Melford Town Center is a 466-acre comprehensive mixed-use community located at US Rt. 50 and MD Rt. 3/301 in Bowie, midway between Annapolis and Washington, D.C. To date St. John Properties has constructed over 1 million sq. ft. of Class ‘A’ office, flex/R&D and retail space at Melford. The residential component of Melford Town Center will feature more than 1,400 multifamily units upon completion, with the Tribute at Melford a 140-unit senior living community and The Aspen a 388-unit luxury apartment building now open. Three on-site hotels are planned, with a Courtyard by Marriott now open.

Feras Qumseya is Chief Development Officer at Standard Communities, where he leads the firm’s national development platform focused on delivering high-quality, sustainable housing for underserved communities.

Feras has been instrumental in scaling Standard’s development efforts across multiple markets, overseeing a growing pipeline of large-scale projects utilizing Low-Income Housing Tax Credits (LIHTC), tax-exempt bonds, and innovative public-private partnership structures. His work spans the full lifecycle of development—from sourcing and structuring deals to navigating entitlements, financing, and execution.

Known for his disciplined approach to underwriting and his ability to navigate complex capital stacks, Feras plays a key role in advancing projects that balance financial performance with long-term community impact. He works closely with municipalities, housing authorities, and capital partners to deliver developments that are both economically viable and socially meaningful.

Beyond his professional work, Feras is actively engaged in housing policy discussions and serves on nonprofit and industry boards focused on expanding access to affordable housing and strengthening communities.

Timothy Hogan

Timothy Hogan is a 20-year veteran of the real estate industry, with specialized experience in financing, acquisition and disposition, and the redevelopment and repositioning of land assets. Founded in 1985, Hogan celebrated its 30th year in business in 2015, and is known as the pre-eminent land consulting, advisory, and brokerage firm in the State of Maryland.

In addition to his responsibilities as President, Mr. Hogan manages Hogan’s land investment platform where Hogan acquires and develops for its own account and on behalf of its investors. Mr. Hogan supervises all land transactions, land acquisition and assemblage, supervision of zoning and entitlements, engineering and permitting, and budget management. His many land development projects span several real estate sectors to include residential, commercial, industrial, hospitality, and mixed use, as well as affordable housing. Hogan acts as development manager on approximately 50 real estate development projects across 9 different jurisdictions in the Washington DC metro area and one residential PUD in the Carolinas.

Mr. Hogan holds a B.S. in Finance from the RH Smith School of Business at the University of Maryland College Park where he graduated Magna Cum Laude and was nominated as the Commencement Speaker. He is an active member of the Economic Club of Washington, the National Association of Industrial and Office Properties (NAIOP), the Maryland Building Industry Association (MBIA), and the Urban Land Institute (ULI). Mr. Hogan has been with Hogan since 1999. Prior to joining the Hogan, Mr. Hogan worked with Rodgers Consulting in Montgomery County, Maryland and Ridgecrest Investments in Frederick, Maryland.

Chris Grant works at the intersection of real estate, private equity, and technology with a mission to

increase access for communities who have historically had the least.

Chris is the founder of Yoke Management Partners, a diversified real estate investment firm with a

focus on affordable housing in the DMV, and the co-founder of Purview, a technology platform

that simplifies responsible finance.

Previously, Chris was an investment manager at Blueprint Local focused on opportunity zone

investments across the Southeast region. Chris structured mixed-use development investments with

an aggregate asset value over $820M. Before that, Chris worked in Oakland, CA with Radicle Impact

Partners, a leading impact-focused venture capital firm and in Washington, DC with Promontory

Financial Group, now an IBM Company.

Chris serves on the Local Initiatives Support Corporation’s Emerging Leaders Council (LISC ELC)

and the investment committee of Ignite Capital, a $4M social impact investment fund offering seed

financing for Baltimore-based social enterprises led by historically underserved entrepreneurs.

Chris, a 2021 Forbes 30 Under 30 lister in the Finance Class, received his MBA from the Stanford

Graduate School of Business and his bachelor’s degree from the Robert H. Smith School of

Business at the University of Maryland. Chris was born and raised in Baltimore, MD and currently

resides in Prince George's County with his wife, daughter, and dog.

