Nick Kittredge is responsible for the East Region of the Americas for Prologis. Previously he

was the senior vice president, country manager of Brazil, overseeing the Prologis CCP joint

venture. Mr. Kittredge joined the company in 2004 and has served in a variety of positions in

transactions focusing on business in the United States and abroad, including vice president,

acquisitions Mexico, transactions officer, Mexico, and transactions associate, Southwest region.

Prior to joining Prologis, he was a management consultant for Accenture.

Mr. Kittredge is a member of the Urban Land Institute and formerly served on the association's

Executive Committee in San Francisco. He has a Bachelor of Arts degree from University of

California in Berkeley. Additionally, he holds two degrees from the University of Pennsylvania; a

Masters in Business Administration from the Wharton School of Business and a Master of Arts

degree in International Studies from the Lauder Institute.

Mr. Mele, Senior Managing Director in the Company’s Northeast Metro Division, oversees industrial development and investment activity in the northeast United States. In his capacity, Mr. Mele is responsible for all aspects related to development including: deal sourcing, strategic planning, development execution, financing, leasing and disposition of both speculative and build-to-suit projects.

Since rejoining TCC in 2005, Mr. Mele has been responsible for the entitelment and/or development of approximately 9.5 million square of industrial assets.

Robert C. Kossar, Vice Chairman and Head of JLL’s Northeast Industrial Region, is

responsible for leading the markets business (capital markets, brokerage, property

management & project and development services) in the region (New Jersey,

Eastern Pennsylvania & New York). He is also part of the Industrial Capital Markets

Team for the Americas, personally responsible for leading the capital markets

business in the Northeastern US. In addition to his local leadership responsibilities,

Mr. Kossar remains an active industrial investment sales and leasing broker,

representing the firm’s most important clients. Robert’s property level expertise lies

primarily in industrial real estate including: Industrial investment sales, agency and

tenant representation, site selection, leasing, acquisition, disposition and build-to-

suit properties and portfolios. As an Urban Core Expert, Robert focuses closely on

the last mile trends and how this space will lead the way for the next wave of modern

last-mile distribution space in New York. Mr. Kossar currently leads the team that

handles the leasing and management for 1.3M square feet in the NY Outer Boroughs.

Experience Prior to joining JLL, Robert was a Principal and Executive Vice President

at Lee & Klatskin Associates, sold to JLL in 2007. He has extensive experience on both

the ownership and brokerage side of the business representing many major public,

private and institutional owners as well as public and private occupiers locally and

throughout the United States. Industry recognition includes being named “Power

Broker in New Jersey” (2004–2016) by CoStar and NJ Biz Real Estate Power 50 (2011-

2016). Mr. Kossar has been awarded Deal of the Year by NAIOP in 2013 and 2015 after

several years of being a finalist. In 2017, Rob accepted the industry impact award on

behalf of JLL from NAIOP. Mr. Kossar has received SIOR recognition including annual

awards for the largest cooperative transaction in New Jersey (2006, 2008, 2011, and

2016), the largest built-to-suit transaction in New Jersey (2006, 2011); the largest

industrial sale transaction in New Jersey (2015, 2014, 2008) and largest industrial

lease (2016, 2015, 2013).

Education and Affiliations Mr. Kossar holds a master of science in real estate

investment and development from New York University and a bachelor of science in

business and economics from Lehigh University. He is a board member of the NJ

chapter of the National Association of Industrial and Office Parks (NAIOP) and is a

member of the Investment Management National Forum at NAIOP. Rob is a member

of the Society of Industrial Office Realtors (SIOR). Mr. Kossar is vice-chairman of the

board of CJ First Candle and Chairman of the board of the Ryan Wolfe Kossar

Foundation. He is on the advisory board for the Rutgers Business School Center for

Real Estate.

With more than 28 years of real estate leadership focusing on commercial investments for public and private companies, John Hanlon brings a depth of expertise in acquisition, development and asset management to his role at First Industrial Realty Trust.

As Senior Investment/Development Officer, Mr. Hanlon leads First Industrial’s investment strategy and initiatives across the NE region. He leverages extensive market knowledge and experience to originate new opportunities in the region that benefit our investors and provide real estate solutions for customers.

Most recently, Mr. Hanlon served as principal for the Hayden Maguire Real Estate Fund and senior acquisitions officer for Hayden Real Estate Investments, where he led the acquisition and development activities for the firm.

