Mr. Cangelosi serves as Senior Vice President of Development for The

Michaels Organization and is responsible for all aspects of

development activity including acquisitions, planning, land use

approvals, and development financing. Mr. Cangelosi concentrates

his development activities in New Jersey, Pennsylvania, New York,

Delaware, and Connecticut.

Mr. Cangelosi has over 12 years of experience in structuring real estate transactions,

particularly those that combine low-income housing tax credits, historic rehabilitation tax credits, HOME, CDBG, Choice Neighborhoods Implementation Funds, with other state, county, local, and private financing sources. Mr. Cangelosi has led award-winning development efforts on over 1,600 affordable housing units with more than $600M in investments, in projects including adaptive historic redevelopment, multi-phase townhomes, and midrise senior buildings.

Prior to joining The Michaels Organization, Mr. Cangelosi served as Project Director for

Conifer Realty, LLC where he contributed to the development of over 870 Low-Income

Housing Tax Credit rental units in New Jersey and Pennsylvania and assisted in raising

approximately $250 million to finance such effort. Mr. Cangelosi also worked with the

Camden County Improvement Authority as Senior Project Coordinator where he managed the financing and development for various governmental and private stakeholders. Mr. Cangelosi holds a Bachelor of Arts Degree from Georgetown University and completed coursework within Rutgers University’s Master of Business Administration program. Mr. Cangelosi is a licensed real estate associate in New Jersey and Member at Urban Land Institute of Philadelphia/South Jersey. In November of 2018, Mr. Cangelosi was recognized as a national finalist for ‘One to Watch’ Multifamily Pillars of the Industry Awards by the National Home Builders Association.

Chris J. Murphy is a partner at Murphy Schiller & Wilkes LLP, a boutique law firm specializing in

commercial real estate and development. A partner in the firm, Chris leads the Land Use,

Zoning and Redevelopment, and Tax Credits and Incentives practice groups.

As the leader of the firm’s Land Use, Zoning and Redevelopment practice, Chris has been

involved in transformational development projects throughout New Jersey, and regularly

represents some of the largest institutional developers in connection with obtaining approvals

for industrial, mixed-use, multifamily, retail, and commercial projects before local, county, and

state boards and agencies.

In addition, Chris leads the firm’s Tax Credits and Incentives practice, where he has helped

clients procure over $500M in tax credits and incentives offered through the New Jersey

Economic Development Authority (NJEDA) and other state and local government agencies.

Chris is the co-author of the Financial Incentives Chapter of Commercial Real Estate

Transactions in New Jersey (2019, 4 th Edition), published by the New Jersey Institute for

Continuing Legal Education, a division of the New Jersey State Bar Association. His insight on

the topic of real estate development has been featured in both regional and national

publications, including NJBIZ, Real Estate NJ, and The Wall Street Journal.

Chris received his law degree from Rutgers Law School, and a master’s degree from the

Rutgers University School of Management and Labor Relations. He received his undergraduate

degree, summa cum laude, from Kean University.

An avid competitor, Chris competed professionally in both ice hockey and boxing prior to

Mr. Wolfe is the Co-Managing Partner in the Property Tax Department at Skoloff &

Wolfe, PC, where he focuses his practice on representing taxpayers in significant real estate tax appeals and property tax related matters. He has extensive experience in all types of property tax appeals, including hotel, multi-family, retail, office, and industrial properties. Mr. Wolfe frequently counsels clients on the property tax implications of the development, acquisition, and disposition of significant assets. He also counsels clients with respect to property tax exemptions and PILOT agreements.

Mr. Wolfe serves on the Board of the National Association of Property Tax Attorneys (NAPTA) and as the Co-Chair of the Real Property Tax Practice Committee of the New Jersey State Bar Association. Mr. Wolfe began his career as an associate at the law firm of Davis Polk and

Wardwell in New York. While at Davis Polk, he focused his practice on regulatory

investigations, securities litigation and banking disputes.

Mr. Wolfe is a member of the American Bar Association House of Delegates and is

the Co-Chair of the ABA’s Diversity & Inclusion 360 Presidential Commission. As a

young lawyer, Mr. Wolfe served as the Chair of the ABA Young Lawyers Division, the

ABA’s largest entity with more than 130,000 members.

Mr. Wolfe received his J.D. from New York University School of Law, and graduated

finance professor, Mr. Hall is an expert in large, multi-faceted public-private real estate transactions

and small business transactions and executive leadership.

As New Jersey Community Capital (NJCC) President and CEO, Mr. Hall leads the largest

Community Development Financial Institution in New Jersey with four business lines--Lending,

approximately $700 million in assets under management. Loans and investments leveraged over

As CEO of Halltown Real Estate Advisors, Mr. Hall served as real estate investment advisor to some

of the largest housing authorities in the country. As part of his tenure with the Atlanta Housing

Authority (“AHA”), Mr. Hall established an $100 million co-investment vehicle between AHA,

HUD, and the Atlanta Economic Development Authority (“Invest Atlanta”). During his tenure with

the New York City Housing Authority (“NYCHA”), he oversaw the execution of over $1.5 billion

in real estate disposition, development, and joint venture transactions. Previously, Mr. Hall worked in Goldman Sachs’ Urban Investment Group where he was responsible for sourcing and evaluating

urban-based multifamily, retail, and mixed-use real estate private equity investments. Prior to his

work at Goldman Sachs, Mr. Hall executed $785 million in real estate acquisitions, loans, and joint

ventures transactions for UBS Investment Bank. Mr. Hall began his career with Bank of America in

the firm’s Construction Lending and Real Estate Investment Banking Groups.

Mr. Hall is a licensed Uniform Investment Advisor (Series 7, 65) and possesses a Bachelor of

Science from North Carolina State University and a M.B.A. from the Harvard Business School. He

sits on the community development and new market tax credit advisory boards of PNC Financial

and Goldman Sachs, respectively. He also holds a certification from the National Association of

Corporate Directors.

Andrew Dansker is the CEO and founder of Dansker Capital Group, a national mortgage brokerage firm with six U.S. offices and one international office. Mr. DeLillo heads BlueGate’s Multifamily Capital Markets team, focusing on raising

buildings. Having executed more than 125 assignments in New Jersey, including 50

assignments in Jersey City and Hoboken, Mark is one of the foremost experts on NJ

years of experience in public accounting. Kevin works primarily with

Before joining Mill Creek, Mr. Tepedino served as Director of Acquisitions at Kushner, where he led land acquisition and development efforts for multifamily and mixed-use projects throughout New Jersey. Prior to his tenure at Kushner, Mr. Tepedino worked at a real estate startup, handled land acquisitions for a national homebuilder, and served as a real estate associate with one of New Jersey’s premier law firms.

Mr. Tepedino holds a Bachelor of Arts in Finance and International Business from Villanova University and a Juris Doctor from Rutgers University.
