Smita Garg

Principal, Asset Management

SKG Capital

Smita Garg is a Principal of SKG Capital, where she leads investment strategy, capital structuring, underwriting, and portfolio performance as the firm expands its footprint across transit‑oriented multifamily communities. Her role spans acquisitions, financing, business‑plan execution, leasing strategy, budgeting, and asset‑level operations, integrating institutional investment discipline with hands‑on execution.

Prior to joining SKG Capital, Smita spent six years in institutional asset management at PGIM Real Estate, CBRE Investment Management, and Rose Associates, overseeing multi‑billion‑dollar multifamily, office, and mixed‑use portfolios nationwide. She executed more than $1 billion in major capital markets transactions, including the $400 million CMBS refinance of 70 Pine Street, a landmark adaptive‑reuse asset in New York City; a $213 million senior–mezzanine financing for Hamilton Crossing; and a $112 million bridge loan for Alexander Crossing—both transit‑oriented multifamily communities in Westchester County. In each case, she played a key role in structuring, underwriting, lender negotiations, and transitioning the assets from development into stabilization while serving as the asset manager.

Earlier in her career, Smita spent four years in real estate banking at J.P. Morgan, originating, underwriting, and managing more than $800 million in CRE exposure across construction, bridge, and term facilities. Her background in credit, capital markets, and asset management informs her analytical, risk‑focused approach to portfolio strategy and execution.

Smita holds a Master of Science in Real Estate Development from NYU and a Bachelor of Business Administration from the University of Michigan. She serves on the NYU Schack Alumni Board, is a member of ULI New York’s Mixed‑Use Council (Green), and mentors emerging real estate professionals through Project Destined and the University of Michigan’s Weiser Center for Real Estate.

Louis March Jr.

President

March Associates Construction, Inc.

Construction is full of challenges. Tight schedules, limited resources, and rising costs put pressure on every decision a developer makes. As President, Lou stays closely involved from the earliest planning conversations through project completion. He helps owners navigate complexity, reduce risk, and keep projects moving toward leasing with confidence. Lou’s leadership is shaped by decades of experience across all sides of construction. Early in his career, he worked as an Assistant Superintendent for a major New York City construction firm on high-profile projects including Trump Plaza, Madison Square Garden’s Felt Forum, the Brooklyn Museum, and Elmhurst Hospital in Queens. Those projects reinforced the importance of preparation, coordination, and accountability in the field; lessons that continue to guide his approach today. When Lou joined March, he advanced through the organization from field leadership into executive roles, ultimately taking over the company from his father and serving as President today. Under the guidance of Louis March, Sr., he absorbed not only the day-to-day realities of running a construction business, but also a principled approach built on trust, follow-through, and long-term relationships.
