Ryan Nelson is a Managing Principal for Turnbridge Equities, a privately-held, vertically-integrated real estate investment and development firm with offices in New York, Los Angeles, Washington, DC and Austin. Ryan oversees the Company’s acquisitions, operations, and asset management activities, focused on value-add and opportunistic real estate investments throughout the US.

Prior to joining Turnbridge, Ryan was a Managing Director for MRP Realty, where he was responsible for opening their New York City office and successfully building a multi-strategy portfolio, with multiple, institutional partners. Previously, he was a senior vice president of acquisitions and development, with Sherwood Equities where he spent eight years and was responsible for sourcing, underwriting, and managing Sherwood’s acquisitions and development projects in New York City, totaling over $1 billion in transaction volume. Prior to joining Sherwood, Ryan was a partner with Champion Partners in Dallas, Texas, and prior to joining Champion, he was a project manager with Turner Construction.

Ryan received his M.B.A. from the McCombs School of Business at the University of Texas in Austin and his B.S. in Construction Engineering from Iowa State University. Ryan is a Council Member on the Urban Development Mixed Use Council (Red Flight) for ULI as well an Advisory Council Member for the Texas McCombs Real Estate Finance Center.

John Goldsmith

Mr. Goldsmith, 45, is a Senior Vice President at LBA and has 21 years of capital markets and commercial real estate experience. Mr. Goldsmith focuses exclusively on industrial investment, asset management and leasing. With offices in New Jersey and New York, Mr. Goldsmith is LBA's North East and Mid Atlantic market leader. Prior to joining LBA in 2019, Mr. Goldsmith was with The Hampshire Companies, where he was a Portfolio Manager for a series of funds, acted as the practice lead for the firm's industrial efforts, and was a member of the Senior Leadership Team. In that role, he was primarily focused on sourcing new acquisitions and overseeing strategy for the asset management and leasing teams. Prior to joining Hampshire, Mr. Goldsmith also worked at Goldman Sachs & Co and Starwood Capital Group. Mr. Goldsmith holds a B.A. degree from Middlebury College, and a Master's in Business Administration from the Tuck School of Business at Dartmouth.

Mehtab Randhawa is Director of Industrial Research for JLL’s Americas

Region. In her role, her responsibility is to direct and implement

strategy, methodology, product / platform enhancement and the firm’s

overall analysis, message and outlook for the macro U.S. industrial

sector. Mehtab also ensures that JLL’s research platform evolves to

meet the evolving needs of JLL’s clients and prospects and proactively

creates thoughtful research on a variety of topics including supply

chain, manufacturing, warehouse & distribution and e-commerce that

are relevant to today’s corporate real estate decision makers.

Experience

Mehtab has over ten years of experience in commercial real estate and related industries.

Mehtab joined JLL in 2010 as an Industrial Research Analyst based in Miami. In this role, she provided thought-

leading research with a unique focus on the South Florida’s industrial market, additionally contributing locally

and nationally on topics including logistics, commercial ports and macroeconomic trends.

In 2013, Mehtab was promoted to Research Manager for JLL’s Carolinas market. Mehtab was responsible for

identifying and explaining current trends in the local and regional real estate markets, tracking market statistics

and indicators as well as supporting our clients.

In 2015, Mehtab was promoted to Research Manager, Americas working on the industrial research platform for

the United States for JLL.

Prior to joining JLL, Mehtab worked as a Research Assistant in the Department of Economics at North Carolina

State University and as a Research Analyst at First American Corporation (CoreLogic), TX.

Education

Mehtab earned a Bachelor of Arts - Economics Honors degree from Delhi University, SRCC in India. She

graduated in 2008 with a Master’s in Economics degree from North Carolina State University at Raleigh, NC.

Chris J. Murphy is a partner at Murphy Schiller & Wilkes LLP, a boutique law firm specializing in

commercial real estate and development. A partner in the firm, Chris leads the Land Use,

Zoning and Redevelopment, and Tax Credits and Incentives practice groups.

As the leader of the firm’s Land Use, Zoning and Redevelopment practice, Chris has been

involved in transformational development projects throughout New Jersey, and regularly

represents some of the largest institutional developers in connection with obtaining approvals

for industrial, mixed-use, multifamily, retail, and commercial projects before local, county, and

state boards and agencies.

In addition, Chris leads the firm’s Tax Credits and Incentives practice, where he has helped

clients procure over $500M in tax credits and incentives offered through the New Jersey

Economic Development Authority (NJEDA) and other state and local government agencies.

