The A&P Building, 130 Bay Street

Formerly known as the Great Atlantic and Pacific Tea Company Warehouse, The A&P building is located right in the heart of Jersey City's Powerhouse Arts District. Built in 1900, it is the major surviving remnant of a five-building complex of the nation's first major grocery store chain. Ownership has $30 million invested in renovations which will include more than 10,000 SF of rooftop deck for tenants, 20' ceilings, and $250,000 dedicated to the display of works created by local artists. The first floor consists of retail space, with the higher floors hosting loft-style office space.

As the VP of Retail, Joseph is responsible for overseeing national retail projects across

JRM’s offices. With over 25 years of experience in construction management, Joseph

has worked on projects ranging from flagship stores to rollouts, experiential spaces,

remodels, specialty shops, big box stores, entertainment venues, and hospitality

projects.

His expertise covers all aspects of the retail sector, and he is known for his ability to

build strong client relationships and exceed expectations. As a mechanical engineer

and USGBC Green Associate, Joseph brings a unique perspective to his work. He is

driven by setting clear direction, aligning all resources, and keeping project teams

motivated to deliver outstanding results.

Andrew Lofredo has nearly three decades of broad commercial real estate experience, as a real

estate broker, property manager, attorney, and asset manager, along with leadership roles in both

institutional and entrepreneurial environments.

Andrew is currently CEO of CRE Vertical Advisors, which was founded to provide comprehensive

real estate asset management, property management and advisory services to direct investments

and select third parties with a concentration in retail, industrial and office properties in the New

York Tri-State and Mid-Atlantic Regions. Previously, he was CEO of MCP Real Estate &

Investment Management, a real estate family office; Head of Asset Management for Fortis

Property Group, overseeing investor/lender relations, leasing and operations of a commercial

portfolio in excess of 6 million square feet in the Northeast US and Texas; Senior Vice President

of Operations at Ashkenazy Acquisitions, responsible for running a national retail portfolio,

including all operations and construction; in-house counsel and Director of Asset Services in NYC at CBRE, with corporate

management responsibilities and oversight of over 9 million square feet of commercial assets in NYC, Westchester and

Connecticut.

He currently serves as a Co-Chair of the New York Commercial Real Estate Industry's Spirit of Hope Event to benefit St.

Jude Children's Research Hospital. Additionally, he has guest lectured on multiple occasions for The Real Estate Associates

Program and was an adjunct professor teaching real estate asset management at the Fordham Real Estate Institute’s MSRE

program and New York University (NYU).

As Co-Founder, Managing Principal, and Investment Committee officer of Onyx Equities, LLC, Jonathan Schultz oversees the organization’s investor capital raising initiatives, strategic planning, portfolio management, and business development, as well as formulating overall investment strategy. In addition, Jonathan has shepherded the Receivership Services platform of Onyx Equities which, since its commencement, has fast become the largest of its kind in the tri-state area. Jonathan has been responsible for initiating and closing billions of dollars in leasing and commercial real estate sales and acquisitions during his career to date.

Prior to forming Onyx Equities, Jonathan was Founder and President of The Schultz Organization. The Schultz Organization and its affiliates provided commercial real estate brokerage and advisory services to institutions, lenders, private owners, and tenants. The Schultz Organization provided third party clients with leasing and/or management services for over 200 commercial properties totaling over 15 million square feet in the tri-state area.

Jonathan is a member of the Metro NY chapter of YPO. He is a Founding Board Member of the “Award Of Courage” Foundation, raising significant funds for Memorial Sloane-Kettering Cancer Center, and is a past recipient of their Humanitarian Award. Jonathan has been recognized as one of the “Commercial Brokerage All-Stars,” by Real Estate New York, he was twice named one of “New Jersey’s Most Successful Business Executives under 40” by Business News New Jersey, one of the country’s “Hottest Real Estate Brokers” by Commercial Property News, and one of the “Power Players of the Next Generation” by Real Estate NJ

Sal Garcia is founder and Principal of MAS, a vertically integrated real estate company focused on urban redevelopment. Sal’s strong commitment to the community, firm ethical stance, and resolve for success has contributed to the continued growth of MAS from its origins as a construction company, to its position today as a full-service real estate organization with in-house development, construction, property management, and financing capabilities for large-scale, mixed-use development projects.

A son of Cuban refugees who settled in Elizabeth, N.J., Sal is passionate about revitalizing the region’s urban centers with forward-thinking development. Today, MAS specializes in identifying underutilized lower-income and disadvantaged cities that are ripe for investment.

Sal began his career in real estate at the age of 17, when he launched a small construction company that focused on residential and commercial interiors, painting and property management. He soon recognized that there was little investment happening in his own home city of Elizabeth, and set out to purchase multi-family residential buildings in the city’s rougher neighborhoods with the goal of reinvesting in his community. He quickly earned a reputation for his willingness to take on projects that others deemed too challenging, purchasing dilapidated real estate and successfully re-positioning them to become cash-positive properties that enhanced the neighborhood.

The company has since expanded into the commercial and mixed-use sectors, developing build-to- suit, triple-net- lease properties for the nation’s leading retailers, and more recently, ground-up luxury apartment communities that incorporate full-service lifestyle amenities and integrated retail offerings.

Throughout the company’s evolution, MAS has adhered to the philosophy instilled in Sal by his father, that “there are no problems, only situations”. Andrew Dansker is the CEO and founder of Dansker Capital Group, a national mortgage brokerage firm with six U.S. offices and one international office. He oversees a team of 30 professionals originating commercial mortgage debt across all major asset types, with a particular focus on retail and multifamily properties. The firm primarily arranges bank and credit union financing while also executing agency, CMBS, life company, and bridge loan transactions as appropriate. Since its establishment as an independent company in 2020, Dansker Capital Group has placed well over $3 billion in commercial real estate loans nationwide.

Andrew believes the middle-market debt marketplace is under-served by professional, high-quality national firms and sees a significant opportunity for an enterprising company to fill that gap. His leadership vision is to build an organization that delivers institutional-quality service, execution, and results to the national middle-market debt space.

Andrew is a published industry commentator whose writing on the real estate lending market has appeared in The Commercial Observer, Real Estate Weekly, and New York Real Estate Journal. He is also a frequent industry speaker and contributor at conferences and events organized by Bisnow, GlobeSt, Interface, Commercial Observer, ConnectCRE, and other leading commercial real estate platforms. J.B. is a senior director in the New Jersey office of JLL Capital Markets, Americas. He joins JLL as part of the HFF acquisition and has more than nine years of experience in commercial real estate and corporate finance. He specializes in investment advisory in the New Jersey, New York and Pennsylvania markets. Over the course of his career, J.B. has been involved in more than $2.5 billion of office, industrial, retail and multifamily transactions.

J.B. started at HFF in June 2016. Prior to joining HFF in a full-time role, he interned at the firm while attending Emory University’s Goizueta Business School where he received his MBA with a concentration in finance and real estate. Prior to that, he was a Senior Revenue Accountant at the multinational software firm SAP.

She handles a wide range of matters for the commercial real estate industry, including purchase and sale transactions,

also represents clients on corporate formation, governance, licensing, and intellectual property law. She is a member of the

International Council of Shopping Centers (ICSC) and The Pipeline and on the Board of Directors for the Princeton Mercer
