What You'll Learn at the Conversions Event
New York is in the middle of the biggest office-to-residential conversion wave in its history. In 2025, conversion starts totaled 5.0 million square feet, the highest annual total in 20 years, and 9.8 million square feet of office space is now planned for conversion. Conversions are also becoming a major source of housing: in the first half of 2026, nearly 40% of newly permitted housing units came from conversion projects, up from about 20% in 2025. The pipeline is moving uptown and upmarket too. Of the buildings currently proposed, 51.6% are in Midtown and 51.6% are Class A, compared with just 5.5% Class A before the pandemic.
The math is getting harder, though. The most generous 467-m tax benefits required projects to start by the end of June 2026. Execution risk was put in the spotlight when buckled columns and a partial stop-work order complicated the conversion of the former Pfizer headquarters. With capital still flowing into the strategy and costs on the rise, you will find out which conversions are most viable.
Hear how developers and lenders are underwriting conversions with higher rates, rising construction costs and a less generous 467-m program.
Get insights on how acquisition basis, distressed debt and ground leases are creating new entry points for conversion deals.
Understand which buildings truly work for residential, from floorplate depth and window lines to column spacing and core placement.
Learn how engineers, architects and contractors are tackling structural surprises, façade replacements, MEP overhauls and code requirements.
Hear how teams are managing construction risk and keeping schedules on track after high-profile setbacks drew closer scrutiny from regulators and lenders.
Discover how owners are approaching partial conversions, keeping office tenants in place while adding residential units in the same building.
Find out how owners are using building upgrades, amenity overhauls and capital improvements to modernize older office stock that won’t be converted.
Understand how affordability requirements, City of Yes zoning changes and state and city incentives are shaping which projects get built.
How you’ll do more business:
Learn which conversion deals still pencil, how teams are delivering complex projects, and how owners are repositioning aging assets in 2027. Experts will cover underwriting, financing, design, engineering, construction and capital improvements across office, residential and mixed-use properties.