Chris is the co-author of the Financial Incentives Chapter of Commercial Real Estate

Transactions in New Jersey (2019, 4 th Edition), published by the New Jersey Institute for

Continuing Legal Education, a division of the New Jersey State Bar Association. His insight on

the topic of real estate development has been featured in both regional and national

publications, including NJBIZ, Real Estate NJ, and The Wall Street Journal.

Chris received his law degree from Rutgers Law School, and a master’s degree from the

Rutgers University School of Management and Labor Relations. He received his undergraduate

degree, summa cum laude, from Kean University.

An avid competitor, Chris competed professionally in both ice hockey and boxing prior to

starting his career as an attorney.

Mark Shearer is Senior Managing Director for Rockefeller Group. Mr. Shearer, a 30-year veteran of the commercial real estate industry, is based in Rockefeller Group’s Morristown, NJ office and leads all New Jersey and Pennsylvania development operations for the company.

Prior to joining Rockefeller Group in 2018, Mr. Shearer worked for Prologis, where he was Senior Vice President, Market Officer for New York/New Jersey. While at Prologis, he oversaw more than 34 million square feet of industrial properties and developed 1.8 million square feet of build-to-suit and speculative industrial space. Prior to his work in the New York/New Jersey region, Mr. Shearer held the same position at Prologis in the Mid-Atlantic region, managing a 15-million-square-foot industrial portfolio in Maryland, North and South Carolina, and Virginia.

Before Prologis, Mr. Shearer worked for AMB Property Corporation as Vice President, operating an 8-million-square-foot industrial portfolio in Maryland, Pennsylvania and Virginia and for NAI/KLNB Management as Vice President, where he managed an 18-million-square-foot portfolio of retail, office and industrial assets for institutional clients and high-net-worth individuals. He has also worked for Mid-Atlantic-based companies Manekin LLC, Corporate Office Properties Trust and KLNB Management Services.

Mr. Shearer is a NAIOP New Jersey Chapter Trustee. He holds a bachelor’s degree in finance from Salisbury State University in Salisbury, Md.

Sean O’Connor

As Senior Vice President and Project Executive, Sean O’Connor is responsible for the overall performance and successful completion of his clients’ projects. He is accountable for the budget, schedule, safety, and quality of each project under his control. Sean directs and leads his teams to ensure the day-to-day construction efforts meet and exceed client expectations. Sean also leads operations and sales related to Hunter Roberts’ Industrial / Distribution / Logistics Facilities market. He has a proven track record developing Distribution and Logistics facilities from pre-construction through occupancy.

Sean works with clients early in the process, planning the logistics, schedule, budgeting, and constructability of each project. As each project transitions into construction, Sean ensures his teams have the resources to execute the plan, and when required, the flexibility to pivot and offer executable solutions that allow the process to continue and ultimately achieve success through on-time and under budget completion.

Sean is a seasoned construction professional who has been working in the construction industry for 22 years. He has extensive experience in pre-construction, new construction, renovations and retro-fit projects, and

interior fit-outs and is well known for his strong leadership skills. Sean’s market sector experience includes Distribution and Warehouse/Logistics Facilities, Commercial High-Rise, Higher Education, K-12, Interior Fit out, Renovations/Retro-Fit, Retail, and Public Sector.

Emma Manson is a Project Executive on RXR’s Development team, with a focus on mixed-use and industrial projects, public-private partnerships, and complex entitlements. Emma joined RXR from the Brooklyn Navy Yard Development Corporation, where she worked on the redevelopment of a 300-acre waterfront industrial campus, and previously worked at the New York City Economic Development Corporation. She received her BA summa cum laude from Columbia University, where she graduated Phi Beta Kappa.

Robert C. Kossar, Vice Chairman and Head of JLL’s Northeast Industrial Region, is

responsible for leading the markets business (capital markets, brokerage, property

management & project and development services) in the region (New Jersey,

Eastern Pennsylvania & New York). He is also part of the Industrial Capital Markets

Team for the Americas, personally responsible for leading the capital markets

business in the Northeastern US. In addition to his local leadership responsibilities,

Mr. Kossar remains an active industrial investment sales and leasing broker,

representing the firm’s most important clients. Robert’s property level expertise lies

primarily in industrial real estate including: Industrial investment sales, agency and

tenant representation, site selection, leasing, acquisition, disposition and build-to-

suit properties and portfolios. As an Urban Core Expert, Robert focuses closely on

the last mile trends and how this space will lead the way for the next wave of modern

last-mile distribution space in New York. Mr. Kossar currently leads the team that

handles the leasing and management for 1.3M square feet in the NY Outer Boroughs.

