Ben Molk

Ben Molk serves as Senior Vice President, Investments for Crescent Real Estate LLC and is based in Denver. Mr. Molk’s responsibilities include oversight of the office vertical. In this role he is responsible for acquisitions, dispositions and asset management, as well as working jointly with the leasing and property management teams in Crescent markets. Previously at Crescent he oversaw over 1 billion dollars in acquisitions, management and dispositions and directly managed all phases of the firms Boulder assets.

Mr. Molk joined Goff Capital Partners (“GCP”) as Vice President in February of 2007 prior to its conversion to Crescent Real Estate LLC in 2016. While at GCP, Mr. Molk was involved in the acquisition of over 1 million square feet of office. Prior to joining GCP, Mr. Molk worked at Chotin Asset Management where he developed the bond surveillance software and acquisitions models utilized in the re-securitization of over 6 billion dollars of mortgage-backed securities.

Mr. Molk graduated from The University of Montana in 2004 with a Bachelor of Science Degree in Computer Science.

Joshua is a Principal and Studio Director in Gensler’s Dallas office who offers expertise in all aspects of the architectural design process and management on projects in technology, professional services, and financial services. Overseeing various global accounts, he leads teams in multiple regions across the firm to build strategic relationships in new markets. Joshua’s substantial experience makes him nimble, innovative, and consistently reliable.

He is a member of the American Institute of Architects and is a registered architect and interior designer in Texas. Joshua earned his Bachelor of Fine Arts in Interior Design from the Art Institute of Dallas, and a Master of Architecture from the Academy of Art University.

Kevin Santaularia

Kevin J. Santaularia is President and CEO of Bradford Companies. He is

responsible for all company operations and implementing growth strategies

for Bradford’s operating divisions: Property Management, Acquisitions,

Development, Construction Management (TI), Brokerage, Investment

Management and Leasing.

In addition to coordinating the firm’s real estate activities, Mr. Santaularia

has a role in securing both equity and debt relationships for joint venture

acquisition and development partnerships. Further, his extensive experience and

relationships have led to Bradford being a respected and recognized brand in the

Dallas - Ft Worth commercial real estate market since 1989.

As a commercial real estate services firm, Bradford’s is strategically aligned

with our clients’ goal of maximizing the value of real estate within the format of

a single-source services company. Bradford’s core property management and

leasing operations control over 15,000,000 square feet of commercial property in

the Metroplex. The firm has excelled in creating long-term relationships with both

Mr. Santaularia purchased Bradford from its former parent, Vantage Companies

in 2000. He currently serves as President/CEO and Chairman of the Board.

Mr. Santaularia is an active member of the North Texas Commercial Association

of Realtors (NTCAR). He is a member of the Real Estate Council and former

Board Member of the Dallas Chapter of the National Association of Industrial

Office Parks (NAIOP). He has a Bachelor of Business Administration from the

University of Kansas.

Artemio De La Vega is the founder and CEO of De La Vega Development, a commercial real estate firm specializing in dynamic mixed-use developments. Mr. De La Vega has more than 25 years of experience in the entrepreneurial and real estate industry, with a focus on single-tenant, multi-tenant retail centers and mixed-use developments. He brings a versatile and deep knowledge of development, master planning, entitlements, construction and capital markets to every project.

Mr. De La Vega has successfully invested, acquired, developed or redeveloped more than 100 commercial real estate projects throughout the world. Some of his more notable projects include the 900,000 square-foot Las Palmas Marketplace in El Paso, TX; the 900,000-square-foot Canyon West in Lubbock, TX; the 400,000-square-foot Kings Crossing in Shreveport, LA; as well as multiple industrial distribution and manufacturing facilities for clients such as Chrysler, General Motors, Alcoa, Yazaki, Bergamasca and more.

As a recognized leader in the commercial real estate industry, Mr. De La Vega frequently serves as a panelist for many leadership and future vision summits. He is also a guest columnist for a variety of publications and active with several professional organizations, including the International Council of Shopping Centers (ICSC) and The Real Estate Council (TREC). In addition, he serves on the Executive Committee of the Chancellor’s Council of the University of Texas System, is a board member and donor to the FEMAP Foundation, and a proud donor and supporter of the Artemio De La Vega Scholarship Fund for the benefit of Hispanic students at the University of Texas, El Paso.

Sarah Proefrock

Interior design is about the human experience, in Sarah Proefrock’s view. In her 10+ years of

working with HOK clients across the country, she has developed a portfolio that spans six market

sectors. Sarah leans into this broad experience, translating ideas across building types to spark

creative adaptations in new settings. It’s this synergy Sarah brings to clients, guiding them

through the process of making their spaces more intuitive and inclusive. She’s driven by the

belief that meaningful environments happen when ideas cross boundaries.

Her recent work explores how high-energy settings can be adapted to provide comfort and

engagement for all, effectively giving people a choice in how they experience a space. Sarah

looks to client mission statements for design inspiration, tapping into the values and culture that

make every project unique. She also encourages her team to detach from technology to sketch,

explore, or simply observe how people interact with their surroundings – less scrolling and more

seeing the world in action.

One of Sarah’s early projects, the Trammell Crow Tower Repositioning, exemplifies her

conviction that design can foster connection. The reimagined tenant lounge, wrapped in

sculptural timber and bathed in diffused light, provides a perfect place to linger, recharge, or

socialize.

In addition to her role as Senior Project Interior Designer, Sarah is a passionate participant in

HOK’s internal PATH Emerging Leader Program. She’s also actively involved in the Dallas

chapters of TREC, CREW, and IIDA. By connecting design intent with human experience, Sarah

helps clients shape environments that leave a lasting, positive impact.

