WE'RE BACK AND YOU WON'T WANT TO MISS IT!
Why now?
2026 CRE investment hit €14.3bn, up more than 10%, but the story is more nuanced than the headline suggests. In the Netherlands, domestic capital is carrying the entire market, international investors remain largely absent, and the sectors attracting the most conviction have fundamentally shifted. Capital isn't the only factor moving the market. Given the national grid is full, with12,000 companies waiting for connections and logistics, developers are rewriting the playbook in real time. PATRIZIA's €230m Smartlog Maasvlakte, the largest logistics complex in the Netherlands, and WDP's €55m cold-store development at Dutch Fresh Port Rotterdam are proving that the long-term logistics growth story is very strong. Simultaneously, Dutch retail and urban real estate are quietly making waves, with Wereldhave's Full Service Centers hitting 97.4% occupancy and mixed-use and placemaking emerging as the strategies generating the strongest long-term returns.
The decisions being made right now on capital allocation, grid-constrained development and urban repositioning will define Dutch CRE values and market positioning for years to come. The Netherlands State of the Market brings together the senior investors, developers and operators making those decisions to debate what is working, what is not and where the next wave of opportunity lies.
What You’ll Learn
Investors have been on the sidelines due to uncertainty surrounding the Iran war, inflation and interest rates. But deals are still getting done - find who is buying, where, and how deals are being structured to get over the line.
How developers and investors are navigating grid congestion as a fundamental constraint on logistics development, and which deals and strategies are still viable in a market defined by power scarcity.
What the shift from single-use to mixed-use is actually delivering financially, how placemaking schemes are being underwritten, and which Dutch projects are setting the new benchmark.
How the largest occupiers of logistics and retail real estate are reshaping what they need from space and what that means for developers, landlords and investors building for the next decade.
Where the smart money sees the most compelling risk-adjusted opportunities across Dutch CRE in 2026 and beyond, from operational real estate and retail repositioning to urban regeneration and placemaking.
How You’ll Do More Business
Meet the senior investors, developers, asset managers and occupiers actively shaping the Dutch real estate market across all major asset classes. Leave with a clearer picture of where capital is moving, which development strategies are gaining momentum and what partnerships are enabling companies to get deals done. Build relationships that influence the market by connecting with the decision-makers who are writing the cheques, signing the leases and delivering the schemes that define Dutch CRE in 2026.
Who You'll Meet: Owners, developers, investors, architects, construction, designers, brokers, lawyers, financial institutions and government officials.
Previous Attending Companies: CBRE IM, Prologis, Panattoni, APG, Savills, Hines, Rockfield Real Estate and more.

Open for Business: Cracking the Code on Dutch Capital in 2026
Dutch CRE investment hit a record €4.1bn in Q1 2026 alone but nearly all of it is domestic. This panel cuts through the recovery narrative to ask where capital is actually flowing, what's keeping international investors out, what’s drawing them in, and which asset classes are rewriting the Dutch investment case for the future. |

Watts the Limit: Where Developers, Investors and Occupiers Go When the Grid Is Full
Dutch logistics real estate is hitting a ceiling that has nothing to do with demand. The national grid is full, 12,000 companies are queued for connections, and TenneT warns expansions take a decade. This panel explores how developers and investors are making hard decisions about where to build, what to power, and which deals still make sense in a market defined by constraint. |