Brandon Bellamy is a passionate and purpose-driven real estate

entrepreneur and currently serves as the Chief Executive Officer of The

Velocity Companies. Over the past 30 years, Mr. Bellamy has excelled in

real estate investment, real estate development, and private fund

management. He has won numerous industry awards, including the

Globe Street Opportunity Award, The Daily Record Excellence in

Construction and Real Estate 2020 Developer of the Year Award, and

FSC First Minority Business of the Year Award. Mr. Bellamy couples a

unique knowledge of market-rate and affordable housing development

and a superior understanding of financial engineering to impact existing

and developing communities.

During his tenure at The Velocity Companies, the firm has developed

and consulted on projects located in the Mid-Atlantic and the Carolinas

with an aggregate asset value exceeding $500 million. Mr. Bellamy

specializes in municipal financing, tax increment financing, tax-exempt

bonds, joint venture transaction and financing, public-private

partnerships, planned community development and redevelopment,

and an innovative way of researching emerging markets.

Under Mr. Bellamy’s leadership, The Velocity Companies has built a team

of professionals that specialize in assisting clients in real estate

investment and property development activities by analyzing real estate

development and conceiving investment opportunities. Driven by their

commitment to providing a significant impact in under-invested

communities, the Velocity team boldly pursues projects that champion

the health and vitality of local economies through meaningful

development.

In July 2020, Mr. Bellamy became the only African American majority

owner of a professional baseball team in the country. He is also the

founder and principal broker for The Republic Real Estate Group and

has been a featured speaker at numerous seminars on underserved

communities. Mr. Bellamy is committed to the communities he develops

and the people his projects serve.

Julia Stevenson leads Langdon Park Capital's investment activities across the United States and has direct responsibility for the firm's acquisition strategies. Stevenson is deeply involved in sourcing, capitalizing, and structuring new investment opportunities. She is also responsible for growing and maintaining key relationships across LPC’s footprint. Stevenson sits on Langdon Park Capital's Investment Committee and is based in the firm’s Washington, DC office.

Stevenson has nearly two decades of experience in commercial real estate development and finance. Prior to joining Langdon Park Capital, Stevenson deployed capital for LISC Strategic Investments, the impact fund management platform for the Local Initiative Support Corporation (LISC). At LISC Strategic Investments she had a national footprint and established relationships across several affiliate and subsidiary entities of LISC during her tenure.

Prior to LISC, she was Vice President of Investments at Banneker Ventures, a Black-owned real estate company based in the DMV. Her responsibilities included underwriting support to development managers, capitalization of development deals, and oversight of the company's overall cost of capital and debt strategy. Stevenson’s primary role as VP of Banneker Capital (a to be formed related entity) required her to establish the foundation for an impact-focused investment management platform. Prior to Banneker, she was a senior Portfolio Manager in the Commercial Real Estate Group at Eagle Bank, where she oversaw a $400 million portfolio of commercial real estate loans and underwrote debt transactions across all property types and stages of development: construction and pre-construction, commercial, multifamily, single-family, land development and bridge financing. She began her career in commercial real estate development as an Assistant Project Manager for Gotham Development (based in DC and Baltimore) before joining Howard County Housing (now Department of Housing and Community Development) as an Associate in Development Finance and Project Management.

Stevenson serves as a Director on the Boards for the DC Chapter of Commercial Real Estate Women (CREW) and African American Real Estate Professionals (AAREP). She is also an active member of the National Multifamily Housing Council and an engaged supporter of the Urban Land Institute. Stevenson received her Masters of Science in Finance from Johns Hopkins Carey Business School and her Bachelor of Arts in Urban Studies from Brown University.

Mr. Roud joined St. John Properties in 2009. As Regional Partner of Southern Maryland, he oversees the comprehensive acquisition, development, construction, leasing, and asset/property management activities for the firm’s portfolio in Prince George’s County, St. Mary’s County, Charles County and Wicomico County. He holds a degree from the University of Western Ontario in London, Canada, and is a graduate of the Leadership Maryland Class of 2012. Mr. Roud is an adjunct professor at the University of Maryland College Park, frequent guest lecturer at Johns Hopkins University and Georgetown University. He also serves as Chair of the University of Maryland Medical System Community Advisory Council (Bowie) and board member for both the Prince George’s County Economic Development Corporation and the Charles County Economic Development Advisory Board.

