Jason Krotts is a principal and co-founder of Real Estate Development Associates, LLC (“REDA”), a diversified investment company which invests and develops industrial and office properties throughout Southern California. REDA’s strategy is to create value through transformation by focusing on targeted market opportunities where we can create the highest possible risk adjusted returns. Mr. Krotts directs the group’s investment focus and since formation has directed equity investments of over $200 million. Currently, REDA is in the process of entitling and developing approximately 5 million square feet of distribution / E-Commerce warehouse buildings in Southern Califorina. Prior to founding REDA, Mr. Krotts was a Vice President of acquisition and development for Lowe Enterprises Real Estate Group, a nationally recognized real estate investment and development company based in Los Angeles, CA. Prior to joining Lowe Enterprises, Mr. Krotts began his real estate career with CB Richard Ellis (now CBRE), the world’s largest globally integrated full service commercial real estate company. Mr. Krotts holds a Bachelor of Arts degree in Business Communications from Chapman University. In 2007, Mr. Krotts was recognized by Southern California Real Estate Magazine as one of the “Top 30 under 30.”

With over 40 years of experience in construction management and engineering (20 with DPR),

Paul Panelli is an exemplary Project Executive for DPR Construction, and one of the top technical

builders in the country. He works with DPR teams across the country to enhance overall project

delivery and quality of service for DPR’s high-profile customers, such as Amgen, Baxter

Bioscience, Biogen-IDEC, Broadcom, Genentech, Gilead, Intel, Kaiser Permanente, LSI Logic,

Pixar Animation Studios, and Stanford University.

Paul holds a Masters degree in Engineering Management from Colombia University, is a U.S.

Green Building Council LEED Accredited Professional and member of the American Bar

Association in Los Angeles. He holds U.S. Patents for Modular Cleanroom Plenum design, has

taught Graduate Courses at the University of California, Berkeley, lectured both nationally and

internationally on Construction Management and Engineering, and currently an advisory board

member of U.S. CAD.

As the executive-in- charge of many high-technology mega projects, Paul has directed all phases

of design and construction, overseeing more than $7 billion of work and 9 million sq. ft. of

construction.

Paul has been recognized for his broad technical expertise, visionary leadership and excellent

business sense. He has consistently provided innovative solutions to exceed client expectations

at every level. He and his projects have received awards for Excellence in Project Execution and

Visionary Leadership from Biogen-IDEC and the International Society of Pharmaceutical

Engineers.

Paul is currently overseeing the $470MM Broadcom Irvine Campus. This 74-acre greenfield site,

will serve as the Gateway to the Orange County Great Park. Phase 1 of the project consists of

four buildings, totaling 1 million square feet of research and development space with amenities.

Mr. Robert Sonnenblick, Principal of Sonnenblick, LLC, is a graduate of the Wharton School of Finance of the University of Pennsylvania with more than 30 years of experience in various aspects of real estate and real estate finance. From 1981 to 1991 Mr. Sonnenblick was the driving force and power behind Sonnenblick-Goldman Corporation of California. Mr. Sonnenblick completed over $1.5 Billion of commercial real estate transactions on the West Coast and as a result is regarded as one of the West Coast’s leaders in the field of commercial real estate. Among the more notable projects for which Mr. Sonnenblick personally structured the financing for are The Beaudry Center, Los Angeles, California ($197 million), the Ritz Carlton Hotel, Pasadena, California ($97 million), One Waterfront Plaza, Honolulu, Hawaii ($100 million), and the Los Angeles World Trade Center, Los Angeles, California ($55 million).

In 1991 Mr. Sonnenblick was appointed Director of Development for the New Jersey and L.A. MetroMalls, with the responsibility for oversight and direction of the design, financing and leasing programs for two proposed $250 million enclosed regional malls totaling 1.2 million Sq. Ft. each. Mr. Sonnenblick personally oversaw more than 1 million Sq. Ft. of leases in connection with this position as well as arranging the necessary debt and equity financing. The New Jersey project opened to one of the strongest starts in the history of the United States mall industry. In addition, Mr. Sonnenblick was an original development partner of the Loews Santa Monica Beach Hotel. This 360-room, $90 million hotel was recently sold for $125 million.

Prior to forming Sonnenblick Development, LLC, Mr. Sonnenblick was the senior partner in a Los Angeles-based real estate development firm (Sonnenblick Del Rio Development) which specialized in public-private partnerships, specifically the development of four major government-leased office buildings throughout the Los Angeles basin. During this tenure, Mr. Sonnenblick successfully developed nearly 1 million square feet of government leased buildings, occupied by such tenants as U.S. Department of Homeland Security, Federal Bureau of Investigation (FBI), Los Angeles County Sheriff’s Department, Los Angeles County Department of Public Social Services and Los Angeles County Department of Children and Family Services.

Mr. Sonnenblick is a frequent speaker at various real estate-related functions, such as those hosted by Deloitte Touche, ICSC, Value Retail News, Crittenden, USC, UCLA Real Estate Program, IMN Real Estate Conferences and the Institute for International Research, The Opal Group, iGlobal Forum Group, Globe Street/Realshare Conferences and Bloomberg Conferences.

Mr. Sonnenblick is a member of the Advisory Board of the Golf Development Institute, a member of the Board of Real Estate Council of the Century City Chamber of Commerce and is a published author on subjects ranging from architecture to general real estate market conditions. In addition to Mr. Sonnenblick’s expertise in development, finance, joint ventures and equity structuring, Mr. Sonnenblick has also been certified as an expert in the area of real estate bankruptcy/foreclosure. Mr. Sonnenblick is a qualified expert witness in the area of Commercial Real Estate Finance and Interest Rates for the United States Federal Court System in numerous jurisdictions.

Ray Haj

Swinerton Senior Vice President and Region Manager Ray Haj is responsible for the overall vision, financials, and management of all operations totaling over $2.0 billion annually within Swinerton's Southern California and Hawaii Region. Ray manages 1,600 Swinerton employees within this region.

Ray is responsible for the oversight and success of the entire region. His focus with his core team in recent years has been developing a Best-in-Class culture, client relationships, establishing a diverse market portfolio, and leading and managing rapid business growth as a master builder. Recently Ray's primary focus has been on building a shared vision and leading succession planning to ensure Swinerton's continuous success in the future years, led by the rise of the next generation of leaders.

Ray has nearly 30 years of experience in the construction industry (22 years with Swinerton), with a Master's Degree in Engineering Management from Brigham Young University, a Master's Degree in Project Management from the University Centre of Business Administration in Vicenza, Italy, and a Bachelor's of Science in Civil and Environmental Engineering from Brigham Young University. Ray first worked with a top Italian contractor overseas before joining the Swinerton Los Angeles office in early 2001.

Dave Callis

Dave Callis has over 25 years of experience in the construction industry. Mr. Callis has held the positions of Project Engineer, Estimator/Scheduler, Project Manager, and Operations Manager, getting involved in projects all throughout Orange County. Before joining Swinerton, Dave earned his B.S. Degree in Construction Management, and his career included stints at MBK and Kitchell Contractors. Dave moved up to oversee Swinerton’s Orange County Division in 2004 and then became Orange County and Los Angeles Division Manager in 2013. He is now Senior Vice President, Region Manager of Swinerton’s Southern California Divisions.