Earlier, Mr. Hanlon worked in a senior capacity with several leading real estate firms. He was Managing Director at Cornerstone Real Estate Funds, where he led and managed all aspects of U.S. real estate investments and operations. Previously, he was First Vice President and Market Officer at Prologis, where he conducted all development and acquisition capital deployment, and oversaw the New Jersey and Pennsylvania portfolios and regional operations for the REIT.

Mr. Hanlon received his MBA in Finance from the NYU Stern School of Business and his bachelor's degree in Economics from Virginia Tech.

Paul "PJ" Charlton joined CenterPoint as Senior Vice President, Investments, in 2015 to oversee the growth of the Company's Eastern Region portfolio. In this role, Mr. Charlton is responsible for executing CenterPoint's Eastern Region investment strategy, sourcing and managing local acquisition transactions, and collaborating with the entire regional team to look for new investment opportunities and add value within the existing portfolio.

Mr. Charlton brings more than a decade of experience in industrial real estate to the Company. Prior to joining CenterPoint, he served as Principal and Senior Vice President of Investments for KTR Capital Partners, where he led the sourcing, negotiation and execution of more than $1 Billion of industrial investment transactions in the Southeast, Southwest and Mid-Atlantic regions. Mr. Charlton graduated cum laude with a Bachelor of Science in business from Wake Forest University and holds an MBA from the Wharton School of the University of Pennsylvania.

Wendy Berger is CEO and Founder of WBS Equities, LLC. WBS Equities is a real estate

development firm which specializes in ground-up construction, renovation, development, sale

lease back transactions and acquisition of industrial buildings for food and beverage

manufacturers and distributors. Wendy is also an active investor across multiple real estate asset

classes including retail, multi-family, senior housing and self-storage.

Over the last 28 years she has been involved in the real estate business as a developer, property

manager, broker and principally as an owner-investor. Wendy began her career at American

National Bank and Trust Company of Chicago (a subsidiary of First Chicago, now JP Morgan

Chase) in Commercial Lending. Wendy spent several years as a principal with Berger Realty

Group, an 80-year- old family owned Real Estate business where she focused on residential and

industrial property management and development. She was responsible for managing 3,000

apartment units, 200,000 square feet of commercial space and 250,000 square feet of industrial

space.

Aside from her experience in the real estate field, Wendy spent 10 years working with ultra-high

growth technology startups. Wendy was employee number 10 at Orbitz, the Travel web site

founded in 2000 by American, Continental, Delta, Northwest and United Airlines. Wendy was

Director of the Enterprise Planning at Orbitz and focused on strategic planning. Prior to Orbitz,

Wendy co-founded and was COO of Neoglyphics Media Corporation, one of the country’s first

web site development firms. Neoglyphics grew from a small start-up to a corporation with a staff

of more than 150 employees before it was sold in March 1998 for $65 million.

Wendy earned her MBA in Finance and Real Estate from Northwestern University’s Kellogg

School of Business. She received a B.S., cum laude, in Finance and Marketing from Syracuse

University.

In her spare time Wendy is an avid triathlete and runner, having completed 31 Olympic Distance

triathlons and six half-marathons.

Wendy serves on the Board of directors of the Chicago Public Library Foundation (2016 –

present), the Board of directors of the Jewish Federation/Jewish United Fund of Chicago (2001 –

2007, and 2009 – present). Wendy has volunteered for TimeLine Theater, The Marwen

Foundation, Chicago Run and the Uptown Cafe. Wendy served until 2004 as Vice-President and

Membership Chair at The Standard Club of Chicago and as a member of the Board of Directors

(1994 – 2004). Wendy is also a member of the Economic Club of Chicago and served as the

chair of the Real Estate Membership Committee. Wendy served two years on the Board of

Directors of TEDxMidwest. Wendy co-founded Illinois Women in Cannabis in 2014. Wendy is

an active mentor, a role she takes very seriously, usually mentoring 4 – 5 young women at any

given time.

As Regional Senior Vice President of Duke Realty's Northeast Region, Jeff is responsible for leading

and directing the leasing, property management and marketing of its growing industrial portfolios in

Pennsylvania, New Jersey, Baltimore and Washington, DC, as well as new development opportunities,

land and building acquisitions, and dispositions.

Jeff joined Duke Realty in 1995 as a Senior Leasing Representative in its Columbus office and was

promoted to Vice President, Industrial Leasing in 1999. In 2006, Jeff was named Senior Vice President

of the company's Nashville, Tennessee operations and, in December 2013, was promoted to his

current role.

During his tenure, Jeff has completed more than 30 million square feet of industrial development and

acquisitions in Ohio, Tennessee, Pennsylvania, New Jersey, Texas, Wisconsin, Virginia and Maryland.