Wayne Emerson

Wayne is the Director of Economic Development for the Town of Addison, where he is dedicated to bringing transit-oriented development to the area. He is actively working to create a vibrant, walkable community centered around Addison Circle, fostering a dynamic environment for businesses and residents alike.

As the Director of Economic Development in Denton, he prioritized historic redevelopment in downtown Denton and drove industrial expansion along the I-35 corridor. Before his time in Denton, Wayne managed the Property Assessed Clean Energy program in Dallas, promoting sustainable development. He also worked as a Tax Increment Financing District manager, providing affordable housing solutions.

In Allen, he and the Allen Economic Development Corporation delivered Class A office spaces within walkable mixed-use districts, proving the market's potential.

Wayne’s passion for urban development and economic theory began as a geography and economics teacher in the Irving Independent School District. His experience is further enriched by his service in the US Army as a military journalist, including a deployment to Iraq as a public affairs officer.

A proud University of North Texas alum with a History degree, Wayne later earned an MBA from the University of Texas at Austin’s McCombs School of Business. He also holds a certification as an Economic Development Finance Professional from the National Development Council.

Tristan Simon is a Managing Partner at Rebees. He founded Rebees in 2014 and leads strategy and business development. Tristan grew up in London and Virginia and graduated from Duke University with degrees in English and Economics. Prior to starting Rebees, Tristan founded and spent 15 years leading Consilient, a restaurant and hotel management company best known for creating acclaimed dining and entertainment brands in Dallas, Fort Worth, Los Angeles, and Atlanta. Tristan is also credited with the transformation of Henderson Avenue in Dallas from a benighted neighborhood into a vibrant dining and retail district.

Steve Modory joined Champion Partners in 1993 and currently serves as one of

the firm’s two Co-Managing Partners. At Champion, he is responsible for

managing the firm’s investment, finance, and ongoing debt and equity capital

relationship activities. These duties are primarily for principal-related investments

and developments, both on a speculative and build-to-suit basis, as well as

property/asset dispositions. Prior to joining Champion, he was affiliated with

Trammell Crow Ventures in Dallas from 1987 to 1993. At Trammell Crow, he

was initially involved with the analysis and closing of investments for two

institutional funds aggregating more than $2 billion in assets. For these same

investment funds, he later oversaw all portfolio management and finance

activities. His civic and professional affiliations have included the Red Cross

North Texas Chapter (past Board Chair), the Real Estate Council of Dallas (past

Foundation Board Chair), the Urban Land Institute (past Dallas / Fort Worth

District Council Chair and past Office Development Council Chair), and the

NAIOP North Texas Chapter (past Board Chair). He is a 1987 graduate of

Stanford University with a Bachelor of Arts degree in Economics.

Maddy Hunton serves as a Vice President within Trammell Crow Company’s (TCC) Dallas-Ft. Worth office. In her role, she is responsible for the origination, underwriting, financing, due diligence, joint venture structuring, and execution of office and mixed-use developments in North Texas.

During her tenure at TCC, Maddy has executed on 2.1 million square feet of office and mixed-use development projects. Most recent developments that she has helped execute include Park District and a build-to-suit in Plano. Currently, she is focused on the underway and planned developments on Knox Street, sourcing build-to-suit and speculative office development opportunities on the Fields site in Frisco and TCC’s sites in Legacy and Uptown, and additional new pursuits.

Cari Walls began her design career at a Dallas-based firm, where she was the principal leader of its interior architecture practice.

In 2011, she formed MDW Studio. The three principal designers are responsible for an essential collection of architecturally significant buildings and homes, and two of Dallas’ most recognizable icons, NorthPark Center and One Arts Plaza. Her work at MDW Studio strove to maintain a careful balance between art and architecture, and it was consistently recognized by design awards and published in national and international periodicals and books.

Upon her partner’s retirement at the end of 2023, Cari joined MAA as the Director of Interior Architecture.

Cari’s work includes Brookfield Place in New York City, Allen Center and C. Baldwin Hotel, One Legacy West, and the iconic NorthPark Center. Her portfolio includes the new entry of the Dallas Museum of Art and the United States Embassy in Bern, Switzerland. She has designed projects for American Airlines, Crescent Real Estate, and multiple buildings for Brookfield Properties.

John Scarborough

John serves as Vice President of Business Development, bringing more than a decade of experience in commercial real estate and construction. With a background that spans project management and client engagement, he offers a well-rounded perspective on the development process and a strong network of industry relationships.

Around the office, his organizational skills and positive energy help align people and priorities. Geri Hieronymus currently serves as Regional Vice President of Sales at Turnkey Project Services, where she leads business development efforts across the Dallas/Fort Worth region. Before joining Turnkey, Geri built a robust career spanning more than two decades in the commercial furniture industry. She began with over twelve years in business development roles within leading furniture dealerships, where she developed expertise in client relationship management, project design, and strategic sales. During this time, she collaborated with both corporate and healthcare clients to deliver tailored furniture solutions that aligned with their operational goals and organizational culture.

She then spent ten years as a Furniture Manufacturer Representative, working closely with architecture and design firms, furniture dealerships, and commercial, education, and healthcare providers. In this role, Geri specialized in creating healing environments that foster patient comfort, enhance caregiver efficiency, and support holistic wellness.

Her extensive experience across both the dealership and manufacturer sides of the industry provides her with a comprehensive understanding of the furniture lifecycle—from initial concept through final installation. Geri’s passion lies in creating environments that go beyond aesthetics to support human wellbeing, performance, and purpose.