Experience Prior to joining JLL, Robert was a Principal and Executive Vice President

at Lee & Klatskin Associates, sold to JLL in 2007. He has extensive experience on both

the ownership and brokerage side of the business representing many major public,

private and institutional owners as well as public and private occupiers locally and

throughout the United States. Industry recognition includes being named “Power

Broker in New Jersey” (2004–2016) by CoStar and NJ Biz Real Estate Power 50 (2011-

2016). Mr. Kossar has been awarded Deal of the Year by NAIOP in 2013 and 2015 after

several years of being a finalist. In 2017, Rob accepted the industry impact award on

behalf of JLL from NAIOP. Mr. Kossar has received SIOR recognition including annual

awards for the largest cooperative transaction in New Jersey (2006, 2008, 2011, and

2016), the largest built-to-suit transaction in New Jersey (2006, 2011); the largest

industrial sale transaction in New Jersey (2015, 2014, 2008) and largest industrial

lease (2016, 2015, 2013).

Education and Affiliations Mr. Kossar holds a master of science in real estate

investment and development from New York University and a bachelor of science in

business and economics from Lehigh University. He is a board member of the NJ

chapter of the National Association of Industrial and Office Parks (NAIOP) and is a

member of the Investment Management National Forum at NAIOP. Rob is a member

of the Society of Industrial Office Realtors (SIOR). Mr. Kossar is vice-chairman of the

board of CJ First Candle and Chairman of the board of the Ryan Wolfe Kossar

Foundation. He is on the advisory board for the Rutgers Business School Center for

Real Estate.

Mr. Bracken has over 25 years of project management experience conducting environmental due diligence, environmental assessments, Site Investigations (SI), Remedial Investigations (RI), Remedial Actions and Reports. Mr. Bracken successfully oversees a wide variety of projects ranging from thousands to multi-million-dollar service agreements. He consistently progresses projects to meet client goals and regulatory deadlines. His expertise and involvement in working with subcontractors, construction companies, laboratories, attorneys, and municipal, state, and federal agencies, and other third parties with interests offer clients a true solution.

Mr. Bracken is a Licensed Site Remediation Professional (LSRP) who is and/or has worked on various complex projects for major petroleum, utility, commercial, industrial, airport, public, and private clients and has issued numerous Response Action Outcomes (RAOs) with and without permit requirements. He has achieved numerous LSRP- approved NJDEP milestones, regulatory report submittals and hundreds of LSRP-approved internal client submittals. Investigations and remediation at these facilities have included but not limited to per- and polyfluoroalkylated substances (PFAS), volatile organic compounds (VOCs) including petroleum and solvents, semi-volatile organic compounds (SVOCs), Metals including Hexavalent Chromium, Pesticides, polychlorinated biphenyls (PCBs) including Toxic Substances Control Act (TSCA) levels, radionuclides/radiological isotopes, free/residual product, tars/manufactured gas plant (MGP) waste, and various petroleum products.

Mr. Bracken has excellent working knowledge of the Technical Requirements for Site Remediation (TRSR), the Administrative Requirement for the Remediation of Contaminated Site (ARRCS), the Industrial Site Recovery Act (ISRA) Rules, the Underground Storage Tank (UST) Rules, Remediation Standards, and Regulatory guidance documents, forms, and sampling procedures. Mr. Bracken also is part of the NJDEP Field Sampling Procedures Manual (FSPM) revision committee working with NJDEP to update, revise, and train others on modifications to the FSPM.

Additionally, Mr. Bracken has experience in the investigation and remediation of emergency response spills, cleanups, industrial waste, in-situ chemical injections (ISCO) and in-situ soil stabilization and solidification (ISS) to address a wide range of site contaminants.

Neil joined RC Andersen in 2008 as a Project Manager and currently holds the role of President. Neil has played an integral part in RC Andersen’s growth and has helped develop some of RC Andersen’s most deeply rooted client relationships.

Through his tenure at RC Andersen, Neil has managed some of RC Andersen’s marquee projects and has been responsible to fill nearly every role within the organization, from that of Superintendent, Project Manager, Project Executive, Vice President, and now President. Neil is familiar with the day-in day-out management of work, as well as the organizational processes and policies.

Prior to his time at RC Andersen, Neil held roles in the fields of construction, design, and research dating back to 2002. Neil holds a B.S. in Civil Engineering and is a Magna Cum Laude graduate of the Rutgers University School of Engineering. It is in this well rounded background within the industry that Neil has developed an ability to approach problems from a variety of angles and experiences.

Outside of work, Neil enjoys time with his wife and two daughters, skiing, hiking, and hockey.