Since 1995, Mr. Nagle has served as President and Chief Executive Officer for the American Association of Port Authorities (AAPA). Wildflower is currently constructing the first modern E-Commerce warehouse in New York City. Brooklyn Logistics Center spans two entire city blocks. The firm is also under development with JFK Logistics Center on approximately 11 acres less than a mile from JFK airport.

Adam’s company has been one of the most active developers of self-storage in Brooklyn, Queens and Bronx for the past two decades. Recently, they sold a portion of their portfolio to Prime Group for over $184 million. Mr. Gordon has also developed numerous historic residential properties in Manhattan as well. He also pioneered the largest community solar project in New York City, on over 2 acres of rooftop, reflecting the firms commitment to sustainability.

Adam has spoken on real estate and entrepreneurship at Harvard, Wharton, Dartmouth, Columbia and NYU. He received his BA in International Relations from the University of Michigan and his MBA in finance from the Wharton School. He was a longtime cabinet member at Scripps Institution of Oceanography.

Ivanhoe Cambridge

Mario D. Morroni leads the North American Industrial initiative, a new business unit created in March 2018

by Ivanhoe Cambridge. In this role, he oversees the implementation and execution of the investment

strategy. Through a combination of direct investments and co-investments with key strategic partners, his

team ensures the fluidity and efficiency of the operations, asset management and investment processes.

From 2014-2017, he coordinated the development of Ivanhoé Cambridge’s global investment strategy and

oversaw its implementation. In this role, he was responsible for the allocation of capital, portfolio

construction, research and strategic market analysis from both the fundamental and capital markets

perspective.

Since joining Ivanhoe Cambridge, he has been involved with several committees notably, Otéra Capital’s

Board of Directors, the Investment-Risk Committee of the Caisse de dépôt et placement du Québec and the

Investment Committee at Ivanhoé Cambridge.

Prior to joining Ivanhoé Cambridge, he was with the Montreal Police Pension Fund from 2001 to 2014 where

Experience

Prior to joining JLL in 2017, Leslie served as Senior Vice President with GLP US,

running the Northeast/Mid-Atlantic region which included overseeing all leasing,

acquisitions, dispositions, property management and project management for

more than 30 million s.f. of distribution space. Prior to GLP, Leslie was a member of

the founding senior team of IndCor Properties (a Blackstone Company) with the

same region and responsibilities she continued to execute on at GLP, when they

acquired IndCor for $8.1 billion. Before that, Leslie was Vice President at Prologis,

responsible for its 24-million-s.f. portfolio in New Jersey. Earlier, she held roles at

Deutsche Asset Management and was a commercial real estate office broker with

Spaulding & Slye (acquired by JLL) in Boston, MA.

Leslie has extensive experience and history with institutional investor/owners and

has been involved with over 100 million s.f. of transactions with ecommerce,

distribution and warehousing tenants, giving her insight and access to decision

makers and how they evaluate their real estate from site selection to lease

execution. Leslie’s 19 years of experience across real estate verticals, in multiple

regions and markets enable her to help our clients achieve unparalleled results.

Brandi Hanback is Executive Vice President of Industrial Development and Head of FTZ, Trade & Logistics for the Rockefeller Group. Ms. Hanback leads the industrial development activities of the Rockefeller Group’s regional offices covering the Northeast, Southeast, Midwest, West Coast, Southwest and Northwest. She is based in the Mid-Atlantic and is a member of the company’s corporate and strategic executive management team headquartered in New York and also serves on the company’s Investment and Portfolio Committees.

Ms. Hanback is responsible for Rockefeller Group’s port strategy and has experience working directly with tenants and clients on supply chain requirements. She also oversees the company’s longstanding FTZ division, which works directly with tenants and clients on a consulting basis as needed on complex international trade, logistics and customs matters. Rockefeller Group’s tenants and clients include large multinational manufacturers and distributors engaged in importing and exporting.

Prior to joining Rockefeller Group in 2003, Ms. Hanback was a Senior Manager and Area Leader at KPMG LLP in Washington, DC. Ms. Hanback also served for 10 years as Executive Director of the National Association of Foreign-Trade Zones. In this capacity, she represented the interests of FTZ grantees, operators, and users through interaction with officials in the U.S. Department of Commerce, U.S. Treasury Department, U.S. Customs & Border Protection, Office of the U.S. Trade Representative, and key congressional committees involved in international trade.

