JLB Partners, establishing the Southern California office, which was one of seven regional offices. From 2003 to 2007, Mr. Santry was a regional vice president and development partner with Legacy Partners. Before moving to Southern California in 2003, Mr. Santry resided in Dallas, Texas and was the regional development manager for JPI Development’s Texas region.

Mr. Santry has participated at various professional levels in the acquisition, entitlement, development, construction, lease-up and disposition of approximately 19,000 residential units in Texas, Colorado, New Jersey, Bay Area, and Southern California.

Prior to his career in real estate, Mr. Santry served four years on active duty as an infantry officer in the United States Marine Corps and achieved the rank of Captain. Mr. Santry holds a B.A. in History from Southwestern University in Georgetown, Texas, and an M.B.A from the Cox School of Business at Southern Methodist University in Dallas, Texas.

Sergio Ramirez

Mr. Sergio M. Ramirez is director of Economic Development for the City of Anaheim, where he has served since August 2021. The newly formed Department was established by the City Council on April 13, 2021.

Mr. Ramirez plays a leading role in once-in-a-generation investment and development planned around the Honda Center, the Angel Stadium, the Disneyland Resort, and throughout the City.

He is leading revitalization efforts on Beach Boulevard, Brookhurst Street, Euclid Street, State College Boulevard, and other major corridors across the city.

In the Anaheim Canyon, Ramirez is enhancing the 2,600-acre business park with a diverse range of business clusters focused around industry and innovation. Recently, he has begun implementation of a new branding and signage campaign for the area, as an Innovation District.

Mr. Ramirez previously served as the Deputy Director for property and economic development for the City of Long Beach, where he worked on $5 billion in housing, retail, and industrial projects. This included the 2nd and PCH retail center, redevelopment in Belmont Shore, the Shoreline Gateway Tower residential project, Shoreline Village redevelopment, and the redevelopment of Boeing's former Long Beach site with the attraction businesses satellite launch and other innovative uses.

Before joining Long Beach in January 2017, Mr. Ramirez served as senior project manager and project manager II for the City of Anaheim's Community and Economic Development Department from 2004 to 2016.

Mr. Ramirez holds a Masters Degree in Public Administration from the California State University Los Angeles, and a Bachelors of Science in Urban and Regional Planning from the California State Polytechnic University, Pomona.

He is actively involved in professional groups including the Urban Land Institute (ULI), the International Council of Shopping Centers (ICSC), and the National Association of Industrial and office Properties (NAIOP).

one billion dollars each, and has significant experience in negotiating, documenting, and closing complex

commercial real estate acquisitions and dispositions, and commercial leases, for office, industrial, and

retail properties. A licensed California real estate broker and Realtor, Derek also advises buyers,

sellers, and agents on high-value residential transactions and matters concerning the residential real

estate industry.

Derek recently represented clients with numerous construction projects planned across North

America, requiring consistent and easily repeatable construction and design agreements. Derek drafted

and oversaw development of comprehensive libraries of agreements that addressed all of the project

needs and were adaptable for use in multiple states and countries.

Jennifer brings 25 years of Commercial Real Estate experience to her role as Vice President of Leasing. In this role, Jennifer oversees all leasing for the entire DJM portfolio focusing on providing strategic guidance and results for merchandising, maintaining occupancy levels and cash flow and long-term strategy for each asset.

Prior to joining DJM, Jennifer worked as an in-house leasing executive for both The Festival Companies and Primestor Development and has also worked as a broker at CBRE and Beta Agency.

Over the course of Jennifer’s career, she has worked on projects in California, Nevada and Arizona. Some of the more prominent projects she worked on prior to DJM include Baldwin Hills Crenshaw Mall in Los Angeles, Paseo Nuevo Mall in Santa Barbara and azalea in South Gate. As a third party broker, she worked on projects with many prominent landlords in Southern California, including Kimco Realty, Lewis Retail Centers, Newmark Merrill, Metlife, Clarion Partners, Inventrust, and First Washington Realty. Her ability to execute transactions that are accretive to the portfolio and communication with executive management has been valuable to the profitability of the company.

Jennifer graduated Magna Cum Laude from USC and has a master’s degree from California State University Long Beach. She has earned the ICSC designations of Certified Retail Real Estate Professional (CRRP), Certified Real Estate Executive (CRX) and Certified Leasing Specialist (CLS). Eric Paulsen serves as the Chief Operating Officer of Kidder Mathews, where he oversees operations across the firm’s 19 offices. Since joining Kidder Mathews in 2021, he has been a driving force behind the company’s growth and expansion as the largest fully independent commercial real estate firm in the Western U.S.

Eric’s leadership journey with Kidder Mathews began as Regional President for Southern California and Arizona Brokerage, later serving as President of Brokerage before being promoted to COO. In these roles, he led strategic recruitment efforts and expanded the firm’s market presence.

A 37-year veteran of the commercial real estate industry, Eric has held more than two decades in leadership roles, including Topside Real Estate, Ten-X Commercial, Cushman & Wakefield (Orange County/Inland Empire), and LNR Property Corporation. Earlier in his career, he was a successful investment broker at CBRE, where he completed over $10 billion in transactions nationwide across all property types.

Eric is a recognized leader in the business community and sought-after speaker on industry panels. Prior to ExteNet, Monnie was the President of 5 Bars/XG Communities, where she played a pivotal role transforming it into a multimillion-dollar telecom engineering and construction company overseeing the deployment of hundreds of 5G small cells, which led to the firm’s sale. Monnie's telecom management career began at Sprint, where she ultimately managed a $4.3 billion line of business encompassing wireless and wireline technologies. Her experience extends to delivering telecom solutions in the Sports; Entertainment and Commercial Office verticals, as well as collaborating with jurisdictions to engineer and deploy Small Cells, Distributed Antenna Networks, and Wi-Fi solutions.
