Nic Halverson

CEO & Co-Founder

Occuspace

Nic Halverson is CEO and co-founder of Occuspace, an occupancy intelligence platform that measures how physical space is actually used. Occuspace measures occupancy across corporate real estate portfolios, campuses, and government buildings in North America and Europe, including a five-year agreement covering 180 million square feet of federal workspace.

An engineer by training and entrepreneur by instinct, Nic is focused on bringing the rigor of digital analytics into the physical world. Occuspace's sensors measure occupancy anonymously – no cameras, no personal data – giving real estate and facilities teams defensible evidence for lease, consolidation, and capital decisions that have historically been made on intuition.

A recognized voice in space utilization, Nic has been featured in The New York Times, The Wall Street Journal, and on ABC and NBC. As a speaker, he brings a practical operator's perspective on moving from intuition to measurement and from space data to real financial impact.

Why you Can't Miss This Webinar on Office Space Utilization and Optimization

What You'll Learn:

  • How office space is actually being used across different industries, workdays and workplace types, based on real-world occupancy data

  • Where utilization is falling short and how to identify potential excess capacity across a portfolio

  • How peak-day patterns can distort decisions and what current utilization trends reveal about actual workplace demand

  • How to gather meaningful occupancy data beyond just badge swipes and room reservations to build a more accurate picture of occupancy

  • How reliable occupancy data can inform CRE strategy, including portfolio planning, leasing, workplace experience, operational efficiency and AI adoption

  • All attendees will receive the full 2026 Corporate Space Utilization Benchmark following the webinar

Why This Matters:

Most organizations pay for more office space than they fully use. But knowing that space is underutilized is very different from understanding where, when and why and what to do about it.

That’s the challenge facing CRE leaders today. JLL reports that only 7% of organizations rate their space-data capabilities as excellent. Yet decisions about leases, capital investments, workplace design and building operations increasingly depend on having an accurate picture of how space is actually being used. Badge swipes, reservations and other proxies can provide part of the story, but they can’t replace real occupancy data.

Join experts from Occuspace and JLL as they examine the new 2026 Corporate Space Utilization Benchmark, based on real-world occupancy data from more than 50 million square feet and 10,000+ corporate workspaces across multiple industries.

The latest findings reveal how corporate workplaces, including conference rooms, are actually being used, where utilization is falling short of organizational goals and how patterns shift across the workweek.

Use the benchmark to pressure-test what you think you know about your own portfolio. Where might you be carrying excess capacity? Are peak days driving decisions that don’t reflect the rest of the week? Are you operating space based on actual demand or assumptions?

The discussion will also explore how better occupancy intelligence can inform future CRE decisions, from portfolio and leasing strategy to workplace experience, operational efficiency and the growing use of AI in real estate. Register now to benchmark your portfolio against the latest utilization data and identify the questions your current data may not be able to answer.