Ms. Hanback holds a Juris Doctorate and is admitted to the bars of Maryland, District of Columbia and the U.S. Supreme Court. She holds a master’s degree in international transactions, is a licensed Customs Broker and an Accredited Zones Specialist. Ms. Hanback is a former Chairman of the Board of Directors of the National Association of Foreign-Trade Zones.

Paul Rubacha

Co-Founder & Principal

Ashley Capital

Paul is a Co-founder and Principal at Ashely Capital. He has primary responsibility for financing and

capital transactions. Paul supervises a professional staff located in four cities and oversees facets for

acquisition, development and management of Ashely’s twenty-seven million square foot portfolio of

distribution, e commerce, and manufacturing properties.

Prior to co-founding Ashely Capital, Paul served in senior capacities with the Real Estate Departments of

Goldman Sachs, Citibank and the Prudential Insurance Company. He holds both an undergraduate

degree and MBA from Cornell University. Paul has been a real estate lecturer at several universities and

served as a panelist for various organizations including the Urban Land Institute, the U. S Department of

Transportation and Institutional Investor Magazine. He has been awarded the distinction of Counselor of

Real Estate.

Paul is member of numerous community non-profit and educational boards including multiple terms as

Board Chairman. At Cornell University he has actively served on the College of Architecture Advisory

Board, the University investment committee and is Board Chair of the Baker Program in Real Estate.

Nicholas Pell

Gramercy Property Trust

Nicholas L. Pell is the Chief Investment Officer at Gramercy Property Trust. Prior to joining Gramercy in July 2012, Mr. Pell was a Director in the Investment Department at W. P. Carey & Co. Prior to joining W.P. Carey, he was a Director of Business Development at Sony Pictures Entertainment. He serves on the board of the Newport Festivals Foundation. Mr. Pell received a B.A. in Economics from Duke University and an M.B.A. from Harvard Business School.

Jose Cruz

Senior MD

JLL

Jose is a senior managing director and co-office head in the New Jersey office of JLL Capital

Markets, Americas. He joins JLL as part of the HFF acquisition and is a member of the firm’s

leadership committee. Jose specializes in investment advisory throughout New Jersey,

New York and Connecticut and also oversees the day-to-day operations of the firm’s New

Jersey office. During the course of his more than 25-year commercial real estate career,

he’s been involved in more than $62 billion of office, industrial, retail, multifamily and land

sales.

Jose started at HFF in March 2010. Before that, he was the executive director of Cushman &

Wakefield’s New York area investment sales group where he spent more than 17 years. He

began his real estate career as a real estate analyst at PaineWebber, UBS, Inc.

Yulia Yaani

Yulia Yaani is the co-founder and CEO of RealAtom, the first online marketplace for commercial real estate debt financing. Prior to RealAtom.com, Yulia managed commercial real estate investments for Amstar Global Partners, a U.S. private equity fund, as well as worked for Related Group in Florida.

Yulia’s experience exposed her to the highly fragmented commercial real estate lending industry that lacks transparency and to real estate developers and investors that were wasting time and money in order to secure debt for their projects. As a result, she decided to build RealAtom, a marketplace for commercial real estate loans. RealAtom matches CRE borrowers directly with appropriate lenders, allowing for significantly lower costs of capital and a streamlined origination process. This is Yulia’s third start-up.

Yulia received her MBA from Columbia University and holds Series 7 and 63 licenses.

Sam Isaacson

Managing Director

JCR Capital

Sam Isaacson is a Managing Director at JCR Capital serving as the head of its Structured Finance Platform, which is investing out of a $307MM value-add fund and a $330MM opportunistic fund. Prior to joining JCR Capital, Mr. Isaacson was a Senior Vice President of Acquisitions at LEM Capital, an institutional value-add multifamily investor in Philadelphia. In this role, he was responsible for the underwriting and due diligence of potential investments. Prior to joining LEM, Mr. Isaacson was an Associate at Wells Fargo Securities in their Investment Banking – Financial Institutions Group where he focused on capital markets and M&A transactions involving REITS and specialty finance companies. Mr. Isaacson received a Masters of Business Administration from the Wharton School at the University of Pennsylvania and holds a Bachelor of Arts from the University of Minnesota and a Juris Doctor from the William Mitchell College of Law.

Summary

2018 was good to the Industrial sector to say the least. The market is scorching hot and investors are scrambling to get involved, as this success does not seem to be slowing down any time soon.  

Competition between e-commerce and retail tycoons is pushing efficiency to be a focus for supply chains, putting last-mile delivery to the forefront of the conversation.
