Bill Guthrey isn’t a fortune teller, but he does read tea leaves, figuratively if not literally. “As a company that develops master-planned projects, KDC is reading the tea leaves to determine the future path of growth. We’re reading the market and creating places that will meet present and future demand.”

Bill’s primary responsibilities at KDC include the marketing and management of KDC’s Land Ventures, which include over 500 acres of prime office, industrial and mixed-use land positions located throughout the Dallas-Fort Worth Metroplex and nationally. He focuses on establishing joint ventures with land owners who need a partner with master planning, development and land marketing experience.

“I love my job. I’m always meeting new people, and the product is always evolving. Every client has a unique challenge, and I’m lucky that I can be part of the solution.”

Bill joined KDC in 1995 to market and develop the site of the former Greater Southwest International Airport/Amon Carter Field in Fort Worth, Texas. That project, CentrePort Business Park, is now home to some of the nation’s largest companies.

All in all, Bill’s experience at KDC encompasses the development and leasing of office, industrial and data center projects totaling over 2.5 million square feet and the development or sale of over 1,000 acres of land.

“What’s fun about development is watching engineers, architects, and planners get together in one room to answer a question or fulfill an existing client need. It’s fascinating to see how form follows function.”

A devoted family man, Bill makes his home in Dallas with his wife, Suzan, and teenage daughter, Josie. His son, Reggis, works in oil and gas, and his other daughter, Grace, is studying architecture.

Away from the office, Bill is active in his church and involved with mentoring youth in a faith-based setting. He also enjoys tennis, golf, and volunteering with Builders of Hope, a non-profit housing developer that delivers quality affordable housing to needy families in Dallas. His dream is to work for a non-profit and help people with their housing needs.

Samuel Dabney Ware, is the firm ’s deal generator and has been investing in Dallas area commercial real estate for over 38 years.

He is the recipient of D Magazine's 2018 "Developer of the Year", a seven-time recipient of the Dallas Business Journal’s Real Estate Deal of the Year Awards and in 2016 received D CEO's Real Estate Deal of the Year Award for the acquisition of the JCPenney Campus.

Mr. Ware's real estate projects have typically been value-added or re-purposed existing properties. Projects through his firm Lazarus Property Corporation, where he has served as President & CEO since 1992, have included over $650 million in real estate acquisitions across the office, retail, regional malls, and condo conversions. Notable projects have included purchasing the then failing 1.1 million SF Prestonwood Town Center Mall in Dallas, TX in 1999, developing plans to turn the enclosed mall into an open-air concept, and reselling the property to an affiliate of Goldman Sachs within 2 years for a 3X return on investment.

Prior to Lazarus Property Corporation, Mr. Ware was the founder of Dabney Companies where he primarily focused on multi-family developments and shopping centers before the 1987 crash, acquiring over $350mm during this period. Since 2012, Mr. Ware has been focused on investments in the oil & gas industry through his firm Catalina Commodity Partners, LLC. Mr. Ware is enthusiastic about re-entering the commercial real estate market after taking a hiatus during the post-2008 downturn.

Mr. Ware earned his B.S. in Business Administration from Abilene Christian University. Former adjunct real estate professor at Abilene Christian University. Mr. Ware lives in Dallas and is a long time resident of the area. His two grown daughters are married and also reside in Dallas.

Greg Fuller

Greg joined Granite Properties in 2000 and oversees operations, development, human resources and corporate administration company wide. He also focuses on development, leasing and growth opportunities for the Dallas office. Prior to joining Granite, Greg was vice president of business development and corporate marketing of Paric Corporation, a design build and construction firm where he also served on the Executive Committee. Previously he was a senior associate with CB Richard Ellis and a national sales representative for IBM Corporation. Greg served as a past president and is a current board member of the NAIOP Corporate. He is a board member of The Real Estate Council and member of Downtown Dallas, the Dallas Chamber of Commerce, a board member of Plano Economic Development Board and Stars Children\'s Charities. He is a general associate of SIOR and CCIM designee.

Greg received his bachelor’s degree in Economics from the University of Missouri-Columbia and his MBA from the University of Dallas.

Bill Cawley is the brand and vision behind Cawley Partners, a

full-service, Dallas-based real estate company historically focused

on commercial office product. Over the course of his career, Bill has

owned all classes of commercial real estate in multiple markets

across the country. He is continually recognized as one of the most

influential business leaders in Dallas-Fort Worth. In 2020, Bill was

named Developer of the Year by D CEO Magazine, and most recently,

he was the 2022 inductee to the NTCAR (The North Texas Commer-

cial Association of Realtors and Real Estate Professionals) Hall of

Fame. Bill has acquired and developed more than 15 million square

feet of commercial office product. His company, Cawley Partners,

has been the premier office developer along the Dallas North Toll-

way, developing more than $500 million of Class A office space and

totaling more than 1.5 million square feet within the last 5 years.

Bill Cawley served as the 2020 Chairman of TREC (The Real Es-

tate Council) and is a past board member of NTCAR. Bill is an ac-

tive member of ULI (Urban Land Institute) and serves on the SMU

COX Folsom Institute for Real Estate Advisory Board. In addition to

his industry related committee positions, Bill supports numerous

charitable organizations.

Geoff Meyer

As Executive Vice President for VanTrust’s Dallas office, Geoff works closely with the VanTrust commercial development program team and leads the company’s efforts to secure acquisition and development opportunities in Dallas and throughout Texas. Geoff’s responsibilities include evaluating build-to-suit and speculative development opportunities, oversight of the design and construction teams, communication with municipalities and neighborhoods, project economics, as well as successful project delivery.