David Iannucci

David S. Iannucci is the President and CEO of the Prince George’s County Economic Development Corporation (EDC) with a passion for business growth and expansion. Often referring to economic development as the foundation of wealth creation upon which community benefits are built upon, Iannucci is dedicated to enhancing the quality of life in Prince George's County and works diligently to do so daily.

Mr. Iannucci has played a prominent role in economic development projects across the state of Maryland, including leading the County's effort to develop the 2013 Strategic Plan for Economic Development under which the County ascended to the rank of #1 in job growth in the State of Maryland. He was also intricately involved in the updated 2022 Strategic Plan for Economic Development which will be published later this year.

As the head of the Prince George's County Economic Development Corporation, Mr. Iannucci oversees the County’s $50 million Economic Development Incentive Fund, which has leveraged over $1.1 Billion in private sector investments and has played a prominent role with the County’s key initiatives such as the pursuit of the U.S. Federal Bureau of Investigation headquarters, the opening of the brand new, state of the art University of Maryland Capital Region Medical Center, and multiple Transit Oriented Development projects including the economic expansion around the Blue Line Corridor and the future Purple Line. Appointed by County Executive Angela Alsobrooks, Mr. Iannucci previously served under former County Executive Rushern Baker, III as the Assistant Deputy Chief Administrative Officer for Economic Development where he oversaw the activities of EDC, FSC First, and the Conference and Visitors Bureau. In both his current position and former position, he directs Prince George’s County’s efforts to retain and support the existing business community. In his 45-year career, Mr. Iannucci has served in many positions within state and local government. His previous positions include Secretary of the Maryland Department of Business and Economic Development, Executive Director of the Baltimore County Department of Economic Development, and under former Maryland Governor William Donald Schaefer, Chief Legislative Officer. Mr. Iannucci is a 1979 graduate of the University of Maryland School Of Law, a member of the Maryland Bar, and a 1974 graduate of the University of Maryland College Park. David S. Iannucci is also a former President of the Maryland Economic Development Association and is a member of the MEDA Hall of Fame. A long-time resident of Prince George's County, he resides in Bowie with his wife and daughter.

LeVar Crooms currently serves as Market President at United Bank, overseeing the Arlington and Alexandria

markets. In this role, his responsibilities encompass strategically driving both commercial and retail production

while ensuring the profitability and sustained growth of these markets. Crooms plays a pivotal leadership role in

managing public relations efforts for Arlington and Alexandria, while also representing United Bank in the

community through active participation in civic affairs and professional organizations.

Before joining United Bank, Crooms spent a decade at M&T Bank, where he served as Senior Vice President in the

Commercial Real Estate Finance Division. During his tenure, he successfully financed over $2 billion worth of

residential and commercial projects in the Greater Washington DC area. His clientele ranged from institutional to

middle-market and family office companies. Crooms's exceptional performance was consistently acknowledged,

earning him the President's Council Sales Award four times within M&T Bank's Commercial Banking Division

Crooms embarked on his professional journey at BB&T in 2006, where he completed the commercial credit

training program. Within two years, he rose to manage a team of eleven before progressing to a portfolio manager,

and ultimately a relationship manager.

Beyond his professional endeavors, LeVar is actively engaged in various boards and committees. He has served as

a Board Member of the NAIOP Northern Virginia chapter since 2020, contributing his expertise to the Education

Committee. He serves on the Board of Junior Achievement of Greater Washington, the nation’s largest organization

that teaches young people about work readiness, entrepreneurship, and financial literacy. He was recently appointed

to the Board of Directors for the Arlington Chamber of Commerce and as a Trustee for the Arlington Community

Foundation.

LeVar graduated with honors from Johnson C. Smith University in 2006, earning a Bachelor of Science Degree in

Business Administration. When not immersed in his professional pursuits, LeVar finds joy in family life, residing

in Arlington, VA, with his wife Anshia and their son Zachariah. Crooms is an avid traveler and enjoys reading.
