As Principal and Vice President of Investment at Advance Realty, Alex Cocoziello focuses on risk

management, capital allocation, and investment strategy helping to ensure seamless execution of the

firm’s core, value-added and opportunistic real estate transactions.

Prior to joining Advance, Alex worked as a trader and market-maker for Bank of America Merrill Lynch’s

Global Markets Division on the Event-Driven Equity Team. In this role, Alex specialized in the trading of

equity securities focusing on risk arbitrage of corporate mergers and acquisitions, distressed equity, and

post-reorganizational equity. His responsibilities included managing firm capital in risk situations,

providing fundamental and technical market analysis, daily trading commentary, and corporate earnings

analysis to institutional clients such as asset managers, pension funds, mutual funds, and hedge funds.

Alex holds a BS in Industrial and Labor Relations from Cornell University, and an MS in Real Estate with a

concentration in finance and investment from New York University’s Schack Institute of Real Estate.

Andrew Natale joined SJP Properties in 2014 and has over fourteen (14) years of construction experience across a variety of project disciplines. Andrew is a graduate of Villanova University with a Bachelor of Science degree in Civil Engineering.

Prior to joining SJP Properties, Andrew worked for a large commercial nationwide general contractor and completed a variety of interior fit-out, occupied renovation, expansion/remodel, ground-up construction and site development projects. Throughout his career Andrew has completed projects in multiple market sectors including office & headquarters, retail, government, industrial, hospitality, mixed-use, gaming and food service. His role included regional project management for a national construction account with various renovation, ground-up and expansion/re-model projects throughout the Northeast.

Since joining SJP Properties, Andrew has completed over 750,000 SF of tenant interior fit-out including 310,000SF for Valeant Pharmaceuticals. Following completion of Valeant’s construction, he began consulting services as Valeant’s construction manager for construction and development projects nationwide. His work has also included Newell Brands, Nice Systems, Linde North America, Marsh & McLennan Companies, Mazda, Qualcomm, Impax Laboratories, Kering Eyewear, iGate, ExecuSearch, Asurion and various building amenity upgrades throughout SJP’s building portfolio.

Andrew’s responsibilities cover the entire project life cycle including conceptual estimating, budgeting, design review, pre-construction, scheduling, permitting, procurement, bidding, contracting, construction management, project controls, quality control, project close-out and turnover.

An architect by training, Sally has a reputation for bringing great creativity, innovation and attention to detail to every project she works on, including some of HDR’s most high-profile education, science, workplace, and mixed-use projects around the globe. In her role as Education & Science leader, she directs and executes regional project leadership, strategic planning and business development efforts to help life science corporations and developers achieve their missions and goals.

Since joining the firm in 2002, Anthony Montalto has led the design and management of numerous

institutional and commercial science and technology/life science, healthcare and higher education

healthcare projects. He has been critical in developing JB&B’s life science portfolio in New York, with

projects that include Weill Cornell Medicine’s Belfer Research Building; the New York Stem Cell

Foundation Research Institute; Cure at 345 Park Avenue South; and Elevate Research Properties/Taconic

Partner’s West End Labs. This is in addition to the firm’s life science expansion into the Boston and

Philadelphia areas, with projects in design for clients that include the Alexandria Center and the Center

for Breakthrough Medicines. In response to the COVID-19 pandemic, he has been instrumental in the

creation of innovative design strategies toward improving indoor air quality for occupant health and

wellness.

Mr. Montalto is a committee member and past co-chair of the NYC Builds Bio+ Regulatory Committee,

has a longstanding association with Habitat for Humanity NYC and Westchester County, of which he is

currently chair, and is a past president of ASHRAE NY. In addition to his many speaking engagements

focusing on life science, he has contributed to numerous publications, including “Air Source Heat Pumps

Could Be Next Big Thing in Building Sustainability” Commercial Observer, March, 2022; “Hudson

Research Center ASHP Release”, Bisnow, January 21, 2022 and “Life Sciences Development Update”,

Bisnow, May 2021. Mr. Montalto holds a Bachelor of Science degree in Mechanical Engineering from

the College of Engineering at Villanova University.

Mr. Wolfe is the Co-Managing Partner in the Property Tax Department at Skoloff &

Wolfe, PC, where he focuses his practice on representing taxpayers in significant real estate tax appeals and property tax related matters. He has extensive experience in all types of property tax appeals, including hotel, multi-family, retail, office, and industrial properties. Mr. Wolfe frequently counsels clients on the property tax implications of the development, acquisition, and disposition of significant assets. He also counsels clients with respect to property tax exemptions and PILOT agreements.

Mr. Wolfe serves on the Board of the National Association of Property Tax Attorneys (NAPTA) and as the Co-Chair of the Real Property Tax Practice Committee of the New Jersey State Bar Association. Mr. Wolfe has been featured or quoted in a wide variety of local and national publications, including Forbes.com, GlobeSt.com, Marketwatch.com, The Washington Post, The Wall Street Journal, Law.com, Law360.com, The New York Law Journal, and Commerce Magazine.

Mr. Wolfe has a track record of obtaining significant assessment reductions on behalf

of his clients.

Examples of those assessment reductions include:

• Reduced hotel assessment from $188 million to $131million;

• Reduced multi-family assessment from $116 million to $67 million;

• Reduced office assessment from $115.5 million to $90million;

• Reduced supermarket anchored center from $66.9 million to $46 million;

• Reduced nursing home assessment from $36 million to $10.1million;

• Reduced big box retail assessment from $21.3 million to $13.4 million;

• Reduced office assessment from $27.8 million to $6.5million.