Prior to joining VanTrust, Geoff was Director – Development for Houston developer, Hines, where he oversaw the marketing/leasing for the Southwest region, land developments and industrial projects. Geoff also worked as Director of Real Estate Development for Opus West Corporation where he completed developments exceeding $200 million in value. During his career, Geoff has been responsible for site acquisition and development of more than 5,000,000 square feet of Office/Industrial space.

Geoff graduated with a Bachelor of Science in Business Administration from Bellevue University. He is a member of the North Texas Commercial Association of Realtors and Real Estate Professionals (NTCAR), the National Association of Industrial and Office Properties (NAIOP). He also holds an active real estate license with the Texas Real Estate Commission.

Glenn S. Lickstein has been a member of the Gaedeke Group senior management team since the firm was founded. Prior to his involvement with Gaedeke Group, Mr. Lickstein was responsible for the treasury and accounting functions of Performance Properties, LLC. He also provided investor reporting, risk management, and other services for SHL Management Company's portfolio of over 10,000 apartment units and 2 million square feet of office space. After graduating from Ithaca College in 2013 with a degree in Integrated Marketing Communications, Adam Wacenske moved to New York City to pursue a marketing career for a hotel chain - until he ran into WeWork CEO Adam Nuemann. It only took one visit to a WeWork location in New York City to convince him to change his career path. Starting as a Front Desk Associate, Adam has worked his way through the company. He worked on WeWork’s Labs program where he helped early start-ups, managed properties in New York City, and launched new locations in Los Angeles, London, Tel Aviv, and all across the southern region of the U.S. As General Manager, Adam is responsible for WeWork’s performance in the southern region of the U.S.

Mehul B. “Mike” Patel was born in Valsad, Gujarat, India, and immigrated to the United States with his family when he was 14 years old. After graduating from high school in Garland, Texas, he earned an associate's degree in Business from Richland College, Dallas, in 1998. Two years later, he earned a bachelor’s degree in Computer Information Systems from the University of Texas at Arlington.

Mehul is a second-generation hotelier who learned the lodging business from his father. Mehul and his brother acquired their first hotel, an independent property, in 1994 when Mehul was only 17 years old. He quickly mastered the deal-making skills that have been critical for purchasing and developing 26 hotels during his career as an hotelier. As many hotel owners in the Southwest have discovered, Mehul is also very willing to share his hard-earned knowledge.

Mehul began a three-year term on the AAHOA Board of Directors in March 2005 as the North Texas Regional Director. He is the chairman and CEO of Sagestar Hotels, Ltd., Dallas, a company that owns, manages, builds and sells lodging properties.

In addition to his membership in AAHOA, Mehul is active in the American Hotel & Motel Association and the National Association of Government Guaranteed Lenders. He is multi-lingual in English, Gujarati, and Hindi.

Kim Butler

Hall Group

Kim Butler leads the leasing efforts for HALL Group’s HALL Park,

a 2.5 million-square-foot, 17-building office park in Frisco and

previously KPMG Plaza at HALL Arts, a 500,000 square-foot

Dallas Arts District office tower. Butler is also a member of the

HALL Group development team.

Butler has more than 35 years of commercial real estate

experience in Dallas – 25 of which were at Transwestern, where

she was consistently a top producer and held several executive

roles for the company.

Actively involved in the Dallas commercial real estate

community, Butler has received numerous awards and

accolades, including the Commercial Real Estate Women’s

(CREW) Outstanding Achievement Award, Transwestern’s

inaugural Founder’s Award and the North Texas Commercial Association of Realtors’ (NTCAR)

prestigious Stemmons Service Award, the highest honor from the industry group.

Butler currently serves on the executive committee and board of directors of The Real Estate Council

(TREC). She is also an active member of NAIOP, NTCAR, CREW, the Dallas Arts District and Downtown

Dallas, Inc., and has previously held board positions with each. Butler serves on the advisory council of

the Rawls College of Business at Texas Tech University, and previously served on the associate board of

the Cox School of Business at Southern Methodist University. She actively mentors both students and

young professionals. Butler’s civic and charitable activities revolve around her family and First United

Methodist Church – Dallas.

Butler holds a bachelor’s degree in accounting from Texas Tech University and a Master of Business

Administration from Southern Methodist University.

Mr. Kraus joined IRE in 2000 where he directs IRE’s Acquisition Group. In addition, Mr. Kraus serves on IRE’s Investment Committee, North American Executive Committee and Direct Management Committee. Prior to joining IRE, Mr. Kraus was previously affiliated with the Harberg-Masinter Company, Crescent Real Estate Equities, the L&B Group and its predecessor company Lehndorff USA, Ltd., Hall Financial Group and Southland Financial Corporation. A member of the O’Brien team since 1995, his diverse project experience includes retail, office, residential, industrial, mixed-use, visioning, and interiors.

Mick has been active in the professional community with NAIOP (Trends in Real Estate Development National Forum member), with ULI (past Retail Product Council member), and with ICSC. He has a bachelor’s degree from Ball State University in Indiana and also completed a two-year study at the prestigious Frank Lloyd Wright School of Architecture at Taliesin in Arizona.

Mick has been married to his wife Laurie since 1987, with whom he has four daughters. He loves to travel and the idea of a new adventure – his favorite vacation spot is someplace he hasn’t been.