Mr. Wolfe began his career as an associate at the law firm of Davis Polk and

Wardwell in New York. While at Davis Polk, he focused his practice on regulatory

investigations, securities litigation and banking disputes.

Mr. Wolfe is a member of the American Bar Association House of Delegates and is

the Co-Chair of the ABA’s Diversity & Inclusion 360 Presidential Commission. As a

young lawyer, Mr. Wolfe served as the Chair of the ABA Young Lawyers Division, the

ABA’s largest entity with more than 130,000 members.

Mr. Wolfe received his J.D. from New York University School of Law, and graduated

from Cornell University with distinction in all subjects.

Chris Roche has more than 18 years of experience providing site/civil engineering services for complex projects in New Jersey. Roche has played a key role in numerous life science projects throughout his career, most recently including the much-anticipated HELIX NJ project in New Brunswick and the completed Quest Diagnostics Laboratory in Clifton. His breadth of experience in New Jersey has helped him develop expertise in the region’s unique approval processes and establish relationships with key players. Roche’s contributions to the industry have been recognized by ENR New York, which named him one of its Top Young Professionals, and through project awards from ENR, NJBIZ, and the American Council of Engineering Companies.

Kathleen Coviello is the New Jersey Economic Development Authority’s (NJEDA’s) Chief Economic Transformation Officer. In this role, she oversees the Authority’s strategic sector, economic transformation products (corporate tax credit programs, clean energy and offshore wind products, innovation and venture products, and strategic innovation centers) and the Product Operations departments. The Division provides value-added business engagement and products targeted at commercial businesses within the state’s strategic sectors. As a leader across these departments, she works to support high-quality job creation, catalyze private investment, and build a diverse innovation ecosystem in New Jersey.

Dr. Johnson is a passionate, hard-working, and disruptive leader that has focused his efforts solely on solving the big problems that our world faces by leading the development, translation and commercialization of paradigm-shifting technologies. Dr. Johnson is currently the President of the New Jersey Innovation Institute (NJII) at the New Jersey Institute of Technology (NJIT) where he oversees a team that is focused on accelerating the development of innovative technologies through leveraging the vast resources of NJIT. While a scientist by training, Dr. Johnson is a skilled commercial leader and has built and overseen every aspect of a company from technology licensing to GAAP and IFRS accounting. Dr. Johnson has been named to the Forbes 30 Under 30 List as well as the NJBIZ Power 50 in Healthcare List and has received two patents in addition to multiple publications and federal/state grants.

Jonathan C. Hernandez has designed new construction work

as well as renovations and rehabilitations. He is the lead

partner of the GMS Hospitals and Healthcare initiative.

Jonathan’s projects include the infrastructure and facility

upgrades at Lenox Hill Hospital and MEETH on the Upper

East Side, a new Central Utility Plant and Mother Baby

Hospital Wing at Staten Island University Hospital and

repurposing of existing big box retail space into new

Medical Facilities. Recently completed projects include a

new orthopedic practice in Tarrytown New York, a new

Ambulatory Care Facility in Union Turnpike, Queens and a

new Orthopedic – PT Facility in Scarsdale NY.

Jonathan is the President of the Structural Engineers

Association of New York (SEAoNY) and is a past member of

the Board of Directors of the National Council of Structural

Engineers Associations (NCSEA). He is certified by the

Structural Engineering Certification Board (SECB), and a

member of the American Concrete Institute (ACI), CoreNet

Global, The Architectural League of New York, the American

Society of Civil Engineers (ASCE) and SEAoNY.

John Saraceno, Jr. is Co-Founder and Managing Principal of Onyx Equities, LLC, one of the most active commercial property investment, management, and development firms in the New York Metro market. Since founding in 2004 with partner Jonathan Schultz, Onyx has acquired more than $4 billion worth of real estate assets throughout New Jersey, New York, and Pennsylvania and executed more than $1 billion in asset repositioning projects across all property types including the Gateway in Newark and two ultra-luxury boutique-style residential rental communities in Ridgewood, NJ.

Serving as the firm’s Chief Investment Strategist, John directs the firm’s approach to investment and portfolio management, leading its mission to partner with some of the country’s most significant institutional investment firms. In addition, he oversees Onyx’s investment fund arm, which continues to generate its historical fund-level IRR’s in excess of 25 percent. The foundation for Onyx’s investment and portfolio management strategies was built upon John’s tenure as Founding Member and Chief Investment Officer at Ivy Equities, where he was responsible for all acquisition, disposition, and finance activities.

Dr. Ahmed is the President and CSO of VITRUVIAE, a privately held biotechnology company developing therapeutics and vaccines for cancer, infectious diseases, and inflammatory diseases. He was formerly the SVP and CSO of Y-mAbs Therapeutics, a public biotechnology company developing therapies for pediatric cancer, and a faculty member in the Department of Pediatrics at Memorial Sloan Kettering Cancer Center. Dr. Ahmed is an expert in antibody and protein engineering, having co-invented several therapeutic drugs that are currently in human clinical trials. He received his PhD in Biochemistry and Structural Biology from Stony Brook University, followed by post-doctoral training in cancer immunology at Memorial Sloan Kettering.
